They are very kind and friendly until they get your money. They have hidden fees about whom they don't inform clients before holding deposits . They don't give holding deposit forms. What agent could do to change your mind?
They should have returned my fee.
Offered to cover the cost of the professional clean.

I urge people not to use this company to rent out your property. As I learnt to my peril, they are only interested in collecting the commission. My property was turned into a brothel by the tenant they had allegedly vetted. I was called by the police a couple of months ago who were very keen to know who the letting agent was, as it was deemed to be their responsibility. They were very responsive to the police, and jumped into action to clear people from my flat and put up an abandonment notice when the tenant fled. However, when it came to responding to my needs, it was a very different story. The police told me that the tenant named on my agreement, probably never actually existed and that the agent had not vetted them properly. I was not even two months into the second year of a two year contract. Not only did they did not return my first year deposit, they actually charged me for the two months into the second! As soon as I asked for the deposit to be returned ( I had stupidly thought they may do this as a gesture of goodwill), the nice friendly customer service tones were gone, and there emails from their Head Office staff were written in legalise. They maintained that I should be looking for compensation from the tenant! The tenant that disappeared without a trace, and as the police said, was unlikely to be the person named on my agreement because she was not properly vetted by them in the first place. I have since found out this is pretty standard behaviour from them. Too much to write here, but in short be warned, do not use this company.

Make sure that you read the fine-print before signing the contract. I had a tenant who had lived at my property for over four years, and i was paying 10% commission per year. Having renewed the contract in February, in June my tenant decided he wished to move to another location, to which I had no objection. Unfortunately, I was unaware that JAC Strattons would not refund me the commission I had paid a year in advance, so was left almost £2,000 pounds out of pocket.
