I would not recommend using these agents to buy or sell. I would never buy a property from these agents, nor sell a property to anyone involved with these agents again. They are not transparent, lack of clear communication and are willing to have you waiting around for months for nothing to happen. We have purchased multiple properties before and have never dealt with something this bad. Why do you have a sales progression team if you can’t get a sale to progress? This isn’t a one off as it has happened twice now.

We were weeks away from exchanging on a house listed with this agent, only to receive a phone call to tell us that a new offer had been accepted by the vendor THREE months after ours had been agreed! We know that gazumping is legal and a reality, but I have not spoken to ONE other agent that has allowed this to happen SO far down the progress of the sale. It is simply unethical and disgustingly bad practice by this agent and there is a reason why this is actually illegal in Scotland. There should be safeguards put in place in England to protect buyers from snakes like Park & Bailey in the industry. I was shut down immediately by other agents during my house search if the property was under offer, but Park & Bailey clearly continued to entertain other offers after a sale was 'agreed' to earn an extra buck! Their only response was that it is their 'obligation' to pass on offers to their vendor, but how was an offer able to get through in the first place? I would love to see the transcript of this exchange, as I am confident it was encouraged and collusion. I can't actually believe how they can still be trading if this is the way they choose to do business. As for the vendor they are equally as sickening, choosing a couple of thousand pounds over the unwritten code of conduct that I thought we all abided by as humans. We have not only lost thousands of pounds, time and energy but will now lose our own buyer and the ability to find a new house and move before the stamp duty deadline. This agent and the vendor has cost us our future.

The experience from start to finish was also appalling, from trying to get a viewing of the property (despite meeting all criteria) right through to trying to agree on a completion date with the vendor through the agent. The signs were there from the beginning that we were part of a trap! The whole process was purposely pro-longed by the agent and the vendor for this new bidder to come along and snatch the property up from beneath us after we had spent thousands on fees! We were perfectly capable of completing before Xmas 2020, but were told that the vendor refused to vacate the property until the end of Feb (6 months after an offer was agreed!) We bent over backwards to accommodate the vendor and the agent's conditions to the point we almost lost our own buyer! We were about to vacate our own property and rent/store our belongings to satisfy our buyers at the expense of Park & Bailey and the vendor; and If we had made that decision, we would be homeless today!
Please please DO NOT TRUST this estate agent if you are a buyer (or a seller)! I am confident that this would not have been the outcome with any other agent and that comes from a LOT of personal experience within the industry, having come from a family of property developers that have bought and sold houses all their lives. This year has been hard enough without having to deal with an untrustworthy, shark-like, unethical estate agent. If you are 'progressing' a sale with this agent at the moment, PLEASE watch your back!

I started out using another agent, lured in by false price promises despite using Park & Bailey before and getting an excellent service. How wrong I was to even have tried another agent, the service I got from Hadley, Sheila and the team was second to none. Its so rare to find estate agents who are trustworthy and honest and cannot believe I even contemplated using someone else. They handled my sale and purchase with absolute professionalism. And then I come on to Ginette at the sales progression team, what an absolute star, I have no idea how she does it. She filters out the rubbish information and keeps on top of the whole chain, leaving my part relatively stress free. I would not hesitate in recommending Park & Bailey to anyone, and can only apologise for starting out with another agent. Thanks again.

She was efficient in dealing with the agreed sale though until it was passed on to Ginette Brondson of the sale progression team in Caterham.

Park and Bailey recommended 'their' conveyancy firm - which is actually just Premier Property Lawyers. Read a few of their reviews to get an idea of what they are like! You deal with an administrator rather than a solicitor for the majority of the sale. We were unhappy with our conveyancy experience and changed solicitors. The only reason Park and bailey recommend them is because they receive money when they refer clients to the firm. It's a shame they are more concerned about making money than about providing an excellent service.
After we were passed on to the sales progression team we instigated most communication and did not feel that the Ginette was proactive in the sale progression. We had to keep e-mailing and phoning to find out or encourage progress. We were, in the end, disappointed with our Park and Bailey experience.

We received good advice regarding the marketing of our property and realistic pricing guide in what I felt to be a difficult market to judge. As luck would have it our buyers approached us directly as they were known to us and this happened soon after our property went on the market. It is therefore difficult for me to comment on the agents tenacity in finding a buyer.
We chose Park & Bailey partly because they had branches in areas that we were looking for property and felt they would be that much keener to keep us advised on property becoming available. This turned out to be only partly helpful and it is for this reason I only give a good review rather than excellent.
When did finally find a property that we wished to purchase was when Park & Bailey really came up trumps. Hadley got things on the right footing early on when things looked a little sticky and was very responsive to our needs. After surveys had been done we were put in the hands of Ginette who proved to be excellent in keeping us moving toward exchange of contracts despite various setbacks that made us wonder whether we were doomed to failure. Her tenacity, patience and diplomatic skills were outstanding and I can honestly say that I think without her we likely as not would not have got to exchange of contracts at all. In this respect excellent would have been my rating without doubt.

The team really did do their very best to make our sale go through and this was a little difficult.
Ginette was especially great after the offer and trying to make the process go as smoothly as possible. She dealt with problems that should have been dealt with the agents dealing with the purchase of our next property.Also kept me sane!!

I have found the service provided by Hadley Lyas, Coulsdon branch, in selling my property, and subsequently Ginette Bronsdon, Caterham on the Hill, in progressing the sale through to contract exchange, to be excellent. Both were very professional and provided (despite a potential conflict of interest) impartial advice, and dealt effectively with the other parties to ensure successful closure of the deal. In terms of the progression to contract exchange, this property chain wasn't straightforward, and the issues with the house I was purchasing were not straightforward; Ginette was highly proactive and great at providing balanced views which helped the transaction to make progress. This was despite the fact that Ginette in theory did not have to get involved in my house purchase (only in the sale), yet she went out of her way to assist. I would very much recommend these branches of Park & Bailey to anyone selling or buying a property.
