Edinburgh Spaces sucks! Chris D***son and Michael Young are unprofessional and, worst of all, liars. In this agency communication does not exist. Edinburgh Spaces sucks! Chris D***son and Michael Young are unprofessional and, worst of all, liars. In this agency communication does not exist. Thus, someone should expect all kind of problems to arise: dirty properties, technicians who arrive after a month, and unexpected viewings in the middle of the day. Even to my worst enemy, I would not recommend them. Also, it is highly suspicious that someone would write a positive review and even more suspicious that they would, so vehemently, make such disparaging statements about other people's opinions.

I have used Edinburgh Spaces as a landlord for over five years now. They are a motivated and expert team. I recommend them highly to both letter and tenant.
You know, it takes a degree of passion either good or bad to write a review and this review is on the positive side. As a landlord I can't fault them, and judging by the retention rate of my tenants they seem to be happy too. I would strongly suggest that the other (extremely negative) reviews on this site are written by people with an axe to grind,and hence felt passionately enough to write a poison pen review. It's important for tenants to read their tenancy agreement carefully. For example it is rare for tenants to recieve a full deposit back as there is always nearly a cleaning charge at the end of a tenancy. The best thing to do is to foreground this exit cleaning fee (with any letting agent), then there are no nasty surprises. Why would you think you can clean your flat as well as a professional cleaning company when you are moving out. This never happens and it is not free. Another example, have you moved into a flat taking over a lease from a friend? Well let me tell you, you are liable for THEIR wear and tear. This is all in your tenancy agreement. That is what it is for. Read it and understand it. People who don't end up writing mad nasty reviews on sites like these when your financial loss is entirely your fault.
OK back to a very important part of my review on Edinburgh Spaces. In the last few days our block of flats suffered a very serious fire. It took the expertise and experience of a quality agent- Edinburgh Spaces to keep my tenants happy and most of all safe in this very stressful time.
So, from the landlord perspective if you want an agent who has seen it all and done it all, can protect your investment and keep your flat let, ES are the best choice. From the tenant perspetive if you want good properties with well managed contracts designed to protect both letter and tenant go with these guys. Sure there are hovels available where they are in such bad states that you will get your full deposit back. These properties are managed by the lower quality less skilfull letting agents of Edinburgh. That's where those "Axe to grind" tenant reviewers are living now.
Please contact me directly through this site and I will be happy to give a personal written reference for this letting agent. Other than letting my flat through them I have no other relationship with them whatsoever.

Ohh how we wished we'd listened to our gut feelings... And thus began (and still continues) the worst experience with Edinburgh letting agencies to date. Firstly, communication at this "establishment" is a myth. You are charged £120/person for "admin fees". Some places I know only charge 1/6 of that..... If you actually get any correspondance off them (email or otherwise), it will be a small miracle. They don't bother to respond to emails, and if you are lucky enough to get through to them on the phone (sometimes they screen your calls so they can ignore you - try private number, it works fine!), they will not even bother to put you on hold whilst they shout abuse about you across the office to their colleagues. If you are foolish enough to actually sign a lease with these people, then don't expect to have a good experience in your property. Upon moving into ours, it was pretty obvious it had not been cleaned. So they sent someone, the day after we'd moved in, to clean it. Which was pretty impossible what with all our stuff being there..... So we ended up having to clean the place ourselves. There were numerous issue throughout the tenancy (too many to list here), and the employees at this place were just unfathomable. Absolutely no professionalism whatsoever, and no regard or concern for their tennants welfare. As long as they have your money, they don't give a hoot. The owner of the "company", Michael, will do anything and everything to fob you off, rip you off, whatever, Basically, he is a conman, and he will screw you for every penny you have. Good luck to getting your deposit back! We were living in a poor excuse for a property, and even months after moving, are still fighting to get back money we are owed. He is unbelieveable, and usually responds to emails in the rudest and most unprofessional manner possible. Please, if you are even contemplating renting a property with this company, please please please read the reviews posted here. They are not written for the sake of it - they are real experiences from real people who were unfortuate enough to deal with such a fraudulent company. It is just unbelieveable how they are actually still able to operate. They are just conmen acting under the pretence of being a 'respectable' letting agency. It is just uncomprehensible how this fraudulant and thieving company are still in operation. The owner is a liar and a fraudster. Don't be stupid enough to ignore these reviews and go ahead with renting from them. And, if after all that, you still go ahead with them, don't bother complaining. It seems so many people who have reviewed them here have had similar, if not identical, problems. Dirty properties, lack of response to email, with-holding deposits with no valid reasons.. The most unprofessional agency in the UK!
The house that we rented was filthy and we had to clean it ourselves since the cleaning crue never arrived.
It took them a week to fix the shower that was broken, and all that time we were out of hot water and we could not take a shower.
An emergency contact number was never provided.
They entered our house unexpectedly for a viewing, without giving us a phonecall previously and without knocking.
The people who work there are incompetent, lazy and liars.
They wanted to charge us for an invertory report that never took place.
It has been a month that we are waiting for our deposit and we are determined to go to court to take our money back.

Having rented a property via Edinburgh spaces for the Edinburgh festival I have never dealt with such lying unprofessional incompetent people. The property was a disgrace breaching contract and we had to spend hours cleaning it ourselves as Ed spaces didn't answer the 24 hour emergency phone!
We saw the owner Michael by chance walking to the shop to buy bedding and cleaning products and were feed a pack of lies and told to buy what we needed and they would refund us.
It took over 5 weeks to get our deposit money back after 13 emails and 10 phone calls, we never received an apology for the disgraceful treatment.
It took a further 2 weeks to get the £94 we had paid for bedding and cleaning products refunded after they tried to wriggle out of this responsibility with more lies and trying to ignore our complaint.
They should not be able to trade, their contempt towards us was un believable and I have never known such shocking service, we even had to threaten protesting outside their branch to get any response
Please keep away from these cowboys.
