This is quite easily the worst letting agency in the whole of Brighton and its surrounding areas. If you are a prospective tenant the best advice I can give is to stay away from them unless you wish to put yourself through one of the worst experiences of your life. In the beginning they are very friendly and show themselves very keen to get you to sign the contract and pay the deposit as soon as possible. They will not hesitate to make any promises before you sign but will do all they can in order not to fulfil these promises once you have signed and they have your money. Their letting contract is extremely restrictive and totally in favour of the landlord; I haven't seen those terms with any other agency. When you have any issues they will not hesitate to make it clear that their priority is to defend their clients' interests (the landlords) and you, as a tenant, have next to no rights or power to defend yourself. When you terminate your tenancy they will do all they can to delay the devolution of your deposit and you will have to chase them for a long time before you can get it back. Their contracts contain lots of clauses to enable them to appropriate as much of your deposit as they can and they impose lots of ridiculous fees such as a checkout fee, references fees, etc. I made the mistake of letting through them and trusted them when they told me that the flat I was going to let was going to be professionally cleaned and a number of issues were going to be addressed before the commencement of my tenancy. I didn't ask to get any of that in writing and trusted their word. When the day of my move came, I found that nothing had been done and the flat was in a state not suitable for me to move in with my family. I had made all the preparations for our move and had to cancel all that. They insisted that the place had been cleaned, when it was obvious this wasn't true. The letting agent refused to take any time to help because she was too busy and had other priorities. This was the start of a period of hell for me and my family and this agency never showed any trace of sympathy or apologised in any way for what had been neglect on their part and for all they had put my family through. They always stood by the landlord even though the man was being completely unreasonable and unfair. I would honestly recommend to any potential tenants to steer clear from this agency. This experience taught me a lot about how much dishonest people can get away with in the letting industry and how dirty their tricks are; it was an expensive and traumatic lesson though.

22 Dec 2015Dear Jose, Many thanks for taking the time to review PS&B. I would like to respond as there are quite a few inaccuracies that need to be addressed. PS&B wish to build and maintain strong relationships with both Tenant and Landlord. This property is not owned by PS&B, we cannot simply make a decision based on our feeling towards a situation, we are instructed by our client Landlord. We do have a duty of care to our tenants which we take seriously. Upon you checking in to the property it was brought to my attention that requests made prior to the commencement of your tenancy had not been carried out. I apologised and looked in to these matters immediately, instructing contractors where necessary to attend (I received your email at 12.17pm on 30/06/15 and had responded by 2.04pm). The Lettings market is typically at its busiest around this time of the year for both staff and contractors, it is not always possible to rectify issues in an instant but the issues raised were a priority and were dealt with as soon as possible. Cleaning – The Landlord advised that he had organised for a professional clean to be carried our prior to your Tenancy. After reviewing the Inventory and photos ( received on the day of check in ) I realised this had not been carried out so advised the Landlord that PS&B would organise for a cleaner to attend, the Landlord agreed subject to cost. Toilet seat – It was agreed that this would be fixed prior to your Tenancy. Unfortunately your Landlord had some trouble organising a new one. This was replaced on 10 July 2015. Removal of mattress and wardrobe – I apologised that these were not removed prior to your tenancy as this had been agreed with the landlord. These were removed on 2 July 2015. TV stand - as per your request the landlord provided this. Upon moving in to the property you wanted it to be removed, the Landlord wanted it to remain in the property. Back gate – I apologised that the back gate key was not provided to you upon check-in. Box of deck chairs – As the property has a garden the Landlord thought these may be of use. These were removed upon request. I would like to confirm that contrary to review that the property was certainly in a habitable state, you just decided not to move in. Due to the issues you experienced I was very sympathetic and apologised on numerous occasions in emails dated 30/06/15, 02/07/15 and 10/07/15 where I confirmed" I was doing everything in my power and confirmed this is a priority", During this period ( 30/06/15 to 30/07/15) I contacted you via email or phone on new fewer than 22 occasions ( logged on our system notes ), keeping you updated until finally on 30/07/15 when I confirmed I had agreed with the landlord that you would be released from your contract. These are not the actions of someone who "refused to help" or was "too busy and had other priorities". I am not a dishonest person", there were no dirty tricks" involved and I strongly deny such unfounded accusations. I attempted to rectify all the issues but due to the stress you and your family were experiencing I agreed to negotiate with the Landlord to release you early from your 12 month Tenancy. The ridiculous fees'' you refer to such as the checkout fee and reference fee are standard fees with the vast majority of lettings agents and are included in our tenancy agreement. With regards to your comments about the tenancy agreement, you were sent a copy of our Tenancy Agreement once agreeing to move in to the property (3rd June 2015), approximately 4 weeks prior to your Tenancy start date. You had ample opportunity to read through and highlight any concerns prior to signing the Tenancy Agreement. Please note our Tenancy Agreement is drawn up by an ARLA approved Solicitor. I note that there was a delay with the deposit release unfortunately this cannot simply be released to you, whether there are deductions or not we require written confirmation from both the Tenant and Landlord before we are allowed to return the deposit, in this case we were waiting for the Landlord to respond to us and unfortunately this caused the delay. To conclude I did everything I could to rectify the situation and apologised on many occasions for the delay and stress that was caused for you and your family. They did not honour the appointment they had with me. I had specified I wanted to be one of the first ones viewing the flat. They told me the earliest was Wednesday but they showed it on Tuesday!!!!!!! The flat is now gone, obviously.
