Very inflexible.

Had mould issues in our flat that were clearly a problem with the flat itself and not anything to do with who was living there. The flat clearly had the problems before we even moved in as you could see where they had tried to "fix the issue by doing nothing but paint over it.
So when the problem was coming back when we lived there, we informed them multiple times, each time with them trying to blame us saying it's how we're living there when anyone could see it was a building issue. Took well over a year for them to finally do something, which consisted of them just painting over it again. Well, most of it anyway.
Eventually decided to move to a new place and with a new letting agent. Clearly they weren't happy about the fact that letting agents aren't allowed to charge tenants half as much as what they could before for things so tried to take it out of our deposit instead. Partly through trying to charge us for the mould damage/stains and partly through just outright making issues up that didn't exist.
Seriously, unless it's your dream house, avoid this company like the plague.

The flat was unclean on arrival, and despite specifically requesting a thorough clean of the bathroom, and a clear verbal promise that anything that could not be cleaned would be fixed, we arrived to a tap so corroded it was unsafe to use, unclean shower screens, and a badly corroded and dirty shower head. In addition, there were rust stains on the floor where items had not been moved to clean under and were stuck to the floor. Subsequently, we have attempted to ask for these things to be fixed, but is like pulling teeth and regardless of what was promised, nothing has yet been fixed, and they take days to respond to emails.
The walls are filthy, and in desperate need of repairing - there are huge gaping cracks in the plaster in some places, and yet we are being told we cannot even cover over this damage (that they are refusing to repair) by hanging paintings or posters, and that any minute nail or blutac mark we add to the already stained and scratched walls must be individually requested from the landlord, documented, and completely filled in/painted over after we leave.
The lack of empathy shown by Milly and her colleagues both by email and over the phone is genuinely quite upsetting, as no one at this company seems to realise that this is our home, and (for the current lockdown) also our workplace and the only place we are legally allowed to be, and that it is unacceptable to be waiting days for an email reply, and weeks for any kind of action to be taken.

I have recently rented a property in York using Linley and Simpson and I have to say that the service and professionalism I received was second to none. As we all know, moving house is a particularly stressful time. So when the member of staff (Jo Hibbert) who was dealing with this with myself, I was taken aback by how exceptional and positive she was, from start to finish. During this time, at no point whatsoever, did I feel worried, anxious or un-sure about anything at all. She was my calm during a storm that never actually presented itself. I've never known or heard of a more pleasant experience for a house move. She was un-commonly good at her job and the whole thing was completed in a very short space of time, and I can only put this down to her own personal values and cares for ourselves, the customer. This level of professionalism should be highly regarded and recognised. I can't thank you enough.

Even if we accepted all the terms asked by the landlord, had a higher annual income than required for the referencing, and were ready to move in straight away, we were told by the agent - who wasn’t even bothered to call the landlord the third time in two hours - that he still wanted to hear the other tenants’ offers! We had the impression that she did not do her job properly.. Tom was the only nice and caring person in the office, who assisted us kindly and seemed to care about what we think about their service.

Two tenants on a 12 month rental contract. One tenant was leaving to be replaced immediately with a friend. Linley & Simpson refused to handle any deposit transactions and instructed us to agree upon the state of the apartment between ourselves, and the new tenant to pay the leaving tenant the deposit amount.
Even though the latest itinerary was many years old, they refused to do any inspections. Expecting the tenants to somehow have a crystal ball and see into the future to know what they will judge as deductible from the deposit when leaving the property. The new tenant to be liable for damage potentially done before they moved in.
Throughout the whole process the communication from them has been inconsistent with so many details being miscommunicated causing unnecessary delays and complications.
I would advise anyone to stay clear of Linley & Simpson, or if you do need to be involved with them, make sure you treat them as if they have no idea how to be agents and instruct them how to do their jobs.

I can say thi is one of the best state agency in York. I rent the first property with this agency 4 years ago, their services are always amazing, they are always willing to help every thing we asked and one special thing is the deposit had been returned very fast and reasonable. All staff are helpful and friendly, especially Hannah, Steph, Katrina and Julie. I am a busy business woman but due to the helping from them, Everything has been sor out easily. I have just got the key for another property. Really happy and highly recommended

If your a landlord I wouldn't trust them with any of your properties. They never carried out an inspection on the property I let from them until the lease ended.
If your a tenant I'd go to a more reputable and trustworthy letting agent.

Fees are in line (if extremely overpriced) with other agencies in the area, however the fees are ridiculous when the most basic and fundamental errors are made in paperwork and communication which tenants are paying for.

Whilst the staff at Linley and Simpson are generally friendly people who try to be helpful, our experience with this letting agency has not been a good one. To name a few of our grievances:
- It takes an age to get a response to any of our emails, we are still waiting in January for repairs which we reported in October. - The house was unclean upon moving in and often not as described in the inventory. - Basic mistakes (such as incorrect spelling of names and dates of tenancy not adding to the number of months described) were made in the contract we were sent which was not changed until multiple requests. This was a contract which we were charged over £100 in admin fees for them to write. - On average it takes around 2 weeks to receive any response from our landlord through Linley and Simpson, taking almost a month to get a new washing machine installed after we reported our original machine to be broken. - We have found unexpected fees sprung on us after paying the initial fees for a change of tenant.
There is not one big problem with Linley and Simpson, they are just slow and generally unprofessional. I will never be using this agency again following this tenancy.
