Don't clean between tenancy. Don't do repairs. Will leave you all winter with no heating. Charge you for furniture that was already damaged at beginning of lease. Are aggressive, stand offish, constantly doing... Read Full Review

Used them before to rent a flat 6 years ago, thought I'd give them a go. Hired them to let a flat I had bought in Motherwell. Marketing Fees were not finalised in advance. Also all fees are plus VAT. Whereas other agencies include VAT in their fees. Something to think about.

Used them before to rent a flat 6 years ago, thought I'd give them a go. Hired them to let a flat I had bought in Motherwell. Pictures appalling, said it was based in the West Side of Paisley....in the ad, come on guys stop cutting and pasting adverts - that was obvious what you were doing. Marketing write up and pictures were awful. No picture of lounge or kitchen on right move ad. Made 4 phone calls to them and no one returned my call. Called from my partners phone then voila they answered. Trying to avoid me obviously. Totally disappointed and predict if they carry on like this they will close soon and if you read this complaint and prior reviews of unhappy clients surely they must take stock! Wish I had read these reviews before hiring them. Igloo much more professional. Pics great, write up brilliant, have a Tennant within them going live for 2 days only. I think whoever runs this company needs to review all their processes and communication to clients just disgusting. I'd never recommend them.

Happy Lets manage(d) a property next to ours. Important mail for us had gone astray at the end of January. We contacted Happy Lets on numerous occasions in February and March 2018, and were assured by Lesley that she had visited the property on a number of occasions, and had put a note through our door, beginning of March, informing us no mail was present.
As we had been at home over those days, we found it hard to believe, as we had received no such note.
Workmen arriving to commence works in April. 2018, were asked if this mail was in the property next door. On opening the door, copious amounts of mail was present, lying on the floor,
including the 2 important letters for us. They had been lying there since January, over 2 months.
I find it incredulous that a manager can tells us that she had looked for our mail, when clearly she had not bothered.
Having been informed that Happy Lets was her company, this is a poor reflection all round of her work ethic, professionalism and integrity.

I'm am disappointed in happy let's Hamilton I saw a property which is still saying available on their website and emailed 3 times to arrange a viewing but no one got back to me! No offer of any similar properties or anything!!! And why is the property still available on their website if it isn't that's false advertising!!!! I have rented from a few different tenancy agencies over the last several years and Happy Lets is the only one that I had problems with.
I do not wish to put information on here that could identify myself but I will say that the agency care little for either their landlords or their tenants. I know of examples from both the Glasgow and Hamilton office where the landlord was not informed of the tenant planning to leave at the end of the lease which left the landlord out of pocket, and that the owner of the agency is unscrupulous to say the least when it comes to attempting to retain deposits for damage which does not exist or cleaning which is not required.
I would not deal with this agency again, either as a tenant or a landlord.
