Property Solutions have let and managed by portfolio of properties for 7 years now. All of the properties are rented to students in Birmingham. I cannot fault the service that I have received from them. They have always ensured that the properties are always rented and kept up to standard. I take regular direct feedback about the agent from the tenants who live at my properties and have had no reason to complain. Tenants will always feel that they are being over charged or penalised for no apparent reason. However, what they fail to understand is that tenants can also be wrong. From experience- I know that tenants aren't always able to be as careful as they wish to be. Damage has to be charged for and as a landlord I would expect the agent to charge the tenants as required. It is instinctive for tenants to become defensive and feel as though they are being targeted. However, every tenant must understand that a lot of time, money and effort is put into such properties. The houses must be treated with a little bit of respect

3 Nov 2017Dave. Actually you need to understand that it's not always the tenant at fault. I admit there are terrible tenants out there. But I'm definitely not one of them. I have been brought up to respect other people's things. And to keep things clean and tidy and to look after them as they are my own. Since moving in I have brought a whole gardens worth of plants. My parents regularly come over to clean and dust it as I'm disabled with three herniated discs. Because the worktops are made from all wood and I didn't want any water from the taps to mark it, I cello-taped a water proof table cover on top. I mentioned that I didn't mind at my own cost if I could put up something on the wall behind the loo basin because there was no splash back on the wood behind the taps. I never heard back. I have constantly treated this home like my own. I love it as I would do my own. I have never ever missed any payments of rent at all since I moved in. Yet I'm an out of work disabled part time student who studies hard with Dyspraxia a learning disability. I have paid a handy man to fix the outside tap. I have paid £70 for the broadband and phone line to be installed of which my landlord still hasn't paid me even though he agreed with my mum to pay half. That was 2015. Below is only a quarter of my story of how I have been treated since they received the £1500 moving in fees off my step dad. All smiles and light until they have your deposit and the rest of the moving in fees. Then when you have any problems with a 'normal repair' this is what you get . The first call they've friendly and say they'll sort it. After the third or fourth week of calling and nothing happening they start with the disrespect. Very unprofessional. I wouldn't trust them at all. Very dodgy. My tap pipe burst with water flooding everywhere at 00:20 Saturday. Bare in mind I was panicking as I'm disabled and live alone. No family nearby. Their idea of an emergency out of hours contact is an old employees email address with their company name. So no I didn't email it as I was paddling in my flooded home. I desperately needed a plumber. I phoned up first thing Monday morning to be told before they even spoke to the landlord that 'The bill will be on your head'. I said the plumber would be emailing them. Property solutions response? The employee laughed , 'He can email us much as he wants' . Another occasion when I phoned up about mould and explained how I'm disabled so I can't move furniture around to clean so I have to wait for my mum to help. Property solutions response? 'That's not our problem' . I'm discusted at how they have talked down to me and insulted my disability. They lie a lot. And slate me to other people then slate them to me behind their backs. No respect they judge me because I'm out of work regardless of my disability and how hard I study with the OU. They may have treated you fine maybe. Probably because your employed and not disabled. Therefore they respect you. Clearly they have no respect for me what so ever after severely unprofessionally slagging me off to the plumber. Then slagging him off to me later.

Really truly the worst people I've had to deal with. Charged £400 for broken sofas which were not replaced for the new tenants, says they will do things and proceed to not do them, impossible to get a hold off. Very bad service level. Rented a unit in Harborne Lane last year, no response to any inquiries since paid and ignored all complaints about the defeats of the unit. We were continuously given false information by the call centre agents who are rude and abrupt but what else would you expect when there managing director is the same! a) Have staff who are less rude over the phone. b) Stop taking advantage of allegedly ignorant students. c) Have better policies which they adhere to regarding viewings.
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
