AVOID AT ALL COSTS. They will find a way to screw your offer up and will never pass it on to the vendors. Basically, they won't pass your offer on if you do not agree to have a convo with their horrible mortgage advisor. And if you have a convo as it's compulsary according to their policy, he won't listen to you and put any figures he wants on a ''mortgage application''. He was arguing with my partner why do we want to take a mortgage for 25 years and not for 30 years (Why would you do that if you can aford to take it for a shorter period of time?). He also said he would put 10K more on a mortgage application than we needed according to our offer (10K extra was over our limits and we knew that banks wouldn't lend us that much or even if they do - we couldn't afford much higher monthly payments). He wasn't listening. Still put 10K more. He asked all the additional details, such as the names of workplaces, etc., which you don't need to mention when you apply for a decision in principle. I've seen multiple red flags in regards to that convo. Literally, next morning he said we wouldn't get a mortgage. I've made a complaint to the Sutton Coldfield branch manager Louise who wasn't interested in the situation and her response was: "That's our policy to submit the best available offer to the vendor". She clearly said she will pass only 1 "best" offer to the vendor (it was obvious it won't be ours as "we cannot get a mortgage" according to their mortgage advisor). Even though we weren't capable of getting a mortgage at all, they would't reject an offer until following day (midday). Meanwhile, we kindly asked her to let us know the final response by 5pm that day as we had to confirm to the other estate agency if we want to bid or stay with our current offer or withdraw our offer on another property which we've made an offer on a couple of weeks ago and haven't heard from them since then due to the vendor changing the estate property. The deadline was 5pm that evening but the rejection letter was emailed on the following day. Zero humanity, zero understanding, zero compassion. The worst estate agency to deal with. P.S. We have a valid decision in principle with 3 different banks, one of them was chasing us several times to apply for a mortgage when they haven't heard from us since we've got a decision in principle. Why would bank chase you if you do not meet their criteria in the first place? Shocking experience and service.

Acres are saying that according to Covid rules you can't view a property unless yours is sold, however you can if you are in rented property or a first time buyer, Hmm strange !! Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
