If you’re thinking of renting through Cavendish Rentals — don’t. Unless you enjoy being lied to, ignored, and ripped off. We lived in one of their managed flats 15 months. Throughout that time, they constantly praised us as “model tenants” who kept the flat in excellent condition. During inspections, they even admitted the hallway outside our flat was in awful shape — cracked walls, mold, and flaking paint — and promised to send someone to fix it. No one ever came. When we moved in, the flat was okay but far from spotless: marked carpets, a broken toilet, cobwebs, and plenty of dust. We cleaned, repaired, and looked after that place better than its previous tenants ever did. When we moved out, we professionally cleaned the carpets (with receipts) and scrubbed every inch of the flat until it looked better than when we arrived. The landlord confirmed there was no damage and said he was happy with the condition. Then came the sting: Cavendish Rentals hit us with a £215 “cleaning” charge — a spotless flat they’d just praised. No justification, no evidence, nothing. Just another shameless attempt to squeeze tenants money they don’t owe. To make things worse, the landlord, Ian Hart, ignored our emails two weeks when it came to returning our deposit, dragging his feet the entire way. Only after constant chasing did anything move forward and after battles, the charge was reduced to £155, which we reluctantly accepted as we needed the deposit our house. Cavendish Rentals and Ian Hart are the perfect pairing of incompetence and greed. They’ll smile, make promises, and then quietly find ways to take your money. If you value honesty, communication, or even the slightest bit of professionalism, avoid Cavendish Rentals like black mold — which, fittingly, is something they also ignore.

We tried 4 times to arrange a viewing with Cavendish rentals and each time the promised call back never materialised. 1. Ensure that there is a robust mechanism in place so that emails are responded to 2. Ensure that call backs are made when they have been promised 3. Reconsider your viewing appointment policy in order to accommodate customers who work 4. If the policy cannot be changed then consider how you can work with customers in order to avoid lost business and reputational damage 5. Consider how you could communicate the limitations of your viewing policy in your adverts in order to avoid unnecessary disappointment to customers and creating failure demand for yourselves.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
