All started ok when taking the tenancy but boy oh boy did it go downhill after that! had all sorts of problems with the property including, among many things: no hot water/heating for almost a week during freezing weather, leak through electric light in bedroom when it rained, had to replace oven ourselves as the existing one was dangerous (then TOLD to leave it when we left (too much more to list! Lenwell consistently had to wait for a useless landlord (who wanted to do nothing really), to get back to them with 'authority' before doing anything about the problems while we were just 'stuck' waiting. Had no showers for 9 weeks! Had to use 'grips' to operate bath taps for weeks until landlord deemed she would have them replaced. Only given ONE key for an agreement with FOUR tenants on. On vacating we had the carpets cleaned and paid for professional cleaners, BUT they charged us for it to be cleaned again and for the garden to be done which didn't need doing other than grass cut which we couldn't do as it was winter and far too wet (£55 to cut the grass?). Then when we finally got back what was left of our deposit, it was by cheque (how draconian is that?), and it BOUNCED! Finally got it SIX weeks after we moved out! They rarely return calls when you have a problem either and can be quite brusque, bordering on rude if it's something they really don't want to bother with/causing aggravation. Had to contact the operations manager in the end to get our money back. Ironically, we do repairs/maintenance work for one of their landlords (so who we will be recommending they change agent) as they come direct to us anyway so only needed for 'advertising', which any agent can do! Thank goodness the law has now changed (sadly not for us but from 1st June 2019), whereby agents can't now charge 'exit fees', 'exit cleaning fees', 'reference check fees' etc.

Absolutely terrible. I have found this company to be so rude and so unhelpful. I have lived in a property let by Lenwell for over 18 months. In that time we have had numerous issues with the property. Every time we have contacted Lenwell we have been met with disdain from their property maintenance team. Lisa who we have dealt with on numerous occasions should not be working in a customer facing role. She is rude, arrogant and essentially tells you to p*** off. They take far too long to resolve issues and in a lot if cases try to weasel out of arranging any help. I would avoid this company at all costs. I think the Lenwell management team need to address their substandard property maintenance team.

Therefore, I called again the Council and the agency.No one was answering at Lenwell.And from the Council, after they heard me crying at the phone while explaining the situation, they asked who is the landlord so they can give him a call.Thus, the landlord( actually a company) was made aware of the issue on Friday afternoon.He didn't knew anything up until then.Nonetheless, agency said we have to suffer 10-14 days and the smell will go away.They can't take the rat out, as it would be too expensive to do the repairs.No other explanation.Meanwhile, we developed health issues and had to sleep on a sofa in the open kitchen,as bedroom cannot be used at this moment.All of this,while still oaying for the whole rent.I don't think this is fair from them.WORST LETTING AGENCY EVER!!!Don't rent with them....We had also other issues in the past from them,starting with the shower which almost felt on the ground until someone came to fix it.The contractor said that if he would be coming 2 days later, we would had fall from the bathroom and injured ourselves.The central heating had many,many issues as it is very old( however, they won't replace it as it is too expensive).Not to mention the rats problem, which they were aware of and did not do anything yet.

As an overseas first-time landlord, I wanted the security of knowing my monthly management fee would provide me (and my tenants) with a professional, responsive and trouble-free service. Over three years, I had a number of issues with regard to Lenwell giving correct, legal advice on landlord responsibilities; accurate billing on the monthly statements; and prompt action on necessary repairs. However, Lenwell held back the worst service for the end of the tenancy. The move-out report showed a number of repairs (painting, electrical & plumbing) and cleaning jobs which we expected to be dealt with properly within a fortnight. None of the work happened despite emailed guarantees and promises from Lenwell. Their agent, Tamara, initially refused to correspond by telephone, lied about the repair/cleaning arrangements, and then put the phone down on my wife when asked for an update. She took no responsibility for the contractors failure (if they were ever commissioned at all). The other Luton office staff were intent on covering for each other and their own shortcomings rather than providing the customer service for which they were paid. The Operations Director, Andrew, failed to respond at all when he was asked to personally intervene. Finally, Lenwell tried to blame us for the delay in returning the tenant's deposit when they would not answer our emails. Altogether, an extremely shoddy, inefficient, unreliable, irresponsible cowboy outfit. My recommendation to landlords and tenants stands: Avoid Lenwell.

I would recommend the agent but advice to tenants; know your rights and be vigilant.
They are friendly and will get things done, but do need a push sometimes.

I viewed the property with Abbey, who was very professional and helpful. The start of the rental had a few hiccups; inventory wasn't as it was sent to me, and when I sent photos and corrections this was never updated so upon checkout, caused issues. There was no tenant's insurance advertised in the advert not was I told about it, after I paid deposit i was given paperwork saying I had to get tenant's insurance. This was not advertised and therefore I contested it - I was then told it was not mandatory! Newcomers beware on this, extras that are not advertised or told about in the beginning should be raised as it is mis-advertising and misleading information. The agency they used to credit check (Lettings Hub) were non responsive and then later on kept bugging me to take out insurances I did not need.
After pleading with them to remove me and getting nowhere I ended up reporting them to the information commissioners office, then the harassment finally stopped.
In the actual letting there were a few minor issues, which when contact was made with Lenwell were dealt with, but pressure had to be put on sometimes. Abbey, Richard and Malik were polite and professional at all times - even in times when I wasn't 'calm' about the situation!
There was an antisocial issue with another tenant that was never dealt with correctly and I had to escalate to the council. Jasmine was dealing with this for me. I did end up getting quite fed up at times and decided not to continue once the minimum term had ended. The area itself was lovely and neighbours friendly.
All in all, they did the best they could but some things like upholding the law could have been improved.
Check-out (with Tamara) was pretty straightforward and deposit was returned in good time.
LL admin fees - def too much for the admin that is done behind it. Lettings hub credit checking agency used - rubbish! Could have done the checks themselves and saved the hassle and time wasted!
