Axis Property Management of Grantham; who also operate in Birmingham, are in 1st place to receive the: Sham clan award. I was dazzled by their professionalism, upon first meeting them. They updated the property based on security issues surrounding old locks on the doors. Any issues with Windows were eradicated, I really felt like they cared about the room for rent; tenants. Fast forward 70 days; the house has repair issues that the company won't come near! No matter how many times I call about broken/faulty fire alarms, I am met with a dull 'thank you for bringing it to our attention,' email, from Meghan the Axis Property Management of Grantham's; Manager. I stated the bathroom lights aren't working. This is a hindrance too me; as I have to wake up in the dark, early, hours for work, and can't see, I want to wash before work, and am really having an issue here. Also, I stated the 'slip hazard' factor, of not seeing water spillages in the bathroom and then upon entering that area; all the dangers it can cause. Again, no hurry to respond, I just get an email stating 'we will respond to your query in 48 days,' now, 48 days later....nothing. week eight; a Maintenance worker arrives; he is from Axis Property Management of Grantham. He changes the circular light in the bathroom. He then reports to the tenants " I changed the light, but the light still doesn't work, this is a re-wiring issue. The bathroom needs re-wiring." I am astounded! This repair was a 'serious' repair then! If Axis had came out and evaluated the situation earlier, we could have advanced much further with the repair by now; this could have had a resolution. The Maintenance worker from Axis continues " the kitchen floor is being ripped out and replaced, because it's a slipping hazard, the floor is sliding; tenants have reported this too us" I ask " when?" So I can stay out of the way that day." Oh we will let you know in a few weeks" The Maintenance worker from Axis says; and strolls out the room for rent property. 3 weeks become 3 months! Repair remains untouched, my emails from Axis contain no update on the matter. Meanwhile a Tenant answers the front door; standing their is a very wet guest tenant. This person is looking to rent one of the vacant rooms. As the Tenant cannot help; they have no keys to other rooms, they offer to call Axis Property Management of Grantham; no one picks up, despite 'several attempts.' The time is just after 1 pm, we are well within the working hours of Axis's working time frame! The Tenant tries to entertain the guest Tenant; who arranged a viewing with Axis Property Management. The guest Tenant is rightly frustrated and leaves unseen, by Axis Property agents. So, why is it Axis Property Management of Grantham; who also operate in Birmingham, cannot get 'an arranged viewing of a room for renter; right?' It would take 'one' staff member, with room keys; to show up...it's not rocket science! Yet; why is it, in comparrison; for their 'room inspections,' two members of staff are afforded for this 'circus' event? This event 'absolutely delights, Axis Property Management of Grantham! You can see their excitement build in their emails. 'Room inspections will take place tomorrow from between the hours of 11am-5pm. Do not worry if your not in, we have complete access to all areas.' Reads the email. I ask David Raffan (who is part of Big Blue Propertie agents; and he joined forces with Axis Property Management of Grantham. David invited them over to his team, and took on their name: Axis Property Management) "Can you re-arrage the inspections, for a day I am off work?" It's not welcomed. I then state it's illegal to search through Tenants possessions without a search warrant. This annoys David. Expect to find the following whenever you say 'anything' David Raffan does not like, first, let me tell you how 'petty and vengeful' David is towards tenants: A Tenant moved out after being harrassed; by David for double rent payments for 'the same month!' A Tenant notifyed David from Axis Property Management; the Tenant of room 1 has left. David turned off the shower as punishment towards the remaining Tenants for 24 hours...you could not get a shower at all! David felt we 'hid' the Tenants intention to leave from him. This is totally unfounded. When a Tenant requested to be present at room inspections, David replied " you do not need to be in." He doesn't want you their! He will then pop in to that room for rent address and turn off the shower/s for 24-72 hours, or until it is phoned in as a repair! Or/and While your out at work he will steal new Razors, A4 see thru sleeves that protect your paperwork, lots of reusable; large shopping bags, and an air freshener. What's going on during these ' room inspections,' or should I rename it for what it is;' room degradation, searches? ' Expect tops of Wardrobes, inside wardrobes to be searched. Pockets of bags, Coats, t-shirts, tops, Hoodies, Cardigans, Trousers, Shorts, Cleaning tabards, Chefs Apron, Kitchen Assistant Apron/s, to be thoroughly rooted through! Any 'cloths are removed.' Expect every room bend/turning/corner/office to be searched. Every storage container/Area to be rooted through/searched. Every ledge and window sill! Missing items directly attributed to the after effects of a room search are: panties/pants, Cleaning cloths, sponges, green scratching pads, bleach, Cleaning chemicals, shampoo, hand Sanitisers, under arm roll on deodrant, deodrant sprays, socks, scarfs, umbrella, pillow cases; I have lots of 1 without the other twin pillowcases; then the remaining one side of the twin vanishes also; so they claim the set! Canned soups, Beans and Sausage combo tins, cans of pop; 3 in one swoop, gone! Ear defence plugs; the foam in-ear type; to block out noise at work, eye protection goggles/glasses for work, plastic tubs you use to heat up food at work, can opener, pain relief, cold and flu pills, vapour rubs, creams, cello tape, grey tape, black tape, white tape, Pritstick, pens, felts, laces, new face masks, new Razors, movies and music discs, t-shirts, tops, Coffee, tea towels, towels, flannels, batteries, phone charging cable/wires, screw drivers, 6 pack of crisps packet set; will be opened; and 3 crisps removed; 3 dumped on floor; as if you opened them, new biscuits opened; half removed, chocolate and sweets gone by the handfuls, oil removed, bed Sheets, freshly posted bank letters, work paper work, soap, shower gels, soup sachets, reusable large shopping bags, cups, gloves, butter, Jewelry, cutlery 'especially' tea spoons! Kitchen roll, toilet roll, A4 see thru sleeves that protect your paperwork; gone 5-15 sleeves at a time! Air freshener, Surf liquid form; clothes soap washer, fabric softner, change left out; hats, jogging pants, Bubble gum, conditioner, new combs, Coats, interview shirts/blouses, dark work uniformed trousers, hair mousse/gels/wax; this is what I can recall instantly; I may have 'missed' a few; can you believe it? Introducing: Axis Property Management of Grantham; Scam shams favourite money spinner; Faithful, dependable tenant pays on the 1st of every month for the month Or Pays two months rent upfront; renews it soon as it runs out I.E repeats payment cycle Do you know it doesn't matter to Axis Management Group of Granthams David Raffan? He will wait 2-3 weeks then ask for the payment again? Call you up on 'your day off, the weekend,' stating; you are in arrears, can you make a payment ASAP OR If you stated you found the property unsecure; when was the last time the front door lock was changed, because you have strangers knocking your door in the mornings and evenings? He will wait until 2-3 weeks after you paid then text you that ' I have not received payment for the month of March,' he then 'threatens' you; if no payment is received in 7 days I will pass your information on to a Debt recovery team.' You email the date you paid him (guess what? It's the same date as last month, and every month!) You ask him to appear at the address to see proof you sent it to his account; the bank have given you a receipt! David, does not respond! You are left wondering is a Debt recovery agent coming to see you 'riled up,' with just one side of the story; Davids? Is an aggressive 'burly' guy about to knock your door off; in demand of entry, and evaluating your goods; with intent too remove goods? David leaves you like this for 2-3 weeks! Then states ' I realised you did pay. It's ok.' No apology because David is an arrogant; narcissist, a very nasty, vengeful piece of work! David's goal is 1; to get you to pay two rents in one month, so if your room rent is £ 445 a month, he wants to 'scam' you into paying £890 for the same; one month! Goal 2; get you in a panic; submitting you into paying instalments on that £445, based upon 'false fraudulent fabricated lies,' so the £445; is 'pumped' up like a deflated ball, inflating; to: £495 or £545, sky rocketing impressive 'net' rates! This scam isn't going far; it's here to stay! David has now trained Jack from Axis Property Management of Grantham; to take on the scam operating in the 'front line,' while David shouts commands from 'behind' the stage Circus curtain! Jack will email, the text, then call you, harassing you at work; for " unfounded arrears to be paid." Jack will swarm over to the house storming in like a Storm Trooper operating in newly acclaimed enemy territory; banging your door aggressively, persistently, announcing you have arrears you need to pay ASAP or if this is not possible; instalments can be arranged; added to your monthly rent bill. The cleaning operative the advert states comes and cleans the property, regularly; dwindles from monthly visits to two or three monthly visits! When the cleaning operative empties out a newly vacated room; of rubbish, they then take that rubbish and dump it at the back door; blocking an 'exit,' which you must never do! The rubbish in the kitchen is 'ignored,' like their allergic to kitchen bins! The cleaning operative then exits out the front of the property; totally 'aloof' to the Council bins that are their right by the gate, that er, get emptied of the 'rubbish' that they so 'arrogantly' disassociate themselves from.... Also; isn't the fire alarms maintenance and repair; a requirement by law, Axis? Are you totaly going against Government guidelines? This Axis have left such a 'nasty imprint on me,' I will be warning young relatives who seek rooms for rent; during university studying years; too 'steer clear,' of a company/ any associate agent of Axis Property Management of Grantham; who also operate in Birmingham, West Midlands!

They offer very expensive small rooms in a house share through false advertising promising Biweekly inspections, regular cleaners, 24/7 maintenance. I was recently living at 97 Grafton Street and it was like living in Hell, it was horrendous, Axis allowed druggy to live in the shared house, the entire house smelled of weed all the time and they played loud music up to 8 in the morning. Food constantly stolen from communal fridge the communal room was used as a drug den, there was a rat infestation and broken draind. All the kitchen appliances including fridges, microwave and kettle was stolen, thus no usable kitchen. My room door was broken into by a non tenant leaving me with broken bones and that room door couldn't be locked anymore, and my privacy was violated. Police advised me to stay away from property for my own safety and had to leave which made me homeless. They refuse to give me compensation ir a rent refund. Cowboy, cowboy, cowboy. Evil company with vile people working for them they literally will ruin your life if you move into any of their properties stay away. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
