Eric is polite and perhaps he is more competent than the director of the company, James Doherty. This does not take away from the poor service provided by this rogue company. Mr Doherty can not be trusted.

Given that Eric Fraser works with James Doherty and Allan Campbell quite closely one would expect that he would have some suspicions about they underhanded and unethical manner in which they operate. If he was an honest man he would habe reported them the appropriate authorities and distanced himself completely from this shady firm. Perhaps if the two directors of this company were not man and wife and someone professional with an ethical outlook then a decent service could step into show them how to fulfil their role as directors something could be salvaged from this farcical letting agent. The way things stand just now Concept Lettings is beyond redemption and it may be just a matter of time before it is investigated and closed down. Hard to understand how Doherty and his wife think that they can run a company so badly and cause stress, suffering and potentially physical harm to thier tenants. There are some evil people in this world and one wonders how the Dohertys and thier colleagues can sleep at night after the misery they have allegedly caused to the reviewers.

Richard with all due respect, these reviews are about the letting agency which your friend, Eric Campbell of East Kilbride, is involved with and not the Estate agent side of things. He knows the tricks which Doherty uses so he is far from innocent.

My apologies, Eric's surname is Fraser and not Campbell. I can assure you Richard that if you had gone through the traumatic experience of living in a run down house which did not meet basic safety standards you would not be giving Concept Property Lettings Ltd a 5 star review. I would not wish renting from them on my worst enemy.

By: Alan Campbell Apr 09, 2018 In response to the abhorrent lies, accusations and abuse uploaded on this website Concept Property Limited have prepared the following statement : Concept Property Limited are always willing to discuss any aspects of a tenancy with genuine tenants or ex tenants. However what we are not willing to do is enter into any form of communication with anonymous internet trolls / cyber bullies as we neither have the time nor inclination to do so. Unfortunately it would appear that we have acquired an internet troll / cyber bully who is currently masquerading under numerous pseudo names whilst purporting to be genuine dissatisfied tenants. Our internet troll is unable to comprehend that to resolve any genuine concerns we obviously require a tenants genuine identity and a genuine address of the property which they allegedly leased from us. We have asked the individual concerned to confirm their identity but obviously that did not happen and never will. With regard to the above we thought it prudent to offer up some facts and clarity as opposed to the abhorrent lies and accusations being levied against CPL Directors and employees. In our experience such abuse mainly occurs as a result of ex tenants not receiving their deposits from a company such as Mydepositscotland.It must be stressed that the decision not to return a deposit to a tenant is NOT a landlord or letting agents decision. That decision is made by MDS alone. This is a simple, impartial procedure where landlords and tenants upload their evidence to the MDS website who then make a decison as to who should receive a deposit. Ironically if MDS decide that the landlord is correct then inevitably the landlord and the letting agent are criticized and abused for a decision that they did not make ! The following advice applies to all genuine tenants who have genuine concerns : 1. If a tenant has any genuine concerns regarding any aspects of their tenancy they can call our office or write to us and the matters will be dealt with accordingly 2. If a tenant has any genuine concerns regarding repairs then they can write to Private Rented Housing Panel who decide if a Repairing Standard Enforcement Order should be issued against a landlord. If a landlord fails to comply with an RSEO then they are taken to court and receive a criminal conviction. As a result of carrying out all repairs correctly and timeously CPL Directors have no criminal convictions whatsoever 3. If a tenant has any genuine concerns regarding any form of bullying or harassment then we would advise them to contact the Police Hopefully the above will assist tenants with genuine concerns however unlike genuine tenants a troll / cyber bully will never adhere to correct procedures as this would involve revealing their identity however their failure to do so does reveal them for what they are. Surely questions must be asked about the validity of a website which appears to readily accept and allow this type of trolling / cyber bullying whilst stating that all complainants must adhere to their Terms and Conditions. Anyone wishing to view these T&Cs can clearly see that any number of the hate filled inane rantings we have received contravene any number of these T&Cs. Unfortunately there are numerous websites which provide a platform and a cloak of anonymity which allows internet trolls / cyber bullies to abuse at will. We have emailed All Agents twice regarding the abuse that they allow on their website - to date we have received no response ! Finally there is no doubt that the personal, slanderous and racist abuse we have received is a hate crime and a criminal offence and as such we have reported the matter to the Police who unlike ourselves can investigate and will identify this troll and take appropriate action. Perhaps Mr Campbell should do some research, he has referred to the PRHP, this was actually replaced in 2016. How can tenants write to an organisation that is no longer in existence? Tenants would be unlikely to give this company poor reviews if they had received a satisfactory service. It should also be noted that vulnerable tenants are not always able to take action against unscrupulous landlords/agents as they may not be aware of the legal process and fear eviction.

Concept Property Ltd again confirm that we have been trolled and unsurprisingly again they fail to reveal their identity - the obvious question is why and what is it they wish to hide. Is it the fact that : 1. You have never been a tenant of ours ? 2. You have never leased a property from us ? 3. You did lease a property from us and destroyed it ? 4. You do not want the public to view the before and after photographs ? 5. You do not want the public to read the reasons why an independant body such as MDS decided you were not entitled to have your deposit returned ? 6. You are what we refer to in this industry as an undesirable tenant ? 7. You never paid your rent ? Again our offer stands ie reveal your identity and confirm the property you "allegedly " leased from us and we can then enter into a sensible civil conversation in an attempt to resolve your issues - after all that is what you repeatedly claim that you want ! Concept Property Ltd confirm that yet again we have been trolled and yet again as expected the troll has refused to reveal their identity - it raises many obvious questions ie what is this troll hiding , have they ever been a tenant of ours , did they destroy our property and not have thier deposit returned , are they what we refer to in the industry as " an undesirable tenant " ? We will never know as they hide their dark secrets behind their cloak of anonymity , all we do know is they are hiding something - laughable !

Not sure what is funny? It is disgusting that concept letting would find any of this amusing, and why would someone give their identity online? How would that make a difference? The reason you want these tenants to give their names is so you can attempt to bully them into silence, I would guess you would bombard them with letters threatening court action etc or post nonsense on here about why they are apparently making slanderous statements about your company blah blah blah, defamation has to be statements that are untrue and intended to damage reputation, the problem with that is you have absolutely no grounds for any sort of suit and you know it, you can make threats etc etc etc but in the end if someone can prove what they are stating is true then sorry but you have nothing, as a matter of fact it is actually on you to prove statements are false and intended to damage your reputation etc, it is impossible for you to do this when there is a line of tenants a mile long who you have conned and mistreated who all have the correspondence from concept property showing what has happened throughout the time they rented from you, once again I will remind you that people have the right to honestly post a negative review should they wish to do so, if nobody believes them then fine but more fool them, people have to ask WHY would someone take the time to write total lies about concept letting? And not just one person but many, why would someone do such a thing if they had a reasonable experience dealing with you? It makes no sense to say that someone did not receive their deposit back from MDS and decide to blame you, these people who are writing reviews about you have had constant hassle throughout their lease and simply don't want you to keep getting away with this shameful conduct, I for one actually hope you will take these into account and do the right thing by your tenants, nobody wants to hurt anyone financially or insult anyone but why should you continue to make money off hard working folks while mistreating them and making their life miserable should they need repairs carried out, what type of people takes someone's rent each month and then leaves them without heating for weeks when they have small children there? How can you get away with leaving families to live somewhere when the main property door won't lock and there is no security at all and they have kids in the house and at anytime anyone off the street can just walk right in?, what gives you the right to take chances with other peoples safety when you know there is electrical hazards at the property? Why should tenants be threatened with eviction should they voice their rights as stated in the lease? could continue all day with stories like that and we all know that things like this should never happen, and you certainly would not like this if someone in your family had to endure this type of conduct while still paying rent. I hope you change your ways as it is better late than never, good luck and be nice Jimmy D
