Unresolved maintenance issues at our unit, The Paperworks, Balham Grove over last 6 months of tenancy. This included no working lights for over five weeks to the entire lower floor (which comprised two bedrooms and two ensuites). Had to get around the house and bathrooms with torches and headlamps, and mould spread throughout windowless bathroom as non functioning exhaust fan was related to the electric wiring issue.
Agents consistent poor coordination and communication with electricians meant issue still unresolved by the time we moved out in November 2017.

He was dealing with our checkout and emailed us one day saying the landlord wants to keep your deposit (over £2000!) so can you please confirm this is ok. We were baffled as we had been expecting to get the whole lot back having left the flat in good condition and paid £240 through Marsh and Parsons to get a professional clean. We said no and what were the reasons. We were given a list which included nails and 'structures' in the walls, a bathroom fan not working and a stain on the carpet - all of which were on the check IN report! We explained this but got nowhere so I went to TDS as obviously the landlord and agent were chancing their arm. Sebastian even put that the place hadn't been cleaned TWICE on their response to TDS, despite us having booked the pro clean through them, and numerous other ridiculous and made up claims. Needless to say we got our entire deposit back less £50 for nails (which were actually there before - we aren't dumb enough to put nails in a rented flat - but we couldn't be bothered fighting it). Mostly disgusted with the scummy greedy landlord but Sebastian should have looked at the check in report and put a stop to it and avoid putting us through they unnecessary stress they did.

Marsh and Parsons *cheated and lied. This started when they told me they would rent for 75pw more than they achieved but continued into the tenancy.
They are bad for both tenants and landlords. After my tenants issued a notice to leave, I organised to move back into the property. Paid for transport of furniture from overseas, flights etc only to have my managing agents try to tell me I cannot hold them to their notice date when they ask to extend it.
Their knowledge of property law is nonexistent and I now believe they agreed to the extension without my consent which is illegal. I now have a legal battle with both them and the tenants.
To make matters worse during this whole process after telling them at least 8 times that I was not re-letting the property they charged me a 12 month re-letting fee.
Avoid these people. *

Absolutely horrendous from even before we moved in. Appalling service and psychological techniques, one of which was to pretend there was other people interested in renting the place, so as to make us pay more each week. The night before we moved in, we saw a party on until the small hours, but presumed there was no way this could possibly be the flat we were moving into the next day. It was, and the place had not only not been deep cleaned (as promised), it hadn't been cleaned at all from the party. There was full ashtrays everywhere and glass bottles and the place was an absolute mess. No one from Marsh and Parsons would reply to our calls (and were not there to greet us).
After a month or so, our boiler broke. It was Winter and we had no heating or hot water for at least a month. Marsh and Parsons couldn't have cared less and wouldn't let us pay less rent for the horrible situation we were in) I think they took �15 off per week between two of us after much negation).
I was one of the most stressful and horrible situations I've dealt with and would never recommend them to anyone, in fact I would persuade people not to ever have anything to do with them.

Back in 2013, John-Paul from the Balham & Clapham South office helped my parents find an ideal house when they were moving to the area. Disappointingly, the vendors pulled out at the last minute, but before John-Paul broke the bad news, he'd already worked hard to find an even better home which they've now been very happy in for nearly two years. So, when I started searching for my own new flat in January, John-Paul was my obvious go-to choice. Not only did he fully understand what I was looking for, he also made suggestions I hadn't initially considered, which ultimately resulted in me finding the perfect flat, ticking ALL my boxes and more. He pushed both sales through proactively and professionally and I can't think of anyone I'd rather have on my side for any future property purchases.

Nichola, Georgy, Matt have been handling my rental property for 5/6 years now. They don't offer me vacuous promises gilded with company soundbites and agency jargon. Instead I am given a realistic appraisal of the current state of the market together with an honest opinion of what I must offer potential tenants in order to maximise my monthly income. Indeed we work as a team and as a result new tenants are found quickly….their record is 3 hours. Like all customers in any service I have the right to be fickle….to go to the best or the best deal. However, in view of the extraordinary service I have received these past few years I shall always give this great team of good people the first chance to win my business.

What agent could do to change your mind?
Support landlords who try to be fair. Don\'t overcharge the tenant or landlord for every little thing (contracts, gas safety, check in, check out). be professional in your contact with people, both avoiding chasing when you have been asked not to and responding when there are queries. Follow through, the obligations don\'t stop at the point of agreeing a let.

It all started well, Nichola Snook got my flat rented quickly and for a good rent. It was however downhill from there, that is when Marsh & Parsons stop caring and stop being fair to either the landlord or the tenants. - they charge tenants over £200 for the drafting of the contract, which they will not amend in any way even if the landlord and tenant need them to because they have made additional agreements. For my tenants this meant that they had to decline the use of a nice espresso machine that I'd offered to leave for them in the flat (no cost to them, if it broke they could fix it or throw it away). - when my tenants had to move out early due to a family situation I was told I would incur no extra cost, but of course still had to pay the landlord fees associated with signing in a new tenant. When I raised this with them they suggested I had the right to hold the tenants to the rent (6 months worth), which I just couldn't bring myself to claim from them. So instead of being fair and asking the tenants to cover about £200 of costs their suggestion was that I should get them to pay several thousands of pounds. - when my second tenant moved out Georgy Warwick practically stalked me. She called, left voicemails and emailed ever single day for several weeks, although I had politely said that due to the previous issues I was looking at either using a different agent or renting the flat directly and also that I was unable to take her incessant calls as I has just started a new job. I said I was interested in having a tenant that would see the flat as their home, and want to stay a long time, and suggested a lower rent to incentivise a tenant to commit for a longer tenancy and Georgy answered by saying "I think we can get you more money". This is all they care about. - Marsh & Parsons withheld over £130 from my rental payments for the checkout, without my approval. When I asked about this, I was ignored. All of a sudden they were very hard to get hold of. Eventually I gave up and let them do the checkout, but it was not done professionally at all. Items that were listed as "not seen" were clearly visible, large items that had been left behind were not noted, they thought the flat had been cleaned to a "high domestic standard" although there was food remnants in the fridge, hairs all over the mattress, condom wrappers in the bed, visible signs the floor had not been hoovered etc. It was lucky that I went to the flat to double check because I could then arrange an additional cleaning service for my new tenant, who of course was really disappointed. Having raised this with Marsh & Parsons, of course I don't feel I should pay for the report, they are again hard to get hold of and washing their hands of this as a third party did the check out, even if I bought the service through them. Again this is also very unfair on both the previous and the new tenant, who should be able to trust the checkout report to avoid liabilities.

We had a terrible experience with a short let from Marsh and Parson's Balham. We had cause to complain three times in a five week period. Issues included misleading us about the likelihood that the property would return to the market, sales viewings without notice, failure to fix issues and respond to queries swiftly, the property being filthy on arrival, failure to provide the parking permit leading to a ticket, providing keys that didn't work trapping my wife out of the house for hours, intrusive requests for further viewings and the emergency out of hours number not working. We left the property in better condition than when we moved in and a month later we still do not have our deposit back. This is being blamed on an IT issue that occurred after the 10 day period that the Government describes as the maximum.

I like especially that i have been able to negotiate each new tenancy with the same person throughout this period. As a result she knows my needs and requirements as to the type of tenant i would like to occupy the property. Furthermore, each time a new tenant is required she has been able to attract a suitable client within almost 24 hours of putting the property on the market. Nicola's efficiency and friendly manner combined with the terrific support of her team creates a "Colgate ring of confidence" that keeps me returning to this vibrant and committed troupe of professionals.

The final sale price was also significantly more than we could have predicted, which was great news all round :-)
The agents were all very polite, impeccably dressed and trained, and we wouldn't hesitate to recommend them in the future. Other agencies just don't even compare - and particularly this branch!

The team at Clapham South not once, but twice, got a fantastic offer on our property; both times over asking price, and both times within an extremely short timeframe (just a couple of days). I was particularly conscious of my previous experiences of trying to sell our property via other estate agents where I was promised the world and this never came through. It was an entirely different story with Marsh & Parsons - we were told we would have a offer within a few days and within a few thousand of the asking price, and this was absolutely right.
During both the final sale and the sale that fell through (which was of no fault of Marsh & Parsons) the staff were both very helpful, polite, friendly and went the extra mile.
I would not hesitate to recommend Marsh & Parsons, and we hope that in the future we can work with them again.
