Before tenancy:
£300 for the tenancy agreement
£45 per person on the tenancy for referencing (2 people in my case)
i.e. £390 before you move in, plus deposit + 1 month rent.
During tenancy:
£150 tenancy renewal fee (should you choose to renew)
i.e. £150 if you renew the tenancy once at 6/12 months
After/end of tenancy (below is for a 45 sqm 1 bed flat, so if bigger you'll pay more):
£144 check out fee at the end of tenancy
£228 professional cleaning (for their suppliers, which they encourage, to "protect your deposit")
£30 to provide a reference to a new landlord once your tenancy ends
i.e. £402 when moving out
+ Despite the "protecting your deposit" cleaning + checkout fees, their emails contain an assumption that "the landlord" will make deposit deductions at the end of the tenancy.
Despite what some agents may believe deposit deductions are not "standard": in my case, "£50 for a stained curtain" was the craziest one...
GRAND TOTAL: £942 + whatever deposit deductions they propose. For 2 people in a 1 bed flat for 18 months.
Also, note in the last month they'll have a team of 4-5 letting agents contact you directly to conduct huge amounts of viewings, often asking if it can be the same day. This will be near-daily. They even wanted to do unattended viewings whilst I was away on holiday for a week...

After having dealt with Douglas & Gordon twice, it is not surprising to me that the Daily Telegraph referred to them as one of the best estate agents in Britain. After having dealt with Douglas & Gordon twice, it is not surprising to me that the Daily Telegraph referred to them as one of the best estate agents in Britain.
All the letting agents I have had the pleasure of dealing with were genuinely friendly, available and never pushy or appearing desperate to break a deal, which is hugely refreshing!...
It was a particular joy to be guided by Kitty Bilborough as she assisted me in making an offer to rent my new beautiful flat. She is naturally friendly and upbeat but also extremely honest and clear in how she communicated with me, promptly explaining the terms and conditions regarding the holding deposit and the agency's fees and all the options I had, before proceeding with anything. She showed outstanding professional conduct and was always available to help, even taking the opportunity to give me advice on how to reclaim the holding deposit that another agency maliciously wouldn't refund to me - as a result, I ended up filing a complaint with that agency and got my money back.
Thanks to Kitty and the team at Douglas & Gordon, the entire negotiating process ran very smoothly and I was always well looked after, even after moving in to the flat.
The service that Douglas & Gordon provides is 5 star, the best I've ever had in 10 years of dealing with estate agencies. Highly recommended!

Kitty Bilborough was our agent on the flat in which we recently moved, and she made every step of the process cheerful, clear, and transparent.
We ran into a couple of roadblocks during the contract process, but Kitty acted on our behalf and handled everything perfectly.
I'd highly recommend Kitty- her real estate acumen is matched by her enthusiasm and passion for the industry!

The documentation lady patronizing.
We could not have access yo the property until 3 pm on Friday as inventory people had not been arranged
They gave us the keys, no sign of the agent.
The toilet was disgusting, filthy and stained,
Stove top and oven were not very clean .
Nothing could be done till Monday due to the late notice as it now became the problem of the managing agent
Subsequently work men don't turn up when they say they will,
No bank account details provided as to where to pay the rent, I was expected to chase around and find this
Transpired they had not been provided on the tenancy agreement or emails
Incredibly unprofessional don't use them
