I bought my house in March 2023 based on 5 promises, all of which Barratt Homes have repeatedly failed to deliver on: 1 - "...the latest water and energy saving appliances as standard" The Zanussi dishwasher was outdated. The manufacturer recommended a more efficient model with superior water consumption that had been available 18 months. The fridge freezer installed was so old it was no longer being produced by the manufacturer. It was also not frost free (as had been promised), but was a low frost model the manufacturer said was suited to rented accommodation, NOT family homes. A frost free model had been available since 2021. 2 - Less maintenance Upstairs windows have foam tape seals which continually need replacing. This is NOT energy efficient, it is cheap and nasty. Issues with windows from poor installation are also NOT covered by NHBC. The Divisional Managing Director stated that silicone work only lasts 2 years, and discussing overall quality of work, stated that they “do not have the people with the skills to do the work". 345 - Attention to detailQuality materialsQuality workmanship It is difficult to separate this with examples. Suffice it to say that there is not an item in my house that has not been repaired, replaced or repainted, but I cannot mention them all here. The materials and workmanship is of such a poor standard that multiple Barratt Homes representatives have been to my house and acknowledged the poor quality. In an email from the Head of Customer Care, it was stated that "We acknowledge that this is not the standard we would expect from Barratt Homes and again can only apology this." When signing off a house, the Contracts Manager stated that they "check the lights come on and there's paint on the walls". In my property there was also paint on the porcelain, the fittings, the units, the radiators, the switches... Painting and decorating was such a low standard with runs and handprints in paintwork, pools of paint on the floor, that I had to repaint everything myself (including woodwork). The decorators had painted the carpet to the skirting which also had to be replaced. When replacing the tiles in my bathroom and ensuite over a 2 week period, the workmen damaged my shower tray which they then tried to conceal. I was then sent a 'Condition Survey' report where the Operations Manager had removed evidence of the damage. When I questioned this, provided the original report with the missing photo, as well as the date, time and name of the Head of Customer Care that had sent the original report, I was told the matter was closed and they would not be discussing it further. This damage amounted to over £2,000. At the time of writing, I have had over 70 appointments with Barratt representatives (some weeks at a time), all of which have been during office hours, meaning I have had to take time off work to attend. Multiple ( not all) houses on site are also missing insulation that should have been addressed during construction. To summarise, I would advise that anyone buys a Barratt Homes property, DO NOT get any extras as these are poor quality items and materials that are not installed professionally. E.g., the electrician that installed my downlights "didn't look at the plans", and passed the extractor hood airflow on his official report, even though it had been screwed shut. Items such as wardrobes, carpets and kitchens are NOT fitted professionally, or to a high standard. My kitchen was 'fitted' and damaged by "a chippy that was available on site". I have found the Barratt Homes and New Home Care Team to be obstructive, dishonest and unwilling to put matters right. It has taken years of my life to get my "ready to move in to" property to a semipresentable standard, and I cannot wait to get out. It is the single biggest regret of my life, and I feel as I will be trapped here forever, which is ironic as the quality of the build does not make it feel safe or secure.

becareful of buying any barratt home as many are subject to these fraudulent estate charge. They build an estate an often keep a small parcel of land on the estate (often the size of the land is a garden) they then create a deed that sign your freehold house to paying exorbitant fee for looking... Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
