Mather Marshall is by far the worst letting agent I have ever come across and I once stayed in a house where landlady came by every time before viewings to was black mold off the walls and bathroom floor nearly caved in. From roughly 15 rental places I have stayed in, Mather Marshall are by far the worst. The ineptitude, laziness, and unprofessionalism is frankly astonishing.
We agreed to let a property in June 2021 under proviso that the old broken dishwasher be changed and we get a break clause in the contract. Our estate agent Nikita agreed flat out to the terms, yet it took us five goes to get them to sign the break clause into the contract. Every time we mentioned it, they flat out ignored us and pretended to be surprised to hear about this. Break clause is not unusual and even if your company typically does not do it, but you agreed to it when we agreed to take the house.
When we moved in, they claimed that the house has been professionally cleaned. Well, their professional cleaner had left cobwebs all over the place. Also, they had put in the old non-working dishwasher. It took a month for us to get a working dishwasher, even though that was one of the conditions of us moving in. I then received a call from Mr. Mather claiming that he’d raised three kids without a dishwasher. I am glad that Mr. Marshall didn’t grow up in a farm without electricity and water, because had that been the case, it would have clearly also been acceptable to leave tenants without electricity and water.
When we gave our two months’ notice, Athia gleefully notified us that we have to stay for another five months. I told her to read the contract. She then told me to stay for additional two weeks. This was more stupidity than my brain could handle, and I passed over to my husband who again told Athia to read the contract.
Before we moved out, I had to spend three weeks without working shower. Finally we had to contact the landlady directly to get anything done.

She made no attempt to ring myself or the office to make them aware of how late she was running so they could contact me, the office tried to make contact with her unsuccessfully. I saw her arrive and it took her over 10 minutes from her arrival to finally make contact but I was already on the phone to the office for the second time. Then her dismissive and uninterested attitude showed. She didn't seem one bit bothered that i had been left in the cold for almost half an hour (it is against the law to keep a vehicle running when parked) there was no sence of urgency she sauntered across the road and then didn't seem to care that she didn't have keys for the main entrance, they were relying on a neighbour to let them in the building, still not 100% sure who had the keys as I've been told 2 contradicting stories. Not very professional not being able to access the building the flat you showing is in! Not very professional to not find a away to inform myself of the tradyness of the agent. A simple solution instead of lying to myself would have been to contact her office, i did twice infact, for them to get intouch not to lie about it. Instead she told me that she "tried" to ring of private number unfortunately i have them blocked for my own safety! But samsungs do let you know if a blocked numeber or blocked private number has tried to ring you, no notifications. Her lateness also made me miss another viewing! Again didn't care she just refused to show me the property not that we could get into the building to view it! Its not like i didn't book in 2 weeks in advance or anything!
Then we have Paul a director of the company, the Mather too the marshall! Waited all of monday for a call regarding the viewing on Saturday DIDNT get one I had to ring to prompt them that I wanted to put in a complaint regarding sarah and her lack of professionalism, I eventually get a response he leaves me a voicemail to which i returned the call without listening to the voicemail. Paul refuses to discuss anything with me untill i listen to his voicemail, he is yet to actually hear the complaint from myself just snippets from his staff, while speaking, sorry whilst being spoken at, Paul didn't give a me chance to actually speak in order to have a conversation just continued to talk at me. He was aggressive and belittling and this was from the off, he refused to let me speak many times and he also doesn't understands the meaning of being honest found him to be very misogynistic and uncooperative. We have emailed and he even comes across as uncaring about his own business as i can see he is keeping lots of people extremely happy.
Nice to know im not the only one who has had issues with them
I would attach a picture of the call log from that Saturday but it has Sarahs personal number but its solid proof of their dishonesty

Patronising beyond belief… Rang up asking to view a property and was denied one by a patronising woman on the other end of the phone who suggested “looking on Rightmove to find cheaper properties yeah?”. Obviously wouldn't have enquired about a viewing if I knew we couldn't afford it and have been accepted for more expensive viewings elsewhere (the flat I enquired about was in fact under our budget). The fact that I work a part time job instead of a full time one is not an accurate indicator of my reliability as a tenant nor the income of that job an indicator of my actual funds. I absolutely did not appreciate the unjust (and quite frankly, very inaccurate) judgment and patronisation from this company at all. No wonder the reviews for this estate agency are so low.

I had no property check since the day I moved in and now this agency is defending the landlord on things that were not fixed by them over the year and saying that they are now getting quotes on behalf of the landlady to withhold money to repair reasonable wear and tear. I reached out to the owner to try to reason and instead I just got a nasty toned email back defending the agency. This is such a shame because this final hurdle has left a very bad taste in my mouth! They are in control of £1200 of my money and after two weeks, I finally chased it today and they still had not done anything about returning this to me. It was only when I chased it that I then received emails. Firstly calling me by the wrong name, secondly their own marketing photos being in contrast to their end of tenancy report! Abysmal service and I 100% wouldn’t not recommend this agency to ANYONE!!

Firstly, we have been sent an inventory report addressed to a Mr Gary and Mrs Cherly Marsh. Clearly the information was not accurate, therefore a failure to gather and check information was not followed. I would also mention that we received our check in inventory report on the 05/06/2017 â 1 month after moving in after chasing this on the phone.
From meticulous trailing through both mine and Elliott's emails, I am struggling to find an inventory report with our own names on them so not too sure how applicable this report can be to us as we have nothing in writing to say that this is how the property was upon moving in. I believe this to be another mistake by Mather Marshall in keeping up administrative efforts to keep this property in order. I'm sure this is against regulation policies and should have been handed to us upon moving in. I do have emails to prove all of the above and dates which are ready to be sent to you as proof upon request. I had to chase this via the phone and email multiple times to make sure we actually received this but unfortunately this never happened. This is unsatisfactory given the incorrect information.
However, my main point to which I know is against government regulations is that it has taken 2 and a half months to get to the stage of Deposit Protection Scheme to contact us. I know that we are entitled to have a response in regards to our Deposit protection scheme within 10 days as seen on UKGOV but no signs of this were made. If you'd like evidence of this, you will be able to see our attachment called ATTEMPT FOR DEPOSIT RETURNS EMAIL THREAD, where there are multiple emails contacting you multiple times after moving out to get the deposit back where I've been ignored multiple times and also lied to.
I have an email from Mather Marshall stating the landlady âhas been away for a few weeks and struggled to open the report on her phone. She is going to look at this today.â I left this another month and called many times to which I was finally lied to on the phone as you can see from my email where I state,
âI've just been on the phone where I was just told that the landlady had never received the report. As you can see from the email conversation in the past, this is not the case and something has gone wrong here. Either she did receive it previously and no one has chased her to get this done or she hasn't received the report? Which one is this?â
To which I have had no response. Please read further within this attachment to fully understand how hard it has been to get a response from Mather Marshall, not only during the end of deposit but throughout multiple emails during the tenancy. It wasn't until I threatened to contact Property Ombudsman on 27/07/2018 that I got a response from DPS the following Monday â now 2 and a half months since we were officially moved out of the property (17th May) despite leaving the property on 5th May.
The only thing I can see which was done quickly and swiftly was the preparation of the forms for us to quickly move in and have everything paid for. It does seem that Mather Marshall have tried to take advantage of our age by showing a lack of administrative efforts to be informative and follow the correct procedures to get things done within government guidelines as and when they should be done. We have been misinformed and misled; we have tried to give you the benefit of a doubt especially regarding the landlady and the check out form but have been lied to. There has been no attempts to resolve these unanswered questions on your part either and show a neglect to your own business.
If anything, we mainly wanted to move because of Mather Marshall's own lack of business ethics and administrative skills. There are many things which were missed throughout the tenancy which I have documented and are ready to use as evidence.
The agency also weight towards the landlord and do not protect your own interests within the property.
Do not use them - they are terrible and rude.
I will contact authorities upon seeing how many other people have given them 1 star as they need to reported. From so many other people writing terrible reviews, they obviously do not care about their own image as they would have made sure they could make things right but haven't which only highlights their lack of business ethics and bother to do things right.

Appalling, Dreadful, Disappointment, Rude, Not helpful, Infuriating, Unprofessional and Frustrating I would like to take the opportunity to review Mather Marshall in Stevenage, as I am very disappointed with the service we received. We would like to warn people like us that they are not satisfactory, this was our first time living in rented accommodation due to circumstances that left us homeless and in need of accommodation quickly. Mather Marshall was the only agency with a house which fit our needs at such short notice, so we went ahead with this. Throughout the application process the staff were slow and very unhelpful (though they knew of our situation), we were not made aware of the steps and stages of renting and being young and new to renting we felt very looked down on and taken advantage of. It took us 2 weeks to get into our home after calling and chasing them with our identification and details (which were misplaced by them several times) so that we could get in as quickly as we could. Near to the end of our tenancy we were made aware that the end date was the 18th January, and told to put our notice in writing. There was no response to our notice email so we stopped by the agency as we were already in the process of finding a house, another member of staff informed us that someone else deals with the notice and would contact us as the end date was actually a month after. This was our first time renting we were not given the details or informed correctly of any of the dates or notice periods. After chasing for the correct staff member to clue us in on our end date (as we only had 2 weeks left till the original suggestion) we never did get a call back or get through to them, from here I then called the agency and asked for an exact date to which I was told the 18th February. I was then told to put this in writing so I did. From here another member of house hold received an email response and the other members were not included in on the email. The email stated that the end date was then in fact the 17th February. As we had already said we would pay for the last month of rent and hand the keys back early (due to our hands being tied with a new property) we started to get calls and emails from the agents asking if they could let new tenants view the house. Not giving us 24 hours' notice, including other members on the viewing details and not spelling one of the tenants name correctly multiple times. On top of this they were also cancelling viewings several times and rearranging the times and dates. Bearing in mind we are in the process of moving and all have full time jobs it is hard to keep the house to a tenant viewing standard on short notice demands. This I feel, as though our privacy has been invaded as well as giving a free extra month of rent due to the agency's mistake. All of which is hard to prove due to all being in verbal communication. Eventually we moved into our new property and have handed back the keys, we were not told about the deposit until I started chasing them 10 days after with details on how it works and when we get it back. I got through to different staff members every time each one of them not knowing what was happening or even that the property was vacated. Always with the promise of a call back. After I spoke to someone who said the check would be done Friday and that the deposit would be given back within the next week. By Monday I called to ask details of the property check and again I was given a different response that the deposit would not come back till after the due date (which they could not tell me what is was) and that we were responsible for a property which we did not even have keys for. To which we wanted answers as to what was going on. An email was sent from us stating we wanted written details of what was happening, by this time we are frustrated and the response was rude and sarcastic. Saying that out of their âgood willâ they had brought the checks forward to a different Friday and that they were not obliged to give us our deposit till after our end date. This staff member was petty she picked out parts of the email and gave halfwit responses. Still we did not know what was going on or when we would get our deposit back. In this whole time I am unsure the landlord was aware we had left the property early and the reasons why we had. I feel that if she would have known she would have wanted to get new tenants in the property to get 2 months' worth of rent (as it would have been profitable for her) and not leave the property vacant for such a long period of time. Yet as he was overseas we never had her contact details to even make her aware so she could benefit. Eventually more than a month after moving we received our deposit, though it was not the full amount due to; bulbs? A door stop? And the extractor fan needing to be cleaned? This deducted £200 off our deposit⦠ridiculous as I spent a weekend scrubbing their extractor vents before we left. Majority of the bulbs were not functioning when we moved in and I don't even remember there being a door stop. We took the hit being we couldn't win. Yet again the agents were unsympathetic and unhelpful when it came to explaining how to claim, we just wanted to finish contact with them. If anyone is looking to use this agency or let their properties with this agency I would advise not to use them if this is your first time or first step in the world. In comparison to the new agency we are with, we got our property within 2 days and were able to move in when we chose, there was no pressure or hassle. When there are issues the staff are friendly and understand that things need to be done with some sort of urgency. They are not afraid to explain details or give you set dates and keep their word for deadlines. Unlike Mather Marshall! I am thoroughly appalled with their service! The staff do not communicate with one another and give their own responses to what they feel like on the day. They take advantage of you then suggest what they do is out of their own âgood willâ. They caused us a very frustrating and stressful 3 months! I am utterly disgusted and will never use them again ï

I have just had a terrible experience with Mather Marshall over the phone. Interested in a property advised on right move, I emailed them asking to arrange a viewing. Someone called Jack called me and when i told him that I was at work in a meeting and if he could email me to arrange a time he said "no - you call me back when you're done" and put the phone down suddenly. When I called him back to ask why he reacted that way he said in a rude and unprofessional manner that "he was not getting through to me". I will be choosing not to use this estate agent, I hope any readers will avoid an unhappy experience.

We found that right from the beginning they did not have a very good telephone manner. They were very blunt and rude and hated us asking questions. We found that right from the beginning they did not have a very good telephone manner. They were very blunt and rude and hated us asking questions. They always slammed the phone down on us abruptly and for viewings they turned up late and never apologised. When we complained about this she ((Sam) sulked and tutted and it was up to us to break the ice with her. When we decided not to have the property because of the short lease it didnt make us feel we wanted to go back to them in the future.

This very rude estate agents will try to keep as much of your deposit as possible.
Once we left the property in Stevenage they charged us £30 to remove a pack of cards and some headphones. Worst of all they charged us £300 for a small scratch on one of the sofas (not a deep scratch about the... Read Full Review

I rented a bedsit from this agent in 2009. From start to finish they were unhelpful and the property was not in a pristine condition when I moved in but it was all I could afford. The bathroom was original (the property was built in the early 60's.) Although it had radiators, these were not connected to to the boiler and the only heating there was was from a very old gas fire, which made condensation a real problem in the winter. The bathroom and kitchen were painted with basic emulsion and soon the bathroom became damp with paint peeling. I rented this for 3 years and no improvements were made at all. When I left they wanted to charge me for every conceivable 'problem' and when I attemtped to discuss this with them, they refused BLANKLY to speak to me about it, passing the problems on to the 'independent' 'checker out'. I was not even allowed to be there at this process. I had to take them to the independent adjudicator who found in my favour. I would not use this company if they were the last hope.

Get rid of all the agent, then take on new people with good attitude and human friendly.

At first they portrayed friendly and niciestness just to they could collect from you, but once that is out of the way, their ugliness begin. I had a misfortune of letting through them, I literally had to chase them before they can help with anything with the house. They are always very rude and angry whenever you call. To them, they've gotten your money and you no longer matters. It was later when they start doing it to me and I told few friends, they said the same happened to other friends that let from Mather Marshall letting agents. This letting agents are so unprofessional that you begin to wonder why they are allow to the public. Their manners and level of understanding is below Zero. I would not recommend MM letting agent to anybody. Infact, please stay away or be ready or be ready to be Mistreated. If you are already with them, I say good luck and hoping you never have anything to do with one in particular ( Serena) because she's just nasty nasty girl. [[EDIT ORIGINAL END]]

Complaints Procedure
Mather Marshal prides itself on the level of its customer service. However, occasionally things do go wrong, and you may need to complain. Please see our complaints procedure below.
Stage One – Branch Manager
All complaints should, in the first instance, be directed to the Branch Manager for the office you have been dealing with. He or she will endeavour to acknowledge your complaint within three working days of receipt of your letter and provide you with a full written response within 15 working days.
Stage Two – Director
If you remain dissatisfied, you may address your concerns in writing to the following Director Paul Mather within one month of the response from the Branch Manager. Your letter will be acknowledged within three working days of receipt and you will be provided with a final view written response on behalf of the Company within 15 working days of receipt of your letter.
Stage Three – The Property Ombudsman
After you have received a response from the Director and if you are not satisfied with his proposed resolution, you can contact The Property Ombudsman Service. Please refer to contact details below.
