I would like to take this opportunity to let you know about the positive experience I have had, selling my house through the Braintree Branch.
I first met with Jules Cain at the end of last year when I was renovating my rental property in Courtauld Road. He came across as keen, capable and experienced in the field of selling houses and someone I felt I could trust and do business with.
During the time that it has taken to sell No 12, he has kept me informed every step of the way, answered my many questions, remained positive throughout and been an absolute joy to deal with. I would not hesitate to recommend him to anyone wishing to sell a house in the area. I must also mention Becki Hood - she too Is extremely diligent and a pleasure to have done business with.
As we know, this can be a very stressful time and I am pleased to say that it has come to a successful conclusion and we completed on No 12 yesterday.

Extremely unscrupulous agent. Avoid at all costs. It is difficult to avoid certain letting agents as if you like a property then you have to go with who manages it, but it is worth choosing am alternative if it means avoid this company. As other reviews have stated, and with our experience very poor tenant service and a clear sign of the company doing as little as possible to yield bigger profits. During the referencing process friends of ours had all the credentials but after taking their money found that thay didn't satisfy 'there referencing companies' criteria... even though they went through everything before hand. It seems that this agent profits from referencing people and then fail the process to get another reference fee. Avoid this company as a landlord and as potential tenants

Comments on Agent Fees
They were about average, so I didn't mind at the time. But for the service we got, totally too much.

The 1 star review below this is actually from my partner, so I won't duplicate everything he says. What I will do is tell you to avoid using Boydens to rent your new home! It is not worth the hassle. The flat itself was in relatively good condition, pretty much what you'd expect. The process of signing the contract and paying our fees was easy, but that's where any form of customer care stopped.
We waited months for repairs that were costing us money in electricity and water bills that were through the roof. The staff obviously couldn't care less about helping their tenants, and the service is awful. When we were passed on to a different letting agents because of the flat being sold to a new landlord, we discovered the Boydens had messed up all the original paperwork anyway. And they didn't pass our contract on.
All in all, they are slow, unhelpful, and do not care about their customers once your fees are paid. Save your time and effort and use a different company.

I see a lot of 1 Star reviews for Boydens and I can't say I'm surprised.
Boydens were great when my partner and I were looking for a property in Braintree. Very diligent in making sure we had options and were always quick to respond to our queries. The property we are now in was in really good condition as well and a very good deal.
However, once Boydens had our money, that's when this kind of relationship fell apart. We started having problems with our boiler and other plumbing issues in the property so contacted Boydens in order to get a replacement for the boiler and the other issues sorted. This took 4 months for Boydens to arrange to get someone to see to our bills. Appreciate the landlord we were with was on holiday for at least 1 of those months but the 3 extra months we had to wait to get these issues fixed was exceedingly unsatisfactory. There was 0 communication from Boydens side and I found myself having to call them at least twice a week during work hours in order to speak to the right people.
When we had the plumber come round to see about our issues, he had only been told about the boiler. Boydens had told them nothing else about the issues we were having. That and by the time it took Boydens to see to our plumbing issues, our water bills had practically doubled!
We're now with a different estate agent and landlord but still in the same property and are experiencing no issues flat-wise or agency-wise. However, before we transferred to the new Agency and Landlords, Boydens failed to mention that this was going to happen and the only time we did know was when we got a call from our new agents telling us that they and the new landlords were coming over to view the property. Throughout the process as we were communicating with our new agents and Boydens, Boydens kept failing to pass on information on what my partner and I needed to do as the tenants and also passing on information from us to our new agents. Luckily, our new agents provided us with all the information we needed in the transfer.
It has now been at least 5-6 months since we moved away from Boydens and a full year since we've been in the property. Naturally, we would need to renew our contract to continue living at the property. However Boydens did not give our contract to our new agents so they have no proper paperwork and apparently I am the only person on the deposit scheme paperwork. Despite my partner having signed it all to start with and paying half of the deposit, Boydens did not include her in that. So she doesn't exist in our contract at the moment! Which luckily our new agents noticed was weird considering she's been talking to them all week about renewing our contract.
So we're not even with Boydens anymore and they're still finding new and creative ways to inconvenience us.
We have 2 other friends, a couple, who are also renting with Boydens who are having trouble getting the agents to take action and follow-up on what they say they will do. They also haven't provided them with the right keys to their apartment so they can only use one of the locks on their front door. When Boydens come to visit the flat to inspect it, they lock the door with both locks, effectively trapping our friends out of the flat they're renting.
Utterly useless. Feels like you need to bribe them or shout at them to get them to do anything.

Have spent my first 2 weeks of renting bleaching and hovering to try and make the place acceptable. Why were we allowed to pay a large amount of money to move into such an awful flat?!

Thank you boydens for making the past year of our lives an absolute misery. We have been treated like we are sub-human. Months and months of viewing because our landlord decided she didn't want to be an landlord any more. Being asked to sit in the garden with our baby whilst they show people round. Being asked to leave while they show 7 couples round.
They have made up lies to try and scare us into cutting the lawn (we cut it as often as we are prepared to. It was the same length as all the other houses in the street) "the landlord has drives past your property often" We asked her, she hadn't.
We have finally moved out and spent 2 days cleaning the house and they want to charge us about £80 because there was some onion peel in one of the cupboards. They said its ok to have a cat, there's even a cat flap in the kitchen, The house completely stank of dog when we moved in. Now we have moved out they are charging us another £80 to have the house fumigated as its in their contract. This was not mentioned when we moved in.
They are unprofessional , rude. Everything you don't want your agent to be. If you find a property you want to rent, and its managed by Boydens. DONT DO IT. It wont be worth the stress.
