Our flat was flooded on Friday, August 18th, 2017 after 5pm when our neighbor's boiler broke and starting spewing water. Our neighbor was away, so no one could open the flat door to let a plumber shut off the water. When I tried to call Butlin Property Services, who manage our block of flats, they did not pick up, as they only answer calls between 8am-5pm. It would have saved a lot of damage to our flat if they had a 24-hour emergency line so that someone with a master key could have let a plumber into our neighbor's flat. In fact, it seems unusual that they do not have a 24-hour emergency line. Instead the fire brigade was called to break down the door and stop the leak, which was now flowing across the entire 3rd floor of a 5-story block of flats, flowing down the outside wall of the building, and leaking through the floor into flats below, potentially causing shorts in the electrical conduits. Power was shut off to flats, presumably until Monday when Butlin opens for business again. I'm not quite sure what Butlin is paid to do (clean the communal areas?) if not to respond to building maintenance emergencies. Even the firemen and city council had trouble getting in touch with management. This is a dysfunctional management company. Avoid at all costs if you would like help in an emergency at your property.

13 Sept 2017Dear Mr Brown, As I have replied to your google review with the same content on the 20th August. I will summarise the response here. - There are emergency numbers posted on the notice boards. - An emergency call out for a contractor to assess and then gain access to the property would have taken over an hour - The most effective emergency number in this scenario was 999. - We manage the Building for the management company and the shareholders of the company/building. - We do not hold keys to all flats as these are owned by and the responsibility of individual owners. - We were in attendence to the site the morning after to begin remedial works, assess the property and reinstate power to most of the building. - By the end of Saturday all property unaffected by water had electricity reinstated.

This company managed a building of 76 flats between 2020 and 2024 and the communal areas were continually unclean, lights broken, lift broken for 2 weeks, no cover for concierge illness or annual leave. Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
