AVOID OAK STUDENT LETTS AT ALL COSTS – Exploitative, Unprofessional, and Dishonest!!! Me and five other students rented a secondyear house through Oak Student Letts, and it has been one of the worst renting experiences imaginable. From the start, the property was in poor condition. The heating barely worked—my radiator valve was completely broken, as were others throughout the house. Most of the furniture in our rooms was damaged or unusable: broken drawers, wardrobes with missing parts, and desks falling apart. One of my housemates had a persistent slug infestation that lasted all year, and Oak did absolutely nothing to solve it. We dealt with plumbing issues until March, including a disgusting leak in the bathroom that led to water damage. Maintenance visited the house multiple times only to tell us they had informed the company a bath and shower were needed, but management refused to approve it. The bathroom was only fitted after Easter, by which point most of us had already moved out. I left at the end of April, despite our tenancy running until the end of July. On top of that, Oak Student Letts is completely dishonest with their payment demands. Before even moving in, we were pressured to pay £300 deposits still paying rent our firstyear accommodation. They failed to inform us in advance of multiple upfront charges—deposit, £750 of first month’s rent, and more. As students, this was completely unaffordable and felt like a trap. But the WORST part was after we moved out. Despite the heating being broken most of the year and nobody being in the property during Christmas or Easter, they tried to charge us over £2,000 in gas bills—with no proof, no receipts, and no breakdown of readings. We asked evidence and were ignored repeatedly. They even claimed we owed £500+ each ON TOP of our deposits, which they attempted to withhold entirely. After months of chasing, we had to go through the Tenancy Deposit Scheme (TDS) to fight our money. The company constantly changed the amount they said we owed, ignored emails, and when they did respond, they were rude, passiveaggressive, and completely unprofessional. A name to look out : Owen. He was repeatedly dismissive, inconsistent, and disrespectful throughout this process. He even said our gas overspend was under £300 and would be waived—then suddenly claimed we owed over £1,200 without showing any real evidence. Oak Student Letts are scammers. They take advantage of students, offer unsafe and neglected properties, and exploit their position to steal money with zero accountability. Do NOT rent with them under any circumstance. You will regret it.
