After more than 30 years, with Boydens I feel that I can speak with some justification. To all future landlords, be aware that Boydens charges are very high. For new customers taking full management the rate is 13% plus vat. Be aware that the reports by the managers responsible for your property are, YES MARLA trained, but cannot express themselves concisely and accurately. The reports are poor, tick boxes are OK for the routine inspection. But any more serious issues that require repair and replacement are noted badly without proper pictures depicting the issue. I got a grubby pic as a result of an annual inspection, with a tick, when approached for an estimate from them it was near £7000 plus vat. Jobs,once approved, are passed by the manager responsible, and in some cases were not acceptable. Charges for RENT ON TIME were invoiced without my express permission, but I was informed that an email was sent to all clients, I live in France, beware future landlords. Over the years their service declined and my efforts to get their service to improve, were really met without agreement to the point where I moved my contract. At which moment my contract was reduced to basic with work in progress. They could not supply me with a current written contract, with very little or no admission as to the deterioration in quality of their service. , As an overseas landlord I have to rely on the agents service supplied and paid for by me. I add my own experience and gladly state that it is Estate Agents like Boydens that give the service a bad name. So future landlords be very aware. You will pay top wack for poor service.

Ben dealt with us for a property viewing and his attitude read the very same - he appeared to have much better things to be getting on with and had no time for us at all.
Promises were made and never kept, information came in few and far between instalments, communication was lapse to absolutely null at times. Trying to get answers from management was near impossible. Patrick Martin is truly one of the most unpleasant individuals I have ever dealt with. I wouldn't rent with Boydens even if offered a property for free.

Me and my partner were with Boydens for 2 years and put up with living in damp for 1 1/2 yrs there. they are terrible at organisation and getting people to come get things sorted. waited months to get thermostat moved and the did do it but 2 week to us moving out. I wouldn't recommend this company to my worst enemy. I rather have slept it a lions cage and get torn to pieces then ever rent from Boydens again. I'd even consider being homeless then rent off them ever again because they caused us so many physical and physiological issues to this old property and they also are taking over £100 off me for cleaning etc. WE LIVED IN DAMP !!!! only gave them a star because you have to do at least 1 otherwise they wouldn't even get that.

Lettings dept has for years been inept in what is actually a really simple process. So often they don't return calls, which is annoying but not even the start of it. For some time now I have been getting the verious tenents to call me direct if they have any problems so I can get them sorted out straight away. What Boydens genuinely seem to not understand is that whilst it's just a bit of commission to them, it is the lives of people that are negatively impacted by dreadful service and complete unwillingness to accept any responsibility. Don't use them; there are much more professional agents out there.

Tenancy got off to a very bad start with this agent. They appeared professional and laid back up until the time we had signed up and paid our fees.
The flat was visibly nice on the surface but after we moved in the issues began to become apparent. We had a ground floor flat and the blinds were in a state of disrepair (2 of them fell out of their fixings within weeks), after making multiple phone calls the blinds were repaired after 7 months (along with many other more minor repairs). This was a cause of much frustration as privacy is especially important on the ground floor. The shower fixation that holds the shower up also broke off the wall. Absolutely useless! Newly moved into the Colchester area for work and spent a day looking at prospective flats to rent prior to moving. Found the flat on offer by Boydens and enquired about the parking arrangements at the property. The representative who showed me the flat said he wasn't sure but would check when he got back to the office. When I finished viewing other properties I decided that the Boydens property was on balance the best one, but only if it had parking available. Went to the office and asked if the property had parking and they confirmed that it did have parking. They were very happy to take my money and process my application.
Took them less that 2 weeks to check my references and commence my tenancy. They then said that the landlord wanted the tenancy starting no later than a date that was more than 2 weeks before my job in Colchester would be starting. This was fine as I had the money to do it, although it was unnecessarily early for me. Enquired about the parking again and they said this would be confirmed when I moved into the property.
Come moving in I ask about the parking yet again and was told that they will check it, I enquire if the parking space numbers might refer to the flat numbers. They agree and so I leave a note on the car parked in the same space number as my flat number informing them that I think they are in my space, which turns out to be a mistake as the lady who owns that car came round and I had to apologise for the mistake.
Eventually get fed up with them not answering my query straight and asked the management company for the block of flats directly who supplied me with a copy of the land registry confirming that I have no entitlement to park at the property at all! Additionally they had previous correspondence with Boydens confirming that the property does not have parking. I immediately inform Boydens that this information would have been a deal breaker as far as me signing the tenancy agreement was concerned, they then suggest that I ignore the parking restrictions or park on the narrow road outside. I then request to the landlord and the agent that I be allowed to surrender the tenancy as the property had been misrepresented to me.
So less than a week after I move in, Boydens agree to allow me to vacate the tenancy and re-advertise it, I give a move out date and state that my intention is to move into a new property with a parking space before the move out date I'd specified, which was in total 7 weeks from when I'd found out that the parking situation was inappropriate for my needs. They also agreed to refund part of the administration fee I'd paid initially as a goodwill gesture.
A week later and I had found an alternative property, which was also with Boydens and so I made an application to rent this property. This application was made 6 weeks before the move out date for my original property.
Instead of reusing the credit check that had already been carried out on me, they carried out a new credit check. This involved retrieving a reference from the landlord at the property without parking, who was not in the country and not answering phone calls, after phoning them repeatedly to check the progress as it was taking rather longer than the initial application I'd made for the first property and my employer had rapidly supplied a reference I was given assurances that everything was fine. They also seem to have delayed starting the credit check, as my employer got a request for a reference in 3 days for the initial check but 8 days for this second check.
Consequently, due to these inexplicable delays, it has taken them over 5 weeks (over twice as long as my initial application took) to prepare the tenancy for the property I was planning to move into! And I still don't have a move in date for it! Since the tenancy that I agreed to vacate has now expired and I am not originally from the Colchester area, I am now effectively homeless as a result of Boydens complete and utter incompetence! Had they simply told me at the outset that the flat I was looking at had nowhere to park I wouldn't be in this situation because I would have opted for one of the other flats I was viewing, all of which had parking at them! If they'd pulled their finger out and got my references checked (or even just reuse my original credit check taken less than a month before) and new tenancy agreement prepared I could have lived with that as well, but instead they've just let my tenancy expire without telling me when my new one can start!
On top of this for my initial property I was not given an inventory, no initial meter readings, no way of accessing the meters, not told where the meters were, not told accurately who was supplying the utilities.
Avoid at all costs!

As a landlord I would expect a reasonable amount of help for the large fee I am charged. My experience with Boydens is contrary. Every month for two years I have had to ring over and over to find out what is happening with my rent. They promise to ring back and rarely do. Anything needs fixing they send workmen in at exorbitant prices. One workman confided that boydens double the fee and take a 50% cut. I wonder if I had not chased them up about shortfalls in the rent if I would ever have had any explanation or the full rent at all. It would be less hassle doing all this on my own.
Best not go to Boydens it is a waste of time and money

• I sent a simple request informing Boydens I wished to make a complaint with one sentence outlining the issue so it could be directed to the correct person. Without giving full details of the complaint I was told by Boydens Management to seek legal advice before communicating with them further. • Undertook the same repair to a leaking roof in my top floor flat three times during the course of three years, all repairs failed within a short time frame. • Boydens promote themselves as being part of the Ombudsman Scheme but despite asking for this to be registered as official complaint multiple times (two times in bold red text) Boydens did not do this and at no point did Boydens tell me I had the option to go the ombudsman until I had literally spelt it out for them. • The ombudsman ordered Boydens to pay myself 1.5 X the maximum compensation normally awarded due to negligence in their duties. • Took 5/6 months of myself chasing Boydens around on two of the three repairs to actually get the work done, the ombudsman agreed the lack of interest from Boydens was completely unacceptable.
Please note if you have issues where you think Boydens are not acting in a professional manner and have been negligent you do have the opportunity to refer the case to the Ombudsman. From my experience Boydens will probably not make you aware of this even though they are obliged to.
I felt I had to write this review because Boydens showed continued unprofessionalism, it was not one isolated incident.

After all, they are the experts, apparently, and if I knew everything already, I wouldn't need to hire someone else. So thats the contract then; I pay them to find me tenents and they "manage" the property and letting process for me. Seems fair enough. Seems easy enough really. For a "professional".
For me, as a landlord, if i'm paying a "professional" to perform a service for me, I would expect them to really step in to the limelight should any problems arise. Thats when they really earn their money.
Well, i've just found out today, after numerous broken promises of "they're bringing the rent in on Saturday" and "i'll call you back tomorrow" and having recieved NOT ONE call or letter of update, despite me asking repeatedly....that my "insurance" policy doesnt pay anything until 2 full months of rent have not been paid BUT theres an excess to be paid of ONE MONTHS RENT!!! Whats the bloody point in it then?!!
JUst do yourself a favour and stay clear of this lot. They are certainly NOT PROFESSIONAL, they DO NOT CARE if anything goes wrong, and they LIE and BLUNDER their way through bullshitting their way out of answering straight questions. Even dealing with different departments at the company has just brought me rudeness and unhelpful, arrogant people who DO NOT CARE that i'm paying for a service.
