Disgraceful, they put my family through hell during lockdown. 1 Ruthin Gardens Cathay was damp, mouldy rat infested decomposing rats under floorboards and so much more. CPS took weeks to reply ( after leaving messages several times a week ) and simply said " there is NOTHING we can do without the landlords permission " TOM the landlord of the property has not had the decency to reply to my 2 recorded delivered letters I sent him with my sons medical issues caused by the filth he was left living in, the money wasted paying the bills, buying food daily to eat in the car due to the RATS urine, droppings and the smell, unable to sit in the flat to study as the smell and swarms of flies was making him sick also his university results suffered. This was through lockdown so nothing open, no libraries, cafes etc. My son and daughter in law were living in a rat infested flat with rat urine and droppings everywhere also the foul smell of the decomposing rats in the walls and under floorboards and flies it was not healthy, not safe and a disgrace. We had NO help from CPS AVOID this company and AVOID Ruthin Gardens Cathay at all costs. Pest control explained they were called out several times to the property the year before my son moved in. The landlord 100% knew about this. Worse part yet to come. I want the landlord TOM to have a thought for what HE put them through. Disgusting company and disgraceful landlord. More details will be out along with the videos and photos if I have not received any reply from TOM by next week. Also they will be out in every university site and every review site that is out there. Also Facebook, Instagram tick tock. Why should others have the misery of what my family had.

12 Aug 2022Hi Dolly, Thank you for leaving your feedback. I’m sorry that you have felt the need to contact us in this way. I’ve had a look back through the notes for your son’s tenancy in 2020 and I can see that an issue with rats was reported to us on 17th April, which led to us raising a job for pest control to attend as soon as possible. As you mention in your review, we were in the midst of a COVID lockdown, which meant there were delays in contractors attending properties across the country. I appreciate this must have been frustrating to the tenants, but it was sadly was out of our control. If we could have arranged for a contractor to attend the same day, we certainly would have. The soonest we could get a pest controller out to the property was 21st April. We checked with three separate pest control companies, and I believe you even tried to arrange for someone to attend sooner yourself, but the 21st was the closest available date from all companies contacted. Pest control baited the property that day and followed up a week later, when the property was baited again. Shortly after these visits, the tenants did contact us to report an odour in the property. We arranged for a member of staff to meet you and the tenants at the property to inspect. Unfortunately, there is always a chance that rodents will die in the wall cavities after treatment of a property. I appreciate this isn’t pleasant for tenants, but sadly is unavoidable in many instances when dealing with this type of problem. Pest issues are, unfortunately, common across the Cathays area; though having pests in a property does not necessarily mean that there is a significant structural issue with the building. Over the lockdown period, we had more issues reported than normal as properties were left empty by student tenants travelling home for lockdown. This meant there was less rubbish left out for collection, so less opportunity for pests to access food. As a result, we saw an increase in rodents accessing properties. Again, unfortunately, this is something beyond our control. I am glad to see that the tenants received a reduction in rent due to the issues they experienced during this time period, which we successfully negotiated with the landlord on their behalf. I also note that it was agreed for the tenants to be released from their tenancy agreement early, which they requested due to the problems reported. This did, unfortunately, take longer than we would have liked as the landlord wasn’t initially responsive. Tenants sign a contract between themselves and the landlord, meaning we are not party to it, so we have to seek authorisation from the landlord to end any tenancy early. That said, we were continually fighting the tenants’ case with the landlord. I can see that you submitted a complaint at the time, which was responded to, and you have periodically raised this chain of events over the last couple of years. As we had exhausted our communication to you, we provided you with the landlord’s correspondence details so that you may make contact with him directly. I hope the above demonstrates that we were not of “no help” as we negotiated a reduction in rent, early release from the agreement and arranged the work that was required. We acknowledge that we may not have been as helpful as you’d have liked us to be, but there is a limit to the level of power an agent has when managing a property, as we are not the owners of the property. I’m sorry that the tenants had a bad experience in their property, though we hope that the advice we offered, the reduction in rent we negotiated and the early release from the tenancy we secured went some way to help remedy the situation. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
