I have made contact with kenny stenhouse via phone and email countless times and he tells lies and now refuses to speak to me. Google kenny stenhouse director of location, letsbylocation, and also director of the surface works in motherwell. You will quickly see that this man is not a reputable buisness man. He is stealing money from tenants and landords and so far getting away with it! Check companies house and you will quickly see how many previous companies he has folded! Wish I had done my research before I allowed this criminal to manage the let of my property! And i say criminal because he has stolen tenents deposits and theft is a crime!

Not only is it bad enough having to deal with con man Kenny, you have to deal with ** who insists people are not owed thousands! *** I'm hearing of increasing numbers of landlords, tenants and tradesmen all owed money by this firm and that they are now lying to the Police! It's shocking that Location think us landlords are wrong to be demanding our money/income and shocking that trusting tenants deposits have gone missing! Shocking that tenants extra money in Kenny's 'holding' account has not been returned.
Need I go on!
The Scottish Landlords Network Facebook group is very helpful for anyone finding it difficult to make any progress against Location. there's lots of professionals there with good advice.

This "company" should not be allowed to operate any kind of agency. They withhold rents. Do not look after properties, allowing a state of disrepair that costs huge sums to put right. Don't return calls, are never available, make false promises over and over again and again. Painting and cleaning between tenants took 3 months to complete! Between delayed passing on of rents from the tenant and charges for "repairs " which we now doubt if were even genuine, and withholding a large sum from the final rent from the tenant claiming we owed them! This was supposedly because of the tenant staying on when we reached the point of no other option but to terminate our contract. The list of problems is so long it would take several hours to recite.

I have worked with a few letting agents and this is by far the worst. There is no word bad enough in the dictionary to describe this business. Repeatedly, I was told my deposit was safely lodged in a deposit scheme but it never was. I still don't know where it is. I was threatened with eviction by my landlord as my rent hadn't been paid to them for months. I'd been paying it on time every month. Luckily for me, my landlord believed me. Please, please stay clear of this crowd. They lie, cheat and steal.

This agency did not lodge my deposit and refuse to give it back to me! That's theft, right? Landlord is not liable as they've tried to get it back and have evidence of this. Landlord registrations support me and my landlord which is great.

By far the most incompetent estate agency I've ever had the displeasure of dealing with. Did not protect my deposit for four and a half years, then only done so in January of this year. Failed to provide me with the deposit protection scheme despite me asking several times in writing. Eventually I received the details, which confirmed they only protected my deposit in jan of this year. Left me with a 6 year old in the middle of winter with no heating for three weeks, whilst waiting on parts for the boiler. No idea how it could possibly take three weeks for parts to arrive, must have been pigeon delivery from Australia. The attitude of the staff is shocking, in particular Louise who has now left. The landlord did not have a buy to let mortgage, and was not a registered landlord for the vast majority of my tenancy (over 5 years) surely they have a duty to check this. Only carried out two gas inspections within the five years, could not provide me with all 5 certificates that should have taken place. They also charged the landlord �50 each year to carry out inspections, and never. Upon moving out, I asked for a reference for a new property, I was told that I had two months rent arrears so unless I paid that immediately, they would tell the prospective landlord this. When bank statements were provided to evidence I was not in two months arrears, no apology was received. The agency also did not carry out 6 monthly inspections as required, as The landlord lives in Ireland and would never know. I was also advised by lousie when I moved in that there was no inventory and therefor I could throw out any of the furniture I did not want. (Fully furnished house but most of it in disrepair) Upon claiming the deposit back, the agency claimed the washing machine was blocked over 4 years ago, and that I owed �35 for this. They tried to demand that I transfer the �35 to them directly, and they would release the full deposit. I refused this, stating that they should go through the proper channels and claim through the deposit scheme, providing a receipt for the repair. Which they never did, because they do not have a receipt for this work. That was 6 weeks ago, they have since completely ignored my requests for the deposit to be returned, despite the landlord staying in writing to me that he was happy for the deposit to be returned in full. I have sought legal advice and have filed papers to sue the agency for not adhering to the proper legal requirements relating to the deposit. I would advise anyone to avoid this agency at all costs.

We have had continual problems with this estate agents. We moved in over 6 months ago and there are still outgoing repairs which are yet to be completed.
We contact them regulary to chase up the repairs as we cannot speak to the landlord direct, they say they will phone back but never do. We always end up phoning them.
We regulary contacted the estate agents about the repairs and still in February nothing had been done. The estate agents then said that they would give the landlord until 26th February 2015 to organise and carry out the repairs - as this did not happen and they did not hear from the landlord they sent out there contractor on 20.03.15. He came along with 2 other men and pulled all the floor up (making the flat even more of a state) and took pictures of the floorboards and then measured the floor in the bathroom and hall for new floor boards and the bathroom, hall and spare room for new flooring. They left the flat in a state with more rips in the flooring and mess everywhere. He was then to send a report to the estate agents and they would ok the work and it would get carried out.
We rang the estate agents on Tuesday 24.03.15 as we had heard nothing. They said they had not yet received the report from their contractor (even though he came out to the propert at 10am on 20.03.14). We rang again on Wednesday (25.03.15) and they said they had received the report but their were a few things they needed to clarify - it also transpired that their contractor had not included anything about the state of the floorboards (even though he had took pictures of them and I saw them with my own two eyes) etc. so estate agents said she would ask the contractor about this.
The estate agents then rang on Thursday (26.03.15) and advised that the landlord has now said that he will carry out the repairs himself! As if we hadnt been messed around enough!
Still do date (07.04.15) nothing has been done and we have not heard from the estate agents. The landlord and the estate agents have had plenty of chances and time to sort this. Considering it is coming up to 6 months since we moved in and the landlord was aware of the repairs way before we moved in.
Additional to the repairs inside the property which are still outstanding - the secure entry door at the bottom is unsecure and there have been 3 instances in which there have been people within the close who do not live there, smoking, littering and running up and down the stairs making huge amounts of noise. We have to go through the estate agents for any building maintanence needed and they just passed us the number of the building maintanence who then when we rang said that it is not our place to contact them direct and it should be the estate agents who report and arrange the repairs.
Basically the service we have recieved from both the estate agents and landlord has been appualing and I would not wish this upon anyway as it is stressful enough moving house never mind with the continual lack of service and constant battle with the estate agents/landlord which is now in excess of 5 coming up 6 months!
