Waited until moving out of a 3 year tenancy before raising this review. In my opinion, the epitome of terrible estate agents and a great example of why they have a bad name. Starting out from when I initially started the move in process, I viewed a partially furnished home that was advertised as including parking. I requested it fully unfurnished which was agreed by the landlord. A couple of weeks before move in date, once the holding deposit etc had been paid, I was contacted by the “director” of the tower bridge office, advising that the landlords were offering parking at an additional £100 per month. Now bear in mind that this is secure parking but in an area surrounded by free parking requiring no permit. Not only extortion on the cost but also leaving it until the last minute in the full knowledge I had a car and would need the parking. Little choice left as too late to pull out by then. Then move in day…the property was still half full of furniture. When I challenged them they advised it was only specific items that had to be removed. They had taken my statement of “unfurnished” and added vague statements onto the offer letter about bedroom furniture (which they then claimed did not include the second bedroom). They actually refused to talk to me about it and I had to resolve it directly with the landlord. Fortunately the landlord themselves managed the property and so my dealings with them were done a . 2 years into the tenancy my wife and I had a baby and decided we needed to move because of the space available. We contacted the landlord and estate agent to discuss this, accepting that we would incur some cost but that it was worthwhile. Frank Harris however seemed to seize this as an opportunity to extort more money by advising the landlord to increase the rent price by £400, despite other, larger apartments being available £200 less in the same development. In my opinion taking the approach that they got that amount it then great and not we would be liable the rent anyway and so no risk them. When challenged on the price increase they just said it was market rate and were confident they would get that price…not confident enough to accept the liability they failed to achieve it though! Then move out, the property was advertised, unsurprisingly less than they had tried to get the year before (funny how that changed when the risk was theirs). We were clear that it would be difficult to support viewings due to having a few month old baby and it being a small flat. Nonetheless after giving us a couple of weeks of breathing room, the constant calls and emails then started trying to persuade us to allow entry, perhaps taking the baby out the day to give them access. At one point even booking in a full afternoon of viewings with other customers, despite only saying that we might be available and would confirm later. Then checkout, dealing with that dispute now. Property was not particularly clean when we moved in but cleaned to a high standard. Surprisingly, their in house inventory company deemed it in need of further clean. The checkin report said “cleaned to a professional standard with some minor omissions” but the checkout “cleaned to a domestic standard”, funny how omissions on check in are just omissions but on check out they are worth a £250 charge. It’s illegal to stipulate a professional clean but in my opinion they will just chance it you don’t evidence a professional clean, even you spend a whole day cleaning it yourself. They are also trying to encourage £950 “cat damage to a sofa”…a sofa we never wanted in the property to begin with, have had to use daily 3 years, and that the checkout inventory report says nothing about cat damage and simply mentions a small stain on one arm. That’s right, 950 an old sofa based on an entirely evidence free statement that’s not even supported by their own check out pictures. Says it all really. In my opinion, conmen masquerading as estate agents, simply taking advantage of a difficult property market tenants to squeeze every penny they can
