William H Brown are an absolute joke and I'm disgusted with the service we have (or haven't as the case actually is!) received since we rented a property through them. Finding the property was the easy part. Once we'd found it and agreed to rent it, we were asked to go in, sign the paperwork and pay the deposit, which was one month's rent. This was fine, we got the money together and I went down to pay. When I got there, I was told that I would have to pay the deposit PLUS another month's rent upfront, totalling almost £1,500! This wasn't explained to me beforehand and I ended up having to pay out almost everything in my bank account, leaving me almost nothing to live on for the rest of the month. Moving day came and we got the keys. When we viewed the property it was very neat and tidy but when we moved in and were able to have a proper look, what we found was pretty grim. The property came furnished and there was cigarette ash inside the kitchen cupboards, including sandwiched in between the plates and bowls! The cupboards and drawers were filty, with old food at the back of them rotting away and sticky substances all over them. We couldn't move anything in until we'd completely blitzed the whole place. There was a large pot plant in the corner of the room that had a nasty smell of urine wafting from it…goodness knows what the previous tenants did to that! When we moved in we were told that we would be provided with a copy of the tenancy agreement and the inventory for the property so that we could go through it, make sure everything was present and highlight any amendments to the landlord. We waited a few weeks and didn't receive anything (despite chasing at least 3 times for this) so we packed away the various ornaments and kitchen equipment that we didn't need in boxes and put it in the cupboard or under the bed. A couple of months into our tenancy, the landlord came round to go through the inventory and was shocked that we hadn't been given a copy of this. We went through it with the landlord, who was very nice and were told that we would receive an updated copy in the post along with the landlords contact details so that we could phone him with any problems. We still haven't received our tenancy agreement, the inventory or a phone number for the landlord and we're almost 2 years into our tenancy. Once we'd moved in, I expected WHB to carry out regular inspections on the property to make sure we were looking after it and to give the landlord piece of mind. The first inspection was fine. They wrote to us to give us advance notice of the inspection, they arrived, did their job and left. A long time passed until our next inspection and we received a phone call saying that they had forgotten to do their inspection so we'd have to accommodate them that afternoon. We were both working so we said no, after which they said the latest they could leave it would be the following afternoon otherwise they'd be in breach of their contract with the landlord. We agreed to let them come over that afternoon, although I'm still not sure why their inability to coordinate themselves is our problem. About 6 months ago we had a phone call from a surveyor telling us that they needed to make an appointment with us to come over and survey the flat. I phoned up WHB to find out why they were doing a survey and was told that for data protection purposes they couldn't tell us so we'd need to speak with the landlord. I asked for the landlords phone number and was again told that for data protection purposes they couldn't give us that either (although apparently they can give out our names and phone numbers to the surveyor company). We phoned the surveyors and were told that they couldn't tell us anything and we'd need to speak with WHB if we wanted to find out why they were doing the survey. Well, clearly we weren't going to be told over the phone so the surveyors came over and we asked them why they were there. Apparently it was for a re-mortgaging estimate. Big secret. We're now less than 2 months before the end of our tenancy and we haven't heard anything from WHB or the landlord on whether we're going to be able to renew our tenancy or whether we're going to have to move out. We went into WHB today and were greeted by extremely rude staff who wanted nothing more than for us to leave the office and get out of their way. We said that we haven't heard anything about whether we can renew our tenancy agreement and they told us that it wasn't their problem and we'd have to phone another company in Norwich to find out what was going on. Obviously, they wouldn't give us their phone number or the landlords phone number. It's been 2 years since we signed the tenancy agreement and I can't remember what it said about notice periods. They refuse to give us a copy of it. They keep saying that it will take them a long time to find it and copy it so they will send it to us. One time they said they would being it with them to their inspection but they never did. WHB have without a doubt got the worst customer service I have ever come across and under no circumstances will I ever use them again!
They could have acknowledged us at some point during our tenancy.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
