Loose wires multiple things brokenbed,freezer,windows,locks Not sure fire regulations are followed as fire blanket in kitchen is over 20 yrs old An absolute shocking state I would be embarrassed to work this company

Unreasonable, exploitative and quite frankly, dangerous.
As first time student tenants we were heavily pressured from the outset with their selling tactics (we were promised a TV if we were to sign up straight away - we never received a TV)
We were charged to pick up the keys for the house.
When we arrived to start the tenancy the house was in a diabolical condition - with numerous dead vermin and excrement all over the kitchen, not to mention the state of the appliances and the foul stench throughout the property.
Throughout the duration of the tenancy we found the staff to be rude and unhelpful. They organised a total of 25 viewings, with many of them being without 24 hour notice.
The house was dangerous - the property was not earthed electrically which resulted a large shock through the arm and into the chest being delivered to myself when turning on the extractor fan.
Our oven broke and we waited 6 weeks for it to be repaired, microwaving all our meals.
Our smoke alarm was removed a few months in to the tenancy suddenly by a member of staff and was not replaced for the remainder of the contract (until the deposit formalities).
Deposit - Unreasonable instructions were given to us to receive our full deposit including dusting every single crevice in the door panels, and vacuuming underneath furniture that was ridden with material from the previous tenancy (I could only laugh considering the state we found the property in).
We have done everything that has been asked of us so far to a T and we are still wrestling them for our money as I write this.
I don’t often take it upon myself to write reviews of services I’ve used. But never have I had the displeasure of dealing with a company such as Property Solutions.
I strongly advise against all students studying in central Birmingham to use Property Solutions.

I cannot fault the service that I have received from them. They have always ensured that the properties are always rented and kept up to standard.
I take regular direct feedback about the agent from the tenants who live at my properties and have had no reason to complain.
Tenants will always feel that they are being over charged or penalised for no apparent reason. However, what they fail to understand is that tenants can also be wrong. From experience- I know that tenants aren't always able to be as careful as they wish to be. Damage has to be charged for and as a landlord I would expect the agent to charge the tenants as required.
It is instinctive for tenants to become defensive and feel as though they are being targeted. However, every tenant must understand that a lot of time, money and effort is put into such properties. The houses must be treated with a little bit of respect

I wouldn't even give one star if it was an option. We have been continually let down and mucked around by this company, continually told lies and promised things that never happen. Our tenancy is with them and we honestly wish we had never taken our house. We have to nag for months for any simple task to be achieved, it is just an appalling company that don't care about their customers in the slightest. Our property is very unsafe in many ways, and no care has been shown to our safety or the property's safety. Never ever rent with this company. Some of the women have appalling customer service and the staff just show how little they care about anyone. I have never received a copy of my contract, and we have had to nag for nine months for our deposit protection certificates. It's just an appalling business that shouldn't even exist but they prey on students that they know need housing, and then don't give them any respect.

We have had terrible service from Property Solutions for the whole 9 months we have been with them. They were very easy to sign up with (although we had to remind them a few times to finish our paperwork after paying), but then the problems began. There were plenty of things they promised to do (like tidy up our garden) but they never did despite numerous reminders. Our kitchen cupboard is now damaged because they did not fix a leaky sink, again despite numerous reminders. We also didn't get an inventory of the house and its condition and contents (it was done, we just didn't get a copy), despite requesting it at least twice... Who knows what will happen with our deposit. They have threatened us legal action for not paying rent, but failed to notice that it wasn't actually due for another few days. As the other reviewer mentioned, we had viewings without being given notice - and they didn't even knock, they just came inside the house, making my flatmate think we were being burgled. Absolutely terrible customer service.

What agent could do to change your mind?
a) Have staff who are less rude over the phone.
b) Stop taking advantage of allegedly ignorant students.
c) Have better policies which they adhere to regarding viewings.

Ive been with this agency throughout my tenancy (8 months so far) and they have been an utter disgrace to be represented by.
When initially viewing the properties they were anxious to get us in and out as quickly as possible from each location and seemed disinterested and rude.
The biggest issues I have had with them however have been in the viewings department. They sent out a blanket leaflet to the properties they represent stating that due to the peak season they will not necessarily be notifying tennants before viewings. The contract very clearly outlines the policies on viewings yet they see fit to turn up as they please and conduct viewings whether or not the tennants were there and without notifying us first or afterwards.
They have claimed that it is other estate agents who aso conduct viewings on the same property who have been accessing it without notifying us; however, they identify themselves as property solutions 90% of the time when they knock on the door so this seems unlikely. If that IS the case why are they allowing this to happen? I have a contract with them, not anyone else. How is it that they let the landlord get away with something like that?
Whenever I have had to deal with them over the phone they have been rude and accusative of it somehow being my fault that this issue has arisen.
I have had to complain several times to their management about this, the next time I have to contact them it will be through a solicitor as it has gotten to that point.
I would avoid at all costs, go somewhere else. They seem to have the working ideology that because they rent to alot of students that they can take advantage of their tennants and ignore legally binding contracts.
