Until very recently we have been very satisfied with Linley and Simpson and have been long term clients as landlords. However recently they have been ramping up additional selling of income protection insurance etc. They are doing in the name of the Corona situation. It's very heavy selling tactics and too much for our taste. It feels like very aggressive sales tactics taking advantage of people's current anxiety.

29 Jul 2020Hello Leon, Thank you for the reply. What I received was not a recommendation for insurance which of course I would have welcomed. I received a prepared income protection insurance policy that I did not ask for or want from a do not reply email address. The policy provided no information on the cost of the insurance or any helpful advice over how to refuse the insurance. When I rang searching a way to stop the insurance. I was bounced in circles between L&S and the insurance company. It was an incredibly aggressive approach to insurance sales. Cathy

30 Jul 2020Hi, I have looked into this further. Firstly, apologies for our assumptive approach which was something we pondered deeply and which we know is problematic for some clients. We concluded that if we took the reverse approach it would simply be too late for many landlords by the time they either read the communication or decided to opt in. This is one of the few remaining schemes still available in the market and will be a lifeline for many landlords in the coming months and years. These schemes are now only available through reputable managing agents and businesses around the country are protecting their clients’ income ahead of the economic impacts to come. This is a genuine, and in our opinion urgently needed, benefit to almost all our clients. The risk is for you to assess, as you clearly have and that is why we allowed sufficient time for our clients to either opt out conveniently online or to contact us to discuss the proposition and make a final decision ahead of the proposed date. I’m sure you appreciate that we have a duty to make all our clients aware of this option to protect their income, whatever the age and status of their tenant. This is not a regulated scheme. Linley and Simpson are the policy holder, we are simply extending our managed service to include an “interest” in our scheme for the additional 3% proposed. We will not routinely be offering you assumptive services, this is a one-off, time sensitive reaction to the current economic indicators. We’re very sorry if our approach offended you and sincerely hope that we can repair your trust as we move forward. 31 Jul 2020Leon, As I said respectful recommendations and information about income protection insurance would have been welcome. I understand the current situation. This was not how the insurance was sold, I had expressed no interest or wish in purchasing an income protection insurance policy . However out of the blue I received a policy in my name (screenshot attached). The emailed contain absolutely no information about the cost of the insurance. The policy was sent to me from a doonotreply email address and opting out was a deliberately obscure and circular process and limited to a 2 week window. I have real questions about the legality of the manner in which you have sold this insurance. Even if it is legal it felt like an extraordinarily aggressive sales approach.

Fees are in line (if extremely overpriced) with other agencies in the area, however the fees are ridiculous when the most basic and fundamental errors are made in paperwork and communication which tenants are paying for.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
