ONE STAR IS WAY TOO MUCH PLEASE DO NOT DEAL WITH THIS COMPANY. They have wrecked my home, destroyed my spirit and trashed my faith in people. They don't listen. They are smug, self satisfied, unhelpful, pompous, righteous, destructive, discourteous and dismissive. They give agents a bad name.

4 Oct 2019Felicity’s comments are inaccurate in the extreme and despite our best efforts she cannot be satisfied. She has misunderstood our role and constantly blames us for faults in the property which we have no control over. We have responded to all problems immediately and efficiently but sometimes that’s simply not good enough. Its a tricky situation but perspective has been lost despite our best efforts.

5 Oct 2019I suppose i just have to accept that some people can use social media as a weapon. Felicity has had nothing but attentive service in trying to sort out problems in her building. She seems to think that we are responsible for problems when our mandate is to deal with them when they occur, which we have done in good faith. Her lack of understanding and perspective is unfortunate but we continue to try and resolve problems in the best way we can.

7 Oct 2019Bective's 'manage' the Flat above my beautiful home. And their failure to sort out their property's major, ongoing plumbing problems me has put me - and my home - in grave danger and caused extreme disruption and upset. I have had three major floods in less than 14 months. Repairs to my main bathroom - out of use following the massive leak from above in April - were completed less than one week before water poured through another ceiling last Friday. How can they justify this? My beautiful home is being trashed on a regular basis - the replacement of my ensuite ceiling this week will be the sixth ceiling I have had to replace because of water ingress from upstairs. My life, work, health and wellbeing are being totally ruined. Our building was left in a gravely dangerous situation over the weekend. The Chief Fire Officer at North Ken says the current situation poses a real potential threat to life. How can this be right

8 Oct 2019More facts: Water is still coming through my ceiling 4 days after the bathroom was flooded by a major leak in the Bective managed flat above – my third ruinous flood from above in 14 months. Yet the problem has not yet been fixed – or even, seeminly, identified: my lovely upstairs neighbour tells me that Bective are waiting to “get estimates.” This is an emergency. The bathroom is unusable, the electrics are soaked and the local Fire Chief has advised thewater/electric mix poses an obvious fire risk. How can this just be left? I took yet more time off work today at Bective’s request to give their plumber entry to my flat. He failed to turn up... No explanation or apology has yet been offered. Proactive and efficient? You have to be kidding...

8 Oct 2019The plumber has visited the building twice and not gained access to Ms Hawkins flat even though she was in but was too busy to let him in. He has also been working on the faults and will continue to do so until resolved. And we will continue to discharge our responsibilities despite the deluge of false claims.

8 Oct 2019More facts: Last night, Bective's requested I be at home today to give their plumber access at 11.30. This was very inconvenient and meant moving meetings. But I waited in until 12 - and he did not show up. I received no message of explanation of apology. By Bective's written admission, he did not turn up at my flat until after 12. Why? How disrespectful. It is totally untrue to say he has called twice when I have been here but to busy to let him in. He has NEVER called when I've been here. (Although I am very busy and have had so much time wasted by this dreadful debacle) If Bective's spent more time doing what they should and less time trying to justify the unjustifiable with a tissue of frantic fiction, my lovely upstairs neighbour and I could actually relax in our homes and they would be much safer, happier places in which to live. Our health and wellbeing is being severely affected by the stress, mess and danger. The only "deluges" their MD should be focusing on are the fllthy ones that keep pouring through my ceiling. This is truly shameful - and potentially very dangerous shambles...

17 Oct 2019Hi Peter, We are the tenants in the flat above Felicity’s. Completely understand your point that your agency is paid just to manage our flat but you are stretching the truth when you say repairs have been done to a good enough standard .. your agency took five days to address a leak that was going through electrical fittings.. advice from the fire brigade about the risk of a fire was dismissed.. and oh! Earlier this year we found a live electricity line under the other leaking bath tub ... BLM allegedly supervised repairs in that bathroom. We have just had your agency’s Lettings Director and our landlord ( who pays your agency a handsome sum of money) come around to our flat to review the poor standard of repairs carried out by your agency’s contractors who you are supposed to be supervising. There is clear, irrefutable evidence that your agency and the appointed contractors have not been managing the property in the manner that it expected. Lies being told to us and about us to the landlord! Everyone now knows what’s been going on .. I could post the list online for you to review but I am sure you could also just ask your staff... By the way- our Gp, environmental health and the local MP all agree we have a legitimate grievances against your agency.. It’s quite clear to all that BLM have not been doing what they are meant to be .. but we will leave it to others to address with yourselves.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
