Staff are very friendly and attentive. They always respond to our thoughts, and they are honest. Our flat we are renting is warm, and quiet, as advertised. I was excited to move in - I was beginning a new job with the NHS and finding a place quickly was important to me. I was even happier that after finding a place it was possible to move in quickly. Having no hot water was fixed within 4 days - until then I was unable to shower. It took a further 1 1/2 weeks to address issues such as not being able to access our mailbox, a broken catch on the window, a broken plug socket that was potential dangerous, and a few other major issues. My partner and I have just completed our first month. Issues that were known at the start of the tenancy are not completed. Our dishwasher that came with the property is still internally flooded. Our washing machine we have to use at its highest setting (90 degrees) because it doesn't heat properly. Two catches on the doors don't work, leaving the bedroom door to bang during the night. Worse still, a blind in the main bedroom is broken at the top with the blind hanging precariously from this so we have to move the bed away in case it falls down and causes an injury. The shower unit won't attach to the wall which means we cannot take a warm shower, and we are lucky to get ten minutes of hot water from it which means much of our soaping etc has to be done before we step in. In the kitchen our fridge trays (at the bottom) are cracked, and contain dirt. Overhead cupboard doors that are supposed to stay open, the catch is broken, and several of the lights do not work. The person who came to fix the initial problems is happy and willing to fix these issues despite the lockdown and just needs to go-ahead to do this. However, as reported above, we are a month into the tenancy and so far there has been very little action. I requested a reduction in rental price due to these ongoing issues and delays and was told that they repaired all the issues that were considered primary concern. My advice: if you move in to a place and they know about issues and say they will be fixed, get this is writing and when they will be fixed. Otherwise, like ourselves, you might be moving well into your second month.

Absolutely fine until it comes to moving out and then they will rob you blind and state that you haven't left the property how they expect you to. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
No procedure set.
