I purchased my property based on what was clearly presented in the sales office and showroom, where the communal areas were shown as fully completed with finished flooring and enclosed services. However, when the building was handed over, the communal areas were left with bare concrete floors and exposed pipework, which did not reflect the standard presented during the purchase stage. Residents have continued to pay full service charges from the beginning despite these areas remaining unfinished a significant period. This created understandable disappointment, as buyers reasonably expect the final delivered condition to match what was shown before purchase. There have also been ongoing concerns regarding estate management and parking arrangements following handover. The managing agent appointed after completion introduced a private parking enforcement company, which significantly changed how parking operates on the estate. This included widespread restrictions and enforcement notices issued to residents and visitors, creating confusion about how parking rules apply across different areas. The lease originally granted residents the right to use visitor bays on a first arrive first served basis, with a maximum stay period stated in the lease terms. Residents later experienced changes to how these bays were managed, including time limitations and permit booking requirements through a third party system. This created uncertainty because the arrangements differed from what many residents understood when purchasing their properties. There has also been a lack of clarity residents regarding long term freehold arrangements after handover. Buyers were informed that the freehold would eventually transfer to a separate owner, with estate management continuing through a managing agent and limited resident representation. Clear communication on these future arrangements would have helped residents better understand how decisions affecting the estate would be made over time. Overall, the main concerns relate to the difference between what was presented during the sales process and what was delivered at handover, along with the introduction of complex parking controls and limited clarity around estate management responsibilities after completion.

becareful of buying any barratt home as many are subject to these fraudulent estate charge. They build an estate an often keep a small parcel of land on the estate (often the size of the land is a garden) they then create a deed that sign your freehold house to paying exorbitant fee for looking... Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
