Oak Student Letts

I would strongly think twice about using this Company, they took over a letting for a property my daughter and a friend were renting in Nottingham for 2 years and then they tried to retain nearly 90% of the deposit. The sales negotiator, the title tells you everything, who had never visited the property when they took over the let, refused to communicate or explain her decisions. The boss Owen Cossett also had no interest in discussing the report only insisting we had a right to take it to Tribunal. Apparently he has heard stories like ours for 20 years! We were charged for leaving a loo roll, washing up liquid, bleach, and a few more useful items for the next tenants. No care about wastage just a means to keep the tenants deposit. Don’t forget to defrost the freezer, otherwise another £20. Don’t use the cooker or it’s another £70 for an industrial clean and finally they tried to use the deposit to buy 2 new mattresses even though they never inspected them when they took over. They managed to get a letter from a furniture manufacturer to say the mattresses couldn’t be cleaned but the same company was very happy to supply the new ones! The sales negotiator also damaged the mattresses by drawing on them! The marks that were originally there were the type of marks you accept being a student let and therefore we just decided we needed mattress protectors In total they retained £570, luckily the tribunal is fair (thank you) and we managed to get back £580 losing £20 for the freezer and a bit for cleaning.However don’t use these people because in our experience they want to prove their worth to the landlord and keep you money! Take photos of everything otherwise they will use it against you. This company does not deserve one star! They are everything that’s wrong with a letting agency. DONT USE!!!!!
