We are prospective cash buyers with no chain behind us. No mortgage would be involved. My wife and I viewed a 3 bed semi-detached property on the 31st January. We both really liked the property as it suited our whole family, especially our 11 year old disabled daughter. We were encouraged by the estate agent to make an offer, despite the fact that we hadn't yet sold our deceased estate in London. We made a very generous and fair offer the same day but heard nothing further for 5 days until we e-mailed the estate agent informing them that we would withdraw the offer within 48 hours unless we received an answer. Within 10 minutes of sending the e-mail we received a telephone call from this estate agent informing us that our offer had been accepted. He offered his congratulations and said that a letter confirming this was in front of him as we spoke, and would be sent out to us within a couple of days. He also assured us the Vendor would wait until we had sold our deceased estate in London, and that internal and external marketing would be removed, and no more viewings would take place. Fast forward 5 days to today and we had still not received the letter promised by the estate confirming that our offer had been accepted. The property was also still being marketed on Rightmove and their own website. And when my wife telephoned them this morning and inadvertently found out that they were still doing viewings on the property, contrary to what they had told us 5 days previous. When being 'found out' the estate agent turned rude and angry at my wife, and had the audacity to accuse her of being disrespectful!. He also treated her like she was a time waster and not, as we are, serious cash buyers. This estate agent has been rude, provided nothing but disinformation, and misled us into believing the property was ours 5 days ago. They had even offered their congratulations on having our offer accepted. 5 days later and they have turned our dream into a nightmare. Our advice?....steer well clear of Austin & Wyatt, Ashley Road, Parkstone. Unless of course. you enjoy being completely mislead and spoken to like you are a time waster.

Treat tenants like functioning human beings, people rent because they have to not because they are utter scum. It is not a class war, we are people too. Don\'t say you will do something and then fail. In short don\'t lie. Don\'t threaten people with debt collection when you have received the payment for rent, also when this has been proven - have the good grace to apologise. The best thing you could do is to cease being a letting agent.
Extortionate and the amounts change depending on who you are talking to.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
No procedure set.
