Absolutely hopeless company. Their recent change from property managers to centralised repair teams has compounded the already rubbish service to a new low level. Outstanding issues and questions on energy savings, repairs, garden maintenance and billing concerns go unanswered. emails consistently get lost in their system. Each enquiry seems to be answered by a different person who does not have any history of the problems. A recent telephone call attempting to coordinate some repairs had their operator hang up on me. None of the staff have actual property build experience and are office clerks. Some of the sub contractors on their approved contractor list is extremely expensive and incompetent. Would dearly like to change factors but the estate has 76 other owners and getting a mandate separately from R & L is difficult.

Without question the laziest most incompetent bunch of lying individuals you could ever have the misfortune of dealing with. Were it possible to award 0-stars I would. My only piece of advice if you are unfortunate enough to live on a development cursed by their presence is to GET A RESIDENTS COMMITTEE SET UP! Ensure you read your deeds carefully do everything by the book and then once set up vote to remove them as factors like we did. So bad was it on our development we had to get our MP involved. There is no doubt in my mind that shady backroom deals are being done between them and CALA/David Wilson Homes to win tenders to take on these developments. Thankfully the are now gone but not before systematically ruining our development through a mix of laziness, incompetence, corner cutting, overcharging, mischarging for things that residents shouldn't have been paying for, and deliberate attempts to hide important public safety issues that only came to light as a result of one residents careful investigations. Ross and Liddell are at their happiest when they manage a development with no Residents Committee because they know full well if folk complain nothing is really going to happen to them. One person can't get rid of them. They want folk to be apathetic to the problems they cause or that occur because that means their grossly overinflated management fee is safe. Do yourselves a favour and do the work to remove them.

An absolutely atrocious company. £60 per month but what for?? You call them to assist in resolving an issue and continue to charge you extra. But to get the issue solved/fixed you have to go through hours of calls with dreadful customer service along with an unwillingness to help. It then takes this company’s weeks to help and then it’s done and your then paying £100s of pounds. There was a slate loose on our common stair roof and we asked them to fix it. They went ahead and fixed it really quickly which was very surprising. HOWEVER, they done it that fast because they said it was classed as an emergency and that means ££££££££ for them of course! Now they did not go to any other company and give us quotes as it was an SMERGENCY apparently. We are now due over £700 to take 1 slate off the roof that took two minutes. They ended up getting a cherry picker from Dalgety bay in Fife when we live in Edinburgh!! Haha! Worst company in the world by a country mile. AVOID!

Beware underhand tactics! Ross and Liddell are the factors at our new build estate. We had received a first reminder for payment of fees owed. Having paid in full on 25/6, imagine my surprise when I am notified that we have been charged a late payment fee. I contacted our property manager, Peter Niven, pointing out the error and requesting a refund of the charge. His response was anything but helpful. Apparently they are entitled to charge a late payment fee on issuing of a second reminder letter. What second reminder letter? We haven’t received a second reminder? Lo and behold, today 07 July, we have received a second reminder letter dated 25 JUNE. So it took nearly 2 weeks for a letter to make its way from Glasgow to Fife? I have reverted to Mr. Niven pointing out that we have just received the 2nd reminder informing us that they are now entitled to charge a fee. I have requested a refund…watch this space

I have never dealt with such an incompetent bunch of people in my life.
We've had numerous 'Account Managers' over the 3 years we've lived here and not once have any of them bothered to call back when we have left legitimate queries. They could not be less interested in our estate and have let it fall into horrible disrepair in just 3 years!!! One resident was even told 'That's not our responsibility' - if not yours, then who R&L?! Are we meant to fix the monoblock streets ourselves until the council adopt the roads?
On top of this, when several residents raised concerns about the quality of the land maintenance, they raised our factor fee by 50% a quarter with no written notice or consent from us. When challenged, they said the ground maintenance team had hiked their prices to do the job they had already said they would, but for the lower cost.
We asked them to call us back to discuss...several times...6 months later and we have had zero interaction from them except a threatening letter about money owed.
AVOID. AVOID. AVOID!!!!!!!!!!

Offensive given what they say they do and actually don\'t
There really isn't anything good to say about these people. If you want to make good money easily ....set up as a factor. You can basically be as shoddy as you like, do the bare minimum and unless there's a residents committee you're accountable to absolutely nobody and you can charge (and do) whatever you like because in order to get rid of you it's nearly impossible without a residents vote.....which has to be done formally via the residents committee backed by a constitution. Find developments where nobody can be bothered to set a committee up and you have just managed to lock in your victims for as long as they own the property! Ross Liddell know this and exploit all of it to their full advantage. Watch out for their trick when it comes to insurance policies as well they like to whack on a high percentage commission (in our case 23%) for that 'service'!! They don't keep on top of the services they provide, such as the cleaning teams they subcontract out. In turn the subcontractors know that and therefore they do the absolute bare minimum as well. For example cleaning teams regularly going into blocks and re-emerging less than 90 seconds later having signed off a cleaning sheet that required about 15 different tasks to be completed. What they will tell you is they inspect regularly. Spolier.....they don't. There were many things amiss for us that regular inspections would have picked up on. Basic things like cleaning not being done but being signed off, landscaping ignored ....bins not being emptied, damage left in communal corridors. etc etc...In all this is a giant scam which starts with Ross-Liddell and moves down through all of the subcontractors they use.
