On Mullucks Integrity: Joan Bull, the manager, hid information from the landlord. She made it clear to me that she manages the rentals. On Mullucks Efficiency: There were times when we had a stream of contractors at in our flat. Contractors often came for the most trivial of reasons. I assumed that The landlord picked up the cost of those "repairs" and Mullucks picked up a commission. On Mullucks Openness: My landlord liked to be hands on but ! had the impression that contractors had been informed by Mullucks not to speak to landlords directly. I had the impression that this was the reason that the contractor who came to quote about removing the decking did not call the landlord when I asked him to. The Mullucks office staff do not have the skills or knowledge to communicate maintenance issues. The extra level of indirection leads to botched jobs, and therefore, extra expenses. I had the impression that one motivation for the large number of contractor visits could be the commission Mullucks receive for each visit. Those visits are disruptive to the tenants and very expensive to the landlord. When I asked if a motivation for all the contractor visits was the commission that Mullucks earn, Joan Bull informed me they "will be taking advice on your comments made against mullucks" (I took this as a threat in an email from them 18th May 2017) On Mullucks Flexibility: When Mullucks want your business, they are flexible. When you are signed (trapped) they become rigid and inflexible. Would I recommend Mullucks Wells? Of course not. I would not trust the current staff to manage my property. Indeed I am one of the "long term tenants" that the nameless "Director of Residential Lettings at Mullucks Wells" refers to in someone elses complaint below. The director seems to equate being a "long term tenant" with embracing Mullucks Wells involvement in the Letting process. It does not. Other factors can force us to stay. (I also note the "Director" has not provided us with the evidence that they say they can produce to refute the points that the other reviewer made) A quick google search will give a list of good alternatives to Mullucks.

2 May 2018We were very sorry to see this feedback, much of which is inconsistent with our experience. We do not put all jobs out to tender but use reliable local companies that we know to be reasonable and efficient. At no point were other cleaners let into the property to quote for the cleaning so the £250 apparently quoted by another cleaner cannot have taken into account the level of cleaning required or the amount of rubbish to be removed from the house and garden. As part of our property management service we undertake to carry out regular property visits and arrange maintenance and repairs on behalf of the landlord and we report and account to them accordingly. Generally, this causes very little disruption for the tenant but, where there are issues, we are duty bound to deal with them. We are also one of the few agents who do not charge commission on contractors invoices. Our experienced Lettings team work hard to provide an excellent service for both landlord and tenant and to ensure that they are kept fully up to date with all the legislative changes that govern this industry but there are occasionally situations where one party is unhappy and deposit disputes can be one such area. When this happens, we try to iron out any problems quickly, however, if this is not possible then the Tenancy Deposit Scheme is the correct forum for arbitration. We work within the constraints of the law and our contract with the landlord and we believe this to be true in this case.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
