Tenants BEWARE - Douglas and Gordon charge extortionate "fees" to tenants: 18 months cost me ~ £1000! https://www.douglasandgordon.com/fees-and-terms-tenants/ Before tenancy: £300 for the tenancy agreement £45 per person on the tenancy for referencing (2 people in my case) i.e. £390 before you move in, plus deposit + 1 month rent. During tenancy: £150 tenancy renewal fee (should you choose to renew) i.e. £150 if you renew the tenancy once at 6/12 months After/end of tenancy (below is for a 45 sqm 1 bed flat, so if bigger you'll pay more): £144 check out fee at the end of tenancy £228 professional cleaning (for their suppliers, which they encourage, to "protect your deposit") £30 to provide a reference to a new landlord once your tenancy ends i.e. £402 when moving out + Despite the "protecting your deposit" cleaning + checkout fees, their emails contain an assumption that "the landlord" will make deposit deductions at the end of the tenancy. Despite what some agents may believe deposit deductions are not "standard": in my case, "£50 for a stained curtain" was the craziest one... GRAND TOTAL: £942 + whatever deposit deductions they propose. For 2 people in a 1 bed flat for 18 months. Also, note in the last month they'll have a team of 4-5 letting agents contact you directly to conduct huge amounts of viewings, often asking if it can be the same day. This will be near-daily. They even wanted to do unattended viewings whilst I was away on holiday for a week...

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
