I have used Edinburgh Spaces as a landlord for over five years now. They are a motivated and expert team. I recommend them highly to both letter and tenant. You know, it takes a degree of passion either good or bad to write a review and this review is on the positive side. As a landlord I can't fault them, and judging by the retention rate of my tenants they seem to be happy too. I would strongly suggest that the other (extremely negative) reviews on this site are written by people with an axe to grind,and hence felt passionately enough to write a poison pen review. It's important for tenants to read their tenancy agreement carefully. For example it is rare for tenants to recieve a full deposit back as there is always nearly a cleaning charge at the end of a tenancy. The best thing to do is to foreground this exit cleaning fee (with any letting agent), then there are no nasty surprises. Why would you think you can clean your flat as well as a professional cleaning company when you are moving out. This never happens and it is not free. Another example, have you moved into a flat taking over a lease from a friend? Well let me tell you, you are liable for THEIR wear and tear. This is all in your tenancy agreement. That is what it is for. Read it and understand it. People who don't end up writing mad nasty reviews on sites like these when your financial loss is entirely your fault. OK back to a very important part of my review on Edinburgh Spaces. In the last few days our block of flats suffered a very serious fire. It took the expertise and experience of a quality agent- Edinburgh Spaces to keep my tenants happy and most of all safe in this very stressful time. So, from the landlord perspective if you want an agent who has seen it all and done it all, can protect your investment and keep your flat let, ES are the best choice. From the tenant perspetive if you want good properties with well managed contracts designed to protect both letter and tenant go with these guys. Sure there are hovels available where they are in such bad states that you will get your full deposit back. These properties are managed by the lower quality less skilfull letting agents of Edinburgh. That's where those "Axe to grind" tenant reviewers are living now.
