Good. Lenwell's fees were in line with the fees of other agents we have used. As their service is the bestbwe have received, I would say it is great value for money.

Lenwell's Dunstable are fantastic letting agent and I would recommend their services to friends and family.
All of their team are polite and professional. As a tenant, it has been a pleasure dealing with them for every step of the process.
When we were finding a property to rent in Dunstable, we visited the buildings with a gentleman called Bradley. Bradley was always pleasant to speak to and polite. He was helpful with the viewings and was able to answer all our questions during the viewing. He was happy to revisit properties that we were considering and did what was required to ensure we were happy.
When we selected a property, we were passed to Holly, the property manager and Michelle, a senior member of staff. Both were very helpful, professional and always available when we needed to talk about the property.
Shortly after moving in, our fridge stopped working and required replacing. Lenwell's, along with approval from the landlord, arranged for the fridge to be replaced a day later. We were never questioned about the fridge becoming damaged or asked to contribute to it's replacement. As a tenant, there is always a fear of being charges for items that fail regardless of who's at fault. This was not an issue when renting with Lenwell's.
When vacating the property, time slipped away from us and we were not able to clean the property completely. Lenwell's arranged for the property to be cleaned at a very reasonable price before the next tenants moved in. Lenwell's communicated with us throughout the process and made us aware of the charge as soon as they could.
Overall Lenwell's are a brilliant agent that I would certainly rent with again. They not only protected the landlords interested but looked out for their tenants also.
I cannot fault the service in any way. Thanks to all at Lenwell's for the great service we received.

Our flat was dirty when we moved in dead flys , dust , cobwebs in bathtub and in all rooms , broken ties in bathroom damaged floor that we got blamed for , everytime we tried to contact them they either cut us off or never called back, one of our taps in the kitchen never worked while we we're there they never bothered coming out and fixing it , damp was a serious problam we had to get a dehumidifier that cost �150 i was pregnant at the time while living there , mould got everywhere we had to chuck alot of things including some of our new born daughters things there was also cracks in the ceiling going from the kitchen to the bathroom and they blamed that.on us (god knows how we could have done that).we took pictures before hand and it shows they just painted over it , there was no cover for the fire alarm, the front lock was wobbly the cubards in the kitchen we're coming off the walls and in the 6 months we we're living there we had over 30 house spiders and the landlord was also in debt we had debt collector come a couple of times worst experience of my life , luckily we moved out just before i gave birth to my daughter and they had the cheek to keep some of our deposit, saying we didn't clean up the flat sorry considering my family are military and have moved round dozens of times we know how to clean a house and make it look good , we did a better job than they did cleaning it , would never recommend this agents to anyone

Not lie, threaten, or harrass either landlord or vulnerable tenant.
Be upfront and admit there mistakes, not cover up and lie to protect the manager

Roger Marsh has a bad name but never experienced anything the likes of what I experienced with Lenwell

Somehow these clowns have a Gold standard.

What agent could do to change your mind?
I think as many other reviewers previously have stated simply by doing their job the improve in customer service will be massive. I am quite surprise to see how they are members of so many professional organisations and be bale to have so many bad customer experiences. I know we could have approached these organisations in the past and we opted not to which I think was a mistake since none should take advantage of these memberships without really deserving it.
In summary you really want these reviews to improve and have better business reputation start by treating your customer with a lot more respect and honouring what is advertised and shown.

I am not surprise to read such reviews of this agency in this web site, It has taken me a long time to come back here and write this review. I was renting with them for 2 years at least. I had all sort of troubles, as an example is no central heating for months with one of the coldest winters and a 2 months old baby. None of my concerns, letters, calls, or complaints did any difference for Lenwell to get it repaired sooner. It was from around December till July the following year until finally the landlord came to do some repairs. They install a new central heating which about few months later after a gas inspection resulted to fail and not be safe to be used. In summary a total disaster or property management and customer service. I had to use my legal right of contacting the landlord and since then I started dealing directly with him. First time I have seen this up to the point I challenged the landlord about the need of using Lenwell when we had to deal directly about all the property matters.
We should have never rented with Lenwell since we started very bad from the beginning after we signed the contract they told us that there was no inventory for the house. In all previous visits to the property and conversations we were told always the opposite. Since it was a half furniture property we had to get one done. We dealt with all the hassle to get it signed by a third independent person. During the pre contract visits we were promised about certain furniture to be taken away since it was in a very bad state. This again never happened and we had to put ourselves the staff in the property garage losing space for other things. They never even bother to retire the sign post of the property "Let by".
Overall our period renting there about 2 years we had to write several record delivery letters, the Lenwell phone numbers never answered, call backs is something they simply do not practice, and an endless list of similar practices. When we finished with them they tried to charge us for some tear and wear conditions and after I wrote a letter to make it clear my intentions of taking matters further they gave up with it. When I move out from there was not happy to get to a new house but also relief of the stress caused by the worst renting experience I ever had in my life not only in this country.
I you decide to businesses with Lenwell not just renting after reading this at least you cannot say you were not advised. I just hope you have a different experience maybe they learnt from their mistakes they should just by looking at the number of negative reviews here.

The agent put a tenant in our house without asking how she intended to pay rent, she had zero income. The agent let our house out to a tenant who's partner was threatening to staff members even before the agreement had been signed. The agent failed to realise the tenant had not paid any rent from the date the tenant moved in until 4 months had passed, this tenant also had no job and no guarantors. I spoke to the person tonight who deals with rent arrears on a relaxed conversation and was told that this was the worst case she had to deal with since working for Lenwell and couldn't believe the property actually got rented to the tenant, no income, abusive partner, no guarantors, benefit fraud................the list goes on. Don't ever use Lenwell property service, even they cannot trust their own staff!!!!!!!!!!!!!

Considering all the other reviews on here it seems I have had a lucky escape! I first viewed a property and within a couple of days I put my referencing money down. I expressed I wanted to view the property prior to moving in for a second time so. I could arrange for furniture etc. Lenwell were very quick to take my money but all other communication from then on pretty much stopped. They cancelled my appointment half hour before my second viewing without any apology, then for the following 3 weeks I could barely get hold of Dominic the lettings negotiator and when I did he kept fobbing me off with stories that work was being done on the house and they had no keys. Something later confirmed as untrue as the manager Kieron said they did have keys. little did they know but my au tie lives across the road and no contractors or workmen were going in and out the property whatsoever. A week before my agreed moving in date I had had enough of them not returning my calls so I went in person to there office. A shifty uncomfortable looking Dominic then gave me yet another story that there was a leak and the ceiling came down when the contractor was doing some work. I explained that whatever it is why couldn't he just communicate any issues with me as I had arranged removal van and my childrens school transfers etc this was causing me difficulty to arrange. Anyway after wasting my time with these idiots two days prior to my agreed moving in date I get a phone call from Lenwell saying the landlord wishes to take the property off the market. perhaps the landlord was fed up of them too?No apology nothing. Not a care or consideration that someone else was moving into my current home and me and our children would not have a home. Luckily for us another agent as found us somewhere suitable. I'm sorry for anyone who has suffered a loss from Lenwell or had to deal with them. Utterly disgusting attitude and run their business on complete ignorance and rudeness. I'm still awaiting my referencing money back but when I go to the office it seems to be shut. My advice to anyone thinking to use Lenwell STAY CLEAR OF THEM and judging the reviews on here that goes for whether your a tenant or landlord they do not seem to care....

My advice is for them to had fulfilled their obligations as I was promised my property would be returned in the state I left it. I paid Lenwells a management fee to manage property and arrange to check up on my house to insure everything was kept in order. Again they did not seem to care and fail to provide me with any paperwork as they confirm all of my file has been sent to the head office and their hands are washed from the situation.
They have failed in all possible ways to protect my property, keep hold of necessary paperwork (such as insurances, inventory list, etc..), images of my property before the tenant moved in and failed to correct there incompetence.

Dear to whom this may concern I am writing to you in reference to my previous letter about the failure of Lenwells as an estate agent and the neglect in the management of my property. Since the agreement made in June 2010 the nightmare continues as to the bad experience I have had with Lenwells as they really do give estate agents a bad name. Myself, nephew and my husband Mr T Panayioutou drove up on 23rd to 25th April 2013 to start the clear up of my property and we were shocked to discover the state it was left after the estate agent reported that my property was in immaculate condition. Firstly the grass in my garden was overgrown and the hedges had grown higher than the fences, which required my husband to hire a petrol powered trimmer and lawn mower costing 61 pounds to insure it was cut due to council regulations. When my property was trusted with Lenwells I was informed that the estate agent would insure checks were carried out that the tenant was maintaining the garden. They failed in their obligations. Secondly I discovered that there was so much rubbish and broken furniture that myself and husband had to hire a van to clear it out. I found all my four bins kept in the back garden had not been emptied and therefore discovered maggots and an awful smell left behind. I also found that my locks were not changed as the back door was still broken (after being charged by the estate agent that they had been changed). I discovered dozens of dog bones in the back garden, which I stated I did not want an animal kept in my house and Lenwells were made aware of. My nephew who helped with the clear out took some images of the state the property was left in before and during the clear up. Again Lenwells failed in their obligations. Thirdly I noticed the damage done to my property has not been sorted as still the my front door is sealed shut and the backdoor handle has been broken off and as mentioned the lock had not been replaced. My furniture is still missing and my house now needs repairs for part of my kitchen was ripped out while discovering much of my furniture is still missing. The estate agent insisted they did not have a record of my belongings and could not produce any paperwork for it was transferred to their centre office when I and my nephew went in to speak to them about it. I find my experience with Lenwells to be appalling especially as they have failed in their duties to maintain my property and fail to acknowledge their responsibility to neglecting my property. In good faith I trusted that they would manage my house and look after my interests and this experience has caused myself and husband great distress. How is it a landlord pays a management fee to an estate agent and yet someone's property can be left in a total mess and vulnerable for theft and sabotage? I was told by Kieron in Lenwells and his assistant that there was nothing they can do due to tenants rights, however after seeking legal advice from the council and my solicitor they clearly state that landlords also have rights within the law that within good reason the estate agent can after several attempts check on a property if the tenant is breaking the tenancy agreement. On dozens of occasions the tenant put in my house was breaking the rules by knowingly causing disturbance in the area, not maintaining my garden, damaging my property, misplacing my belongings, keeping an animal on the premises and without my permission changed the style of my home . I should of cancelled my contract when I had to pay for unexpected bills when I had insurance for things such as my washing machine breaking down and the toilet leaking, however Lenwell's failed to check the paperwork I had given them and then came another shock discovering the tenant applied for credit in my name, of which Lenwell's did nothing about (for I'm certain that alone was a good enough reason to end her tenancy agreement). This will be challenged as you will be hearing from my solicitor who is working on the case with my insurance and then will move on to suing Lenwells for neglect, poor management, damages and loss of earnings. I expect to hear from you and to have ready upon request from my solicitor all the paperwork from Lenwells including any reports done on my property and receipts for the costs I've had to pay. When I moved into bedfordshire I used lenwell to find me and my partner a flat to rent, they were vert helpful to begin with but the problems started soon after we moved in. As it got colder and we started wanting to use our heating we realised we had none. we contacted lenwell who told us to contact our landlord even though they are a managing agent they done nothing, along with the landlord who after countless amounts of time asking him and even coming round to the property still done nothing. we spent a very cold winter with no heating and could see our breath indoors. we then went back to lenwell and there solution was for us to move out rather then fixing the problem, baring in mind we were told the property was heated. in February this year my partner broke his back and we knew we had to get the heated sorted due to arthritis yet still nothing was done. we then started to notice black mold on the walls and around the window, we informed lenwell who told us to wipe it off and open the vents in the window which made no difference. now after a year and a Hal we have.moved out but the long exposure to the mold I am suffering an ongoing cough and bronchitis and possible asthma when I've always been very healthy. Now we have moved out they want to deduct from my depositfor a hole in the carpet which had been cut out due to a burn and replaced before we had moved in. They are rude and very unhelpful. I am looking into going to environmental health after having a doctor's opinion and putting in lengthy complaints about both lenwell and our landlord. DO NOT GO WITH LENWELL THEY ARE UNRELIABLE AND UNPROFESSIONAL
