I had the misfortune to rent through Abode a year or so ago. Once I found this site it seemed a good idea to leave a review. When I first moved in, I asked Abode to send me details of their bank account, so I could set up a standing order. 'Dan' provided them and I set it up and duly paid my rent for the next few months. I had a phone call after a few months from S Siddiqui, to tell me I hadn't been paying my rent. As it transpired 'Dan' had given me the wrong details from the property file and I'd been paying it direct to the property owner. I changed the details and expected to hear no more about it. Over the next couple of months, the agency harassed me constantly. S Siddiqui turned up at the house unannounced to tell me that I hadn't been paying my rent, and despite my logging in to my online banking in front of him, and showing him the transactions he continued to maintain otherwise. He would sit in front of the house at 10pm waiting for my housemates to come home from work so he could get in to the house with them, and get me out of bed to harrass me again. I can only assume that Abode had lost fees on account of my paying the money direct to the owner for a few months and were trying to intimidate me into paying extra to try and recoup it. Nothing about this company is trustworthy or professional. It's a mystery to me how they're still in business.
The best thing that Abode could do to help renters in the London market is to go out of business.

I have used this agent a few times in the past and they have been good, but they have lost their way lately. This agency is only after making as much money as possible with many unreasonable charges. Watch out the fees and inventory check, i.e. one of the many things: to rent a completely run down and never taken care of place they asked me to pay quite a lot of money, which their report says everything ... We've rented a flat through Abode / Crystal Palace branch. Be honest
Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
No procedure set.
