Was looking for a long time for a property to rent and viewed many. Made offers on properties, which always came back as 'landlord says no', only to find that a week later, the rent is reduced to what I offered!! This happened on 3 different properties and it does make me wonder what their motives are in regards to securing rent and tenants for landlords? Oh yes, a higher % of commission. Not a great way to conduct a business.

This is a warning to all prospective tenants who are wishing to rent a property with Mather Marshall. It is probably one of the worst experiences I have had when dealing with a letting agent. They are the most rude and unprofessional staff I have ever dealt with. They left us conned out of money for the entire duration of our stay.
From the moment we first moved in there were an array of problems which were such a hassle to get resolved because these people are so incompetent. Not only are they unhelpful to students but also very patronising. The house was far from ready when we moved in. There were numerous appliances which were not working and dirty, yet they claimed that it was our responsibility to let them know what was not working! If we are paying all this money to move into a property surely it is the responsible of the landlord and agent to have the place at a certain standard.
However, there is certainly no reasoning with these agents as they will continually use an endless amount of ridiculous justifications.
On top of that, once leaving the property they held back an unjustifiable amount of our deposits for redecorating the entire flat, which was far from perfect when we moved in.
I cannot emphasise enough, DO NOT USE Mather Marshall. They will leave you stressed and conned out of your money. Look elsewhere.

I have never dealt with more unhelpful and unprofessional people then these so called agents.
My daughter is a student at Herts University. She & 4 others recently rented a student property through MM. I went with my daughter yesterday and the other 4 tenants (with parents) to sign up and take possession of the property. We arrived at midday as requested although one of the students was late due to traffic.
We entered the offices and the students were asked to sit in front of Kerry. The parents were asked to sit in seats further away. I replied that I was happy standing as I wanted to know what was being told to my daughter. Kerry abruptly told me that she did not want me standing and hovering over her. Another lady then shouted that all the parents should leave and get a coffee. At this point I explained that as a parent I would be staying and seeing what my daughter was signing. The lady then told Kerry that the students were not children and if any more parents came in they would have to leave.
The students were asked to review the documents and sign and initial. When my daughter at one point asked Kerry if all the students needed to sign a certain page, she was told

WARNING DO NOT DEAL WITH THIS ESTATE AGENTS AS THEY WILL GIVE YOU STRESS AND SCAM YOU OUT ON YOUR ADMIN FEES. Me and my friends were desperate to move in to a property they made us pay £162 for admin fees which they said are for a credit check and guarantor documents. A credit check is £2 and guarantor documents cost at max £60 so where did the other £100 go? They should be banned from dealing with students and sued for misselling. They don't tell you much until you pay your admin fees and after you do they tell you of the ridiculous amount of money you have to pay before you move in! they wanted 2 and a half months rent upfront which was £750 along with the fees which added up to £9121 as a student me and my friends struggled but in the end we all manage to pay the full amount. However they still wouldn't let us move in as they said they were "sorting out our guarantor documents" We chased them up for 6 weeks and they started being rude with us whilst one of our tenants was homeless and had nowhere to stay so had to back out and find a different house. We all eventually backed out but all lost our £162 we paid. The agency should be banned from dealing with students or anyone at all as they make it as hard for you to move in as possible after you pay them, and will frustrate you so much that you will give up and not care regardless the money you paid them.

I am writing to thank mather marshall once again for another great job. Having used them in the past i recently sold my home and purchased my new home through Duncan. I was pleased to see that nothing had changed, the service from beginning to end was up to previous high standards and their local knowledge is second to none.

I would have no problem recommending mather marshall and have even done so to my mother who is over the moon and has a buyer already at a great price, thanks again guys!

Worst company I have ever dealt with! They getting nothing done, are completely unprofessional and rude. I have friends who were going to rent from them however advised them not too - didn't want to have to put up with the awful service we had to deal with. Even Strats are better - and that's saying something!!!!

As a person new to the lettings industry back in 2004 I can only go on what I have experienced. The property I have in Hatfield is managed by Mather Marshall and I have found them to be professional, efficient and helpful during the last 9 years. Should I purchase any more properties in Hatfield I would use their services as letting agents.

I have dealt with Debbie Norris for 17 years firstly as a tenant and for the past 7 years as a landlady. I can honestly say that Mrs Norris is incredibly fair and thorough for both sides. I have never had to chase tenants for rent. Very rare in this day and age. Mrs Norris takes out all the hassle of renting she has the upmost integrity, honesty and is a total asset. I am incredibly satisfied in every aspect of the services she supplies and she has always been very polite and helpful. I would and have recommended friends and colleagues to her company.

Good afternoon :)

Hatfield is an area where a lot of students (from the University of Hertfordshire) rent properties to live in during university term times, therefore many are embarking on the property ladder for the first time and are, therefore, inexperienced. This being said, Mather Marshall definitely takes full advantage of poor students who are desperate in finding property before uni starts. For example, MM were not upfront from the very beginning with the full amount of fees we would have to pay before we could move in. This is against the law, but it is a shame that a lot of students are not aware of it. In my experience, although we constantly asked the woman how much we were expected to pay, we were either told "a month and half's rent" (which was around ï¿¡400) or they waffled on and threw numbers in the air which was very confusing. AFTER we paid the admin fees and signed documents, we thought we only had the ï¿¡400 (the month and a half's rent) left to pay, but to our surprise, we were finally told that we had well over ï¿¡600 left to pay making the full amount (which we still had to calculate ourselves) over ï¿¡900 BEFORE we even move in! Furthermore, they are not afraid of being rude, unhelpful, patronising and out of order towards students, even if the students are being polite and mature. StraTts and MM are probably the worse letting agents in Hatfield, Pikes were the only one who gave us an upfront figure even whilst we were viewing one of their properties, and raine and co were very friendly and conversed with us like adults unlike the MM agents.

I took an annual leave day from work and did a 55 mile round trip to view the property. He showed me around and I offered the full asking price on the spot. He then upped the price advertised for the house by 10,000k whilst still on the steps of the house in question.
He was well aware of my fixed budget and I was disgusted by the treatment I received from him. This man is a disgrace. Actually calling him a man is too good for him, he's a weasel.

Bought a student let through MM. Renovated, then asked them to manage letting. BIG MISTAKE! Not listed on website, despite promptings. No new photos taken. After weeks without feedback discovered 2 promised viewings were fictional. Asked for key to give to another agent. Suddenly our keys wouldn't work. MM's log had no record of a lock change when we asked. At first thought we had squatters. Turned out MM HAD changed the lock the day before we collected our key. Claimed later they'd broken a key in the lock which they kindly replaced "at their own expense"! This was an old worn lock with one key. This meant we had to replace this with a new lock and have additional keys cut for the tenants. Later learned that gardener had tried twice to pick up key without success. So key not kept securely and log unsatisfactory.
Upshot was we missed the pre-term letting window. Now told us they HAD shown the property to several parties who all said it was TOO GOOD! Yeah right! Kings let the property within a week once term had started - as it turns out a lucky escape as they have proved to be excellent.
Reported MM to Property Ombudsman who was satisfied with our evidence but powerless as MM Lettings (unlike Sales) is not part of the Ombudsman scheme.

I am a landlord with Mather Marshall Lettings, I have been for the past 7 years, I have found them to be extremely helpful, going more than the full mile to assist in any problems with my property. They have collected my post for me, which is not part of their contract, but did so to help me out. They have an emergency mobile on 24/7 and I have known them be disturbed at 2 am by tenants locking themselves out, which to be honest is not their responsibility. I have read some of the comments on this site and cannot believe they are talking about the same company. I was recommended to use Mather Marshall Lettings by an acquaitance of mine, who sang their praises, perhaps you cannot please everyone all of the time, but Mather Marshall Lettings sure do try, and I would not hesitate to recommend them again to anyone who asks me if I know a good letting agent.

I have previously been a tenant of Mather Marshall Lettings in Hatfield, living in two separate properties through them and i am now renting through the Knebworth branch, I would not hesitate to rent through them again as you would expect we had some minor maintenance issues with the properties but these were dealt with quickly and proffessionally, the worst of which was the boiler needing replacing due to a carbon monoxide leak which was detected by the carbon monoxide monitor mather marshall installed and the boiler was replaced within 3 days of going wrong.
obviously they have fees and admin costs but we found these to be fair and in keeping with other letting agents in the area.

I sold my property through Mather Marshall when I relocated to Suffolk, I enjoyed a fantastic service from start to finish, the details were spot on, the advertising was good, I received regular feedback and everybody in the office was a pleasure to deal with.

I had several other estate agents out to value the property but none of them filled me with confidence.

Be warned, this company does not have a fair approach to business and will not financially reimburse you for their mistakes.

You have to continually chase them and when it is important they don't update you and if there is any financial implications, if they can't get the landlord to cover their mistake then as a tenant you are out of pocket.
