This agency is only after making as much money as possible with many unreasonable charges. Watch out the fees and inventory check, i.e. one of the many things: to rent a completely run down and never taken care of place they asked me to pay quite a lot of money, which their report says everything inside is in good condition. (Flat is terribly neglected and not maintained at all.) During the first day of my moving into a small flat as such, I also had to go through a lot of stress since they provided me totally wrong info about what belongs to the flat what I need to bring in. Apology? On the day of moving where I bought some furniture on the way to be delivered that was not necessary.. No, they instead completely blamed me and lied totally about a few communications we had on this. They also would not let you know about important things you need to know about the flat that will effect your decision, i.e. a prepaid electricity system much more expensive and a big hassle.. but I only learned that after I signed the contract when moving in. Moreover, they insist on a renewal contract after a year, which costs at least £120 fee to the tenant as well as they double charge the tenant and landlord for the same fee, which is illegal to do so! They force their way to new contracts, manipulate situations after one year, such as convincing landlord to increase rent right away, almost to make you sick of everything that you leave and they can start all over creating themselves new business, charging extravagant nonsense fees. They provided 0 service, 0 respect as well in correspondences, not transparent but rather sneaky, behind your back, carefully taking experienced steps to trick you.. and complicate life. You never get a straight response to even a righteous question you ask if they don't like the question or know that you won't like the answer.. So much other hell experiences with them, cannot write here, but while my tenancy and before moving in, no proper service but lots of games focused on rental increase, renewing contract etc. Extremely rude staff, I have never seen at any where else. Just run away!! They changed their business name and bank account, I think their location too as It looked like on a different street to me rather than around the corner. Does it sound right to you? Forget loss of money and feeling very insecure in their hands while seeking peace at a home, also stress toll is crazy.. I never feel this much bullied and distressed in the hands of any business before, they are very experienced in creating this.
unreasonable fees, no service. but forcing to renew contracts double charging tenant and landlord for the fees as high as £120 just for the tenant!!

I have used this agent a few times in the past and they have been good, but they have lost their way lately. I put a flat with them for the final month of a tenancy when it looks better because someone is living there, NOT ONE VIEWING in most of a month!! Hopeless. The next agent had it let ... I had the misfortune to rent through Abode a year or so ago. Once I found this site it seemed a good idea to leave a review. When I first moved in, I asked Abode to send me details of their bank account, so I could set up a standing order. 'Dan' provided them and I set it up and duly paid my ... Read Full Review
The best thing that Abode could do to help renters in the London market is to go out of business.

We've rented a flat through Abode / Crystal Palace branch. Shortly after we moved in, we were told that the property in under sale (which he totally forgot to mention before signing the contract); but nothing to worry about. Within a couple of months, we had to let a number of investors in for ... Read Full Review
