Be very wary of Marsh and Parsons. I am an expat executive who relocated, and looked at a property once on a pre-assignment trip. The estate agent promised to do multiple things including sending additional photos and doing a skype walk-through -- which he never did. also made promises about what the landlord would do which ultimately conflicted with what was stated in the STA. All hell broke lose when moving into the property. The agent was aware of prior history of the property which included flooding but never disclosed. On walk through prior to tenancy, the agreed upon works had yet to be completed despite having a six week window to complete them. Works that were not to be completed were (like painting a feature wall stark white). Also on walk through it was noted doors were unattached, walls were missing plaster, toilet seats unattached, and non-functioning toilet, tiles missing from shower, and 50% light fixture not functioning. These were all labelled maintenance issues (M&P were managing the property). Despite this 3 weeks into tenancy, non of these were rectified. These were the minor issues. On day one it was found that the property manager/landlord, carpeted over failing/damp floorboards, as I was "falling" into a hole appearing under the newly laid carpet. The hole grew. Despite repeated requests (and over 50 emails to the property manager Molly Prior, no reasonable action taken except to give me the phone number of the carpet layers to look under the carpet. What was found was multiple holes in the flooring. (one created by me when I fell through the floor boards into the foundation 2 feet below. Despite multiple requests to landlord and property manager to rectify situation, nothing happened -- requiring the Council to inspect the property and declare the property uninhabitable (11 days into the tenancy). It should also be noted that Marsh and Parsons never provided a gas safety certificate upon taking tenancy (required by law). Upon multiple requests for one they finally provided one which should that the boiler was "not safe for use", declared such in 2014. No updated repair or certificate was provided. I ultimately had to move out on my own accord without any direction, guidance, plan, or concession from the landlord or property manager. These people are despicable, and take a position and dig in whether right or wrong and fight mercilessly regardless of true facts. Once they are proven wrong they dig in somewhere else and continue battling non-stop without any regard to your well being. They manage by delegation and never visit the property, although they speak as if they know everything despite having no perspective or visibility to issues. I have been letting properties as a tenant for 35 years in 4 countries. I have never encountered such despicable, reckless individuals in all of my years. Been a human being with normal human empathy. Take lessons in how to exist as a human being in society

    We understand your frustration and disappointment at what turned out to be a very difficult situation. We must point out that we are not a neutral party and are not the owners of the property; we act for the landlord (our client) who has now released you from your contract. We strongly advised our client in this matter and agreed to waive the entirety of our fees in order to facilitate this decision. We cooperated fully with your relocation agency, communicating openly the position of our client throughout. Unfortunately we don't have control of all parts of what was undoubtedly an unfortunate situation nor can we act beyond our contractual remit. We are sincerely sorry such problems were encountered and that you feel the way you do about our involvement.
