Literally a few days later when I visited my son who is living in one of the apartments the work had been done to a very high standard . All rubbish removed , undergrowth trimmed a10/10 job .

Do you want to rent with a scammer agent? Do you want to move into an uncleaned flat? Do you want to live with rats? Look no further, YPP is your FIRST choice!
It took them almost a month to respond to the deposit refund. Finally, I have received a response, and they have decided to deduct over 33% of the deposit. Firstly, I moved into an uncleaned and unhygienic flat. Secondly, damages were present when I move in. Yet, they charged me for cleaning and damages that were already present when I move in. ATTENTION (!!!) to future tenants, if you'd decide to waste your money or be victimised by YPP, take all the pictures upon moving in. It will be very useful at the end of your contract.
Before the end of the contract, they will either email you or text you endlessly to find out your moving out date. As if they can't wait for you to leave.
According to their slogan, they rent properties to students and professionals. From a professional perspective, do not expect them to treat you like a professional. All they care about is your money! Again, if you want to be treated unprofessionally. Look no further YPP is your top choice.
A reminder to all tenants, they do not provide landlord referencing when you wanted to rent with other agents (I have been told this is their company policy).

Used 'COVID' as her own excuse for everything, but hey, if you had to move out early due to change of circumstances beyond your control (because of the same 'COVID'), you get threatened like this. Didn't matter if you've already informed them of your situation more than 2 months earlier and they agreed to a replacement tenant (which was on the contract as well; i.e. if you find a replacement tenant, you won't be liable for the property after they take over). These scum also never contact you or give you any breakdowns when they take your money. Even after you asked them not-so-nicely. Multiple times, over a period of time. But they've always got a bunch of invoices from cleaning companies to justify their dodginess at the end of your tenancy. Also, it took one second for them to take your money, but 14 bloody days for them to return your money (and NOT in full). Of course, because of 'COVID', as usual. While it's basic etiquette/common courtesy to let someone know, 'hey, I'm taking your money' (on their website they also said their deposit team would contact you if there were any deductions after your tenancy ended), this 'manager' insisted otherwise. Not surprising at all, I guess, from someone as unprofessional as her. It's no wonder most of their staff are so disorganised. Bad management, if any at all. Last but not least, it's laughable how they think they can hide all the negative reviews on Google, while the ones they can't hide/delete are all over the place on (awesome!) websites like this.

Scott and their maintenance team might be great, but it's only because they're not the ones being opportunistic, patronising, and dodgy when it comes to your deposit at the end of your tenancy. Be extra careful with these unprofessionals, especially if you're a student, and more so an international student, as you're an easy target for them because they think you don't know any better. Or here's a better option: don't rent with them, at all. You've been warned.

Do not rent a property from YPP! They do not charge a deposit, which is a red flag which I unfortunately ignored. The reason why they do not charge a deposit is because it means that they can charge you an excess of a month's rent for minor repairs while not having to take the deposit protection scheme into consideration. They originally attempted to charge me £75 to replace a chair that was in poor condition and was listed as £39.99 online and they ignored two of my emails which mentioned betterment. They also attempted to charge me £300 for painting over several marks. Their justification was that it cost £20 an hour for 10 hours of redecoration and the paint cost £100. All three of these statements seem extreme and they failed to provide evidence when asked several times. Despite agreeing to halve the cost of the repainting after countless emails , I am still very unhappy with being expected to pay for it. I am disgusted with their greed and unprofessionalism.

This is a review after staying at Fairbairn Residences for two tenancy year. My comments below begins about the YPP in general followed by three negative experiences I faced.
First off, YPP is a passable letting agent but there is a lot of room for improvement. I can see they are rather young and requires training in professionalism and communication skills with their clients. I think this is paramount especially when communicating with young professionals. Good communication can dodge misunderstanding and build strong relationship sustained with trust.
Three negative experiences I had during my stay which was noise pollution by tenants and security flaws of the building I was staying at. On the noise pollution, this happened during my first year where a tenant (with a male guest as I was told) were living above me and wearing boots indoor and because the flooring is made of wood, when they walk, the noise would transmit downstairs. This would go on until 4am on most days in a week that I suffered chronic fatigue and had to stay at a hotel to get a good night sleep. I had spoken to the tenant above me three times but that failed. YPP did a good job in contacting the tenant as well but this tenant was just difficult to live with.
On the security issue, there was a time when Fairbairn had to be vacated temporarily to safety reason. YPP relocated the tenants during the summer while the building was being repaired. However, when I returned, some of my possession were missing and deemed stolen. Police reports were made and investigation commenced as during the time tenants were vacated for building repairs, our rooms were left unlocked and freely accessible to personnels who were on site to repair the building. I confess it was very disheartening as I lost an estimated of £700 worth of items and moreover did not had home insurance to claim any back. What's worse is that I trusted that our room and belongings will be kept safe as tenants were told that a security guard was onsite. Sad to say, the security was not up to expectation and I had my belonging missing. After this incident, I struggled with anxiety everyday as I felt unsafe at where I was staying and because I renewed my contract for the 2nd year, I couldn't just leave to another location. To manage my anxiety I had to install my own CCTV and get home insurance for precaution.
Because some of my belongings were stolen, I asked YPP if I can review the CCTV footage during the time tenants were vacated from the apartment building as it was being repaired. However, I was informed by YPP that the CCTV set was seized by authorities for investigation over the safety issue. I trusted this information and patiently waited until the CCTV set was returned to YPP. This duration was one year plus. After one year, when the CCTV was returned. I was hopeful to review the footage and identify who entered my room when the building was being repaired and potentially identify the culprit. Unfortunately, a miscommunication happened. I was told that the supposed CCTV footage I was looking for was not the CCTV that was seized by authorities, but rather the new CCTV installed after the old one was seized. Plus, the new one erased itself every 28 days, and because I waited one year for nothing, it has been too late.
Another security issue cropped up when I started to realise the backdoor was left unlock. I suspected a tenant of this residence was taking a shortcut but because the door could not be locked from the outside, if a tenant took the back exit, the door will be left unlocked and anyone could take the opportunity to enter. I informed YPP and was reassured that security measures will be taken, and they did. Padlocks were installed and I was convinced YPP maintenance team did a great job. However, I started to notice that despite the padlocks installed, someone had the passcode and could still unlock it, leaving the door unlock and the building vulnerable. I informed YPP once again and this time reassured that the code was changed and no one has access to the passcode and it will be locked for sure! I trusted this information but again, I saw the passcode unchanged and the backdoor can be unlocked, posing the building into another security risk.
With the incorrect information given to me and two security issues described above, I am very doubtful if YPP is actually concerned about building security and their tenants. Some, but not all of the problems mentioned above were solved but after escalating the issue and emphasizing on the false information given to me. This comes back to communication issue with seems very common in YPP.
Lastly, I can understand that my problems may seem "no big deal" when you don't stay there (or if you are not the victim) but if you do and you lost an estimated £700 worth of stuff which can't be returned due to poor security, you will think otherwise.

The worst letting agency in Leeds. Although the properties are well located and in a nice building, the benefits stop there. Compared to other flats the rent rate is very expensive and is better to get a flat further out and pay up to 100 less a month or more. Bill's are not included and the flats come with electric radiators and all the appliances are d rating so end up charging you a fortune in electric. Moreover, as the buildings are old and the windows not double glazed, in winter you have to have heating on quite a lot. Our tenancy started at the beginning of the month and we attempted to move in around the 12th however we couldn't as flat was dirty with wrappers, fingernails etc still on the floor left by the previous tenant. Items were also broken. Ypp had carried out no inspection since the tenant left in may and we arrived in august. We complained and some of the issues were fixed days later however we could not move into out flat for another week and no compensation was offered. Throughout our tenancy we regularly got in touch with ypp over the issues that had not been fixed as well as new ones that we came across and got no response. You will find that ypp will only get in touch when money is involved. The company also advertise 24 hr concierge service however this is completely false. We lived there for a year and there was barely a concierge on during the whole of the day. They often split the concierge between several buildings and so you barely ever pick up your packages. Upon leaving ypp will make every effort to take some of your deposit from you. We also requested that the leaving inspection would be carried out in front of us which it was. The person that did this said everything was okay. However a week later we received another email saying another inspection had been carried out whilst we were not present or notified and all of a sudden cleaning charges were being added as well as walls needing repainting. We requested evidence and to specify where these walls needed painting but ypp failed to do this on numerous accounts. My friend also rented an apartment with them and they tried to charge him £250 from his deposit. We both went to dps (deposit protection service) and got our money back as ypp had no leg to stand on.
Be warned this company is money grabbing. They do not care about their tenants. Even a member of staff from the firm admitted this saying that the owners were from Portland and pushed the employees to extract as much money from tenants as possible.

Have to work directly through estate agents as they don’t give out the landlords number but the estate agent Ryan has absolutely no ability to run the house. He looks like he’s come straight from uni to this job and it appears has absolutely no training whatsoever.
