Shockingly disgraceful. Became a tenant with AB as property managers just over a year ago. Within the first few days of moving in I had a leaking water cylinder, a broken toilet, damage to paintwork by AB's contractors, and on the first use of the dishwasher it CAUGHT ON FIRE and I had to stand outside while the fire brigade took over my new home and removed the dishwasher completely down three floors. Throughout my year's tenancy I was bombarded by ** with pedantic requests such as moving flower pots from window sills and bikes from areas where other tenants were storing items too. I was told to store my bike inside my flat, which was strictly forbidden in my tenancy agreement! Such hypocrisy and contradictive behaviour! At no point was I shown thorough proof of the regulations aside from my tenancy agreement in a formal manner and in fact was refused a copy of the headlease, which I had signed on moving in day and was therefore legally entitled to a copy. After I asked for my copy ** THREATENED to tell my landlord and alluded to my tenancy being terminated. Luckily I was smart enough to contact my landlord before him and she willingly provided me with a copy of the headlease. All the sash windows couldn't be opened during the winter and caused damp/mold to form. ** refused to cooperate on this matter and even lied that the contractor was able to open them easily (he doesn't know I watched the contractor struggling to fix the windows from my home camera system whilst on holiday). I ended up having to get the council involved about the windows and lack of proper ventilation. I was constantly bothered by ** whilst on another holiday due to my landlord wanting to gain access for non-emergency maintenance, which I wanted to be present for to oversee and protect my antique furniture. I started to look for another home and bided my time until I could terminate my tenancy (minimum one year term). But due to the landlord objecting to me not giving permission to enter MY HOME for non-emergency reasons whilst I was trying to relax on holiday, she served notice on my tenancy before I was able to. I happily moved out at the end of June and now have a much better home with a wonderful landlord who says I'm a "gold star tenant". But AB haven't wanted a peaceful exit and have yet again bombarded me with the TINIEST reasons to try to keep as much of my deposit as possible. I cleaned the flat meticulously and the day after I vacated, the landlord brought in contractors. It was during the maintenance work that the check-out was done and couldn't be done fully/effectively due to the maintenance work being undertaken. AB then tried to accuse me of leaving the flat unclean in many areas, WHILST CONTRACTORS WERE PRESENT AND DOING WORK CAUSING A MESS DURING A TENANCY CHECK-OUT! Unbelievable. I've been so stressed out I don't have any more fight left in me for justice. AB have taken approximately half my deposit. I consider it a pay-off for a quiet life. But I'll blast this review all over the web to let others be aware of this awful estate and lettings agent. Be careful to choose your agent/property manager with as much caution as choosing your home.

Unfortunately, you have not raised your concerns with the firm before leaving this seemingly vexatious and defamatory review. It appears beyond any dispute that the words you have used have the clear intention to deter those who are unfamiliar with Alexandre Boyes from using the firm's services and to defame and damage the firm's reputation, brand, business and revenue, and that of a identifiable individual member of staff. We are advised to reserve all our rights with regard to any comment made in your review/s against the firm and individuals, and any future remedy we may need to pursue. We kindly ask you to consider your review/s in terms of accuracy, truthfulness, proportionment, and reasonableness. It is factual that your Landlord compensated you during the tenancy for unforeseen maintenance issues, that at the end of your tenancy an independent inventory clerk carried out a check of the property condition producing a report from which the Landlord made a small reasonable claim against your deposit to which you agreed. We would like to invite you to please contact our Operations Manager to raise a formal complaint so that we can review this matter via the correct channels. To all readers: the information in my review is completely factual and supported by evidence in the form of emails, photos, and videos. I made my grievances clear to Dan Walker in recent email exchanges, but the opportunity to deal with them effectively by opening a complaint was ignored by AB. So I now choose to extend my legal right to leave an accurate review of my experience, across any review facilities, to help other people make a fair judgement. Any further tantrums by AB about negative but accurate reviews ought to be ignored. End of.
