Please be warned, this agency is a hassle to deal with. If I save even one person the grief me and my former housemates went through I will be happy.
No major issues occurred with this company until it was time to get our deposits back. After a year of letting a property through them, we moved out June 30. We were told the deposit would be back in our bank accounts by 10 working days (fairly standard and reasonable I'd say). Yet after the ten days had passed we still heard nothing so I followed up with my landlord inquiring what needed to be done to progress things. There was talk about final bills waiting to come, cleaning bills to agree on, etc etc. After numerous emails back and forth trying to understand what the exact issue was and many weeks passed (in which three different points of contact were made with the agency) I was still unsure of the hold up. We did not get our deposit back until Aug 4 - 25 working days after move out and after much hassle and inconvenience. Absolutely ridiculous. We never got a straight answer as to why it took so long, especially since we heard of others also renting from the same agency getting their deposit back before us when they moved out after us!!
And if that wasn't bad enough, they double charged us twice for the"check out fee" as it was charged upon moving in and then again deducted off the deposits. Myself and another housemate tried separately to explain that they made a mistake and showed them all the evidence to prove they double charged us. Yet they did not understand what we were talking about and then stopped replying to our emails. At this point it was no longer worth the hassle, we had been out of the place for over a month and half so we decided to drop it.
Please save yourself the stress and go with another agency.

They have poor lack of communication and ability to carry out work in an efficient amount of time especially when the work is affecting the tenants' health, also with a young child. There is a lack of concern or care about their tenants. Not once did they take any responsibility, but try to put the situation back on us telling us to move out early. Absolutely appalling service from Morginie James.

What agent could do to change your mind?
Stick to what you say: If your going to say that the property is going to be in a certain condition make sure it\'s actually going to be in that condition.
Don\'t give stupid excuses: Saying that nothing was written in the special requirements section isn\'t an excuse for not doing something as basic as making sure the property is clean.
Stop using the landlord as a shield: Every single problem we\'ve told you we had had been answered with \"oh we need to contact the landlord for that\". You don\'t need to contact the landlord to do some repairs, and if you do, make it quick. Don\'t keep your clients waiting for weeks to sort thing out.
Don\'t make us get Tenants Liability insurance of it\'s not needed: When I moved in to the property I couldn\'t believe the quality of the furniture. If your going to give us sh** don\'t make us pay extra for it.
Comments on Agent Fees
If your going to make us pay that amount of agency fees, at least make sure your customer service is top-notch.

Maintenance team are very slow, it's been weeks since we told them a list of problems that need to be solved (mainly repairs ), they said they would need to contact the landlord before they could do them. After a week of waiting for them to just contact the landlord, they agreed to do the repairs. It's been a month and no one from the maintenance team has come.
This agency doesn't deserve all the fees we paid and made us get an insurance for the furniture in the property (you would laugh if you saw how cheep and low quality is the furniture that was provided).
Overall, very disappointed, we were really looking forward to move to a nice property but since we move in it's been a constant battle to just get things done.
