This is a review after staying at Fairbairn Residences for two tenancy year. My comments below begins about the YPP in general followed by three negative experiences I faced. First off, YPP is a passable letting agent but there is a lot of room for improvement. I can see they are rather young and requires training in professionalism and communication skills with their clients. I think this is paramount especially when communicating with young professionals. Good communication can dodge misunderstanding and build strong relationship sustained with trust. Three negative experiences I had during my stay which was noise pollution by tenants and security flaws of the building I was staying at. On the noise pollution, this happened during my first year where a tenant (with a male guest as I was told) were living above me and wearing boots indoor and because the flooring is made of wood, when they walk, the noise would transmit downstairs. This would go on until 4am on most days in a week that I suffered chronic fatigue and had to stay at a hotel to get a good night sleep. I had spoken to the tenant above me three times but that failed. YPP did a good job in contacting the tenant as well but this tenant was just difficult to live with. On the security issue, there was a time when Fairbairn had to be vacated temporarily to safety reason. YPP relocated the tenants during the summer while the building was being repaired. However, when I returned, some of my possession were missing and deemed stolen. Police reports were made and investigation commenced as during the time tenants were vacated for building repairs, our rooms were left unlocked and freely accessible to personnels who were on site to repair the building. I confess it was very disheartening as I lost an estimated of £700 worth of items and moreover did not had home insurance to claim any back. What's worse is that I trusted that our room and belongings will be kept safe as tenants were told that a security guard was onsite. Sad to say, the security was not up to expectation and I had my belonging missing. After this incident, I struggled with anxiety everyday as I felt unsafe at where I was staying and because I renewed my contract for the 2nd year, I couldn't just leave to another location. To manage my anxiety I had to install my own CCTV and get home insurance for precaution. Because some of my belongings were stolen, I asked YPP if I can review the CCTV footage during the time tenants were vacated from the apartment building as it was being repaired. However, I was informed by YPP that the CCTV set was seized by authorities for investigation over the safety issue. I trusted this information and patiently waited until the CCTV set was returned to YPP. This duration was one year plus. After one year, when the CCTV was returned. I was hopeful to review the footage and identify who entered my room when the building was being repaired and potentially identify the culprit. Unfortunately, a miscommunication happened. I was told that the supposed CCTV footage I was looking for was not the CCTV that was seized by authorities, but rather the new CCTV installed after the old one was seized. Plus, the new one erased itself every 28 days, and because I waited one year for nothing, it has been too late. Another security issue cropped up when I started to realise the backdoor was left unlock. I suspected a tenant of this residence was taking a shortcut but because the door could not be locked from the outside, if a tenant took the back exit, the door will be left unlocked and anyone could take the opportunity to enter. I informed YPP and was reassured that security measures will be taken, and they did. Padlocks were installed and I was convinced YPP maintenance team did a great job. However, I started to notice that despite the padlocks installed, someone had the passcode and could still unlock it, leaving the door unlock and the building vulnerable. I informed YPP once again and this time reassured that the code was changed and no one has access to the passcode and it will be locked for sure! I trusted this information but again, I saw the passcode unchanged and the backdoor can be unlocked, posing the building into another security risk. With the incorrect information given to me and two security issues described above, I am very doubtful if YPP is actually concerned about building security and their tenants. Some, but not all of the problems mentioned above were solved but after escalating the issue and emphasizing on the false information given to me. This comes back to communication issue with seems very common in YPP. Lastly, I can understand that my problems may seem "no big deal" when you don't stay there (or if you are not the victim) but if you do and you lost an estimated £700 worth of stuff which can't be returned due to poor security, you will think otherwise.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
No procedure set.
