CP Bigwood are the most inefficient, unscrupulous organisation I have ever had the misfortune to deal with. Although I have only been a leaseholder for 15 months, CP Bigwood have (mis)managed Wickham Court for a number of years. In the time I have lived here there has been no preventative maintenance to the external elevations of the building whatsoever and I am told by other residents that there has been nothing but reactive repairs for a considerable number of years but end that seems to have dried up now. The steel balcony guard rails are so badly corroded that many of the upright stanchions have become detached from the balcony floor, rendering them dangerous to the point that should someone lean hard on them they could give way. The fascia boards are rotten due to lack of paint, as are the external fences, external wooden doors and electrical switch room doors . One of the fences has now collapsed as it is completely rotten. The sign written building name plates are faded and peeling. The gutter is broken and blocked in places resulting in the rain pouring off the roof directly onto the balconies and stairways below and sections of roofing felt are missing from some of the flat roofs. One of the rotten electrical switch room doors fell off 3 weeks ago and was reported to CP Bigwood by myself and a number of other residents. It was eventually rehung (still rotten) but only after intervention by the local Environmental Health Officer. Strangely enough it was done within a couple of hours of the EHO contacting Bigwood buy they denied having previously been informed of the problem. I have sent 5 emails in the past 4 weeks to the property manager regarding the maintenance issues, asking for a breakdown of service charges and asking questions regarding a Section 20 notice that has now been served regarding major repairs to the externals of the building due to dilapidation that has resulted from a total lack of preventative maintenance. I have yet to receive a reply to any of them. I attempted to speak to the property manager by telephone but was told by one of the property team that she was not answering her phone. I asked the person to give the property manager a message asking her to have the courtesy to respond to my emails or contact me by telephone. At the time of writing there has been no contact. I would recommend to anyone who has had this company inflicted upon them as managing agents to go down the route of "Right to Manage" and appoint a management company who will work for the benefit of the landlord and the leaseholders rather than just to line their own pockets.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
