Disgusting is the only word to describe this letting agency. PRESTON BRANCH. After renting a property from them for 10 years and keeping it in impeccable condition, I was issued a Section 21, in October 2023. This came 2 weeks after I complained about an issue with ongoing mould & damp. The property needed a lot of work doing which the Female landlord was refusing to do. The house was built in 1998 and EVERYTHING at the property was original, including the boiler! I left the property on the date the possession was required back in January 2024. Prior to leaving I contacted Cerys who advised how there would be NO problem with me getting my deposit back as inspections show how well I maintain the property and that the landlord just wants to sell. February 2024 the landlord and the lettings agency Cerys & Declan have informed me my deposit is being used to get the property ready for new tenants! The checking out report DOES NOT match how I left the property and I have pictures dated with the time to prove this, it’s unbelievable how they can think their report matches the pictures I took that morning. This is now a dispute with the TDS. The staff Declan and Cerys (this woman has 2 personalities) lie and speak to you in such a patronising way, they are a disgrace. They look for anyway what so ever to keep your deposit. I have requested the inspection reports that have been taken over the 10 year period to show how the landlord has not maintained the property and the Lettings Agency and landlord will NOT give me any copies, why is this? Because it shows they are liars. As a lettings agency Farrell Heyworth allowed the landlord not to maintain the property and soon as I pushed for the work to be done I was issued with a Section 21.

My experience with Farrell Heyworth estate agents (Lancaster) has been extremely disappointing. We have dealt with both the lettings and the sales department over the past three + years. I've encountered numerous issues, primarily concerning poor communication and high turnover of staff. Despite the promise of efficient service, there were significant delays in responding to inquiries, especially with the rental property.
Trying to sell through them led to a failed sale, after the offer was given we were advised to take the property off the market - leading to the property not being viewed for 8 weeks - when the sale fell through various promises were made but never followed up on. I totally understand that a sale falling through is not the agents fault however advice given was useless. I was then landed with a ‘digital marketing fee’ (when I sacked them) for almost two hundred pounds. The joke in all of this is that over a 2.5 year time period they showed 8 people round! One could argue that their digital marketing clearly does not work! The property was not an easy place to sell, a retirement/ assisted living apartment so I completely understand the challenges these kind of properties come with. They overpriced it, we constantly asked if we should reduce the price but were told no, I was also very clear that we would consider any offer. However our newly appointed agent looked me in the eye and assured me that if they didn’t think they could sell it they wouldn’t take it onto their books. The deal was also a ‘no sale no fee’ agreement. Suffice to say we went with the new agents- polar opposite of Farrell Heyworth the property was under offer within three days and the sale is complete. 8 weeks from start to finish.
With regard to the property that we rented, Communication with ANY issue we had was extremely poor to non existent. As we have now vacated the property (leaving it in a better condition than when we moved in) we awaited our deposit back. As per our lease agreement this should have been addressed within 10 days of us vacating. Farrell Hayworth disputed that they were in breach of contract however, it would appear they don’t understand, nor honour, the wording of their tenancy agreements. It was well over a month of phone calls and emails, hardly getting to speak to anyone as they never return phone calls or respond to emails, we were fobbed off and nothing happened. The matter was escalated and reported to the Tenancy Deposit Scheme, who we asked to act on our behalf. Funnily enough we then started to get replies to emails etc. Our landlord wished to deduct money from our deposit - which was an absolute nonsense, they threatened and tried to intimidate us into accepting deductions which were bogus. They work on the assumption that one is so desperate for their deposit back that people will settle - we chose not to and we are now in receipt of our full deposit back. The lack of transparency and follow-through on their part has severely impacted my trust and satisfaction with their services.
Overall, the experience has been marked by unmet promises, inadequate communication, and unresolved issues. I would caution others considering their services to be wary of these shortcomings.
I notice the response to other reviews by Jeremy Collins, Director. I greatly look forward to responding to his thoughts on this review.

Farrell Heyworth have to be amongst the worst letting agents in the North-West. I have been forced to give them 1 star as it is impossible to leave them ‘zero’. They have habitually made mistakes in the management of my property, costing me hundreds of pounds over the 9 years they have ‘managed’ the property. I am finally rid of them, to discover they cannot locate the house keys. The employee who undertook the inventory failed to return the keys to the office and went on annual leave! They have failed to take final meter readings because they allege they cannot find the meters, despite mentioning the meters in the inventory report and taking them on many occasions in the past. There is absolutely nothing I can say that is positive about FH. Use anybody but them, if you need a letting agent!

Rang three times in one day was told I would get a call back, this never happened. So I have now missed nearly a week at work and haven't been able to do anything. Thanks a lot!

I have never experienced such poor customer service with an estate agent.
I showed interest in several rental properties and asked if I could view them. Every time I sent an enquiry, I would receive a phone call from a member of staff, who told me that they would get in touch as soon as possible with a date to view said properties. I never heard anything back despite chasing them up.
On one occasion, I was told, verbatim 'this property is available now, but you won't be able to view it until September'.
My housemate enquired about some additional properties that had recently been uploaded to Rightmove and was told that they were already let but they needed to upload them 'as a formality' and that they had been reserved for 'Morecambe FC footballers'.

Then 10 mins later get a text saying I had a telephone appointment for valuation the next day. Okay won't compete the on line stuff then will do over the phone.
Next day get no call. Advised they never had me down for any calls and I was confused! I advised of the text they sent and further advised I had cancelled appointments at work to accommodate this due to their short notice.
Spoke to the lancaster branch manager who was rude, kept interrupting me when speaking and was only interested in defending her staff's mistakes.
I advised I wouldn't be selling my house with a company who cant organise something as simple as a phone call and asked to be removed from all future correspondence.
Since then and requesting this over the phone, by email, and even calling other branches i am still getting bombarded with emails and texts.
I have asked how I complain about this harrassment and the branch manager and the complaints procedure is to write to the branch manager who the complaint is about.
I have asked who they are regulated by so I can take up and been told no-one regulates.

And gave a bad reference to a new landlord because I had to raise these issues by formal complaint in order to get them to take my concerns seriously. They have no compassion, heartless, spineless, cruel people. I have been in tears for months because of them.

Absolutely digusted in Farrell Heyworth Lancaster. My partner and I applied to rent a property we needed to find somewhere fast. We were promised a quick turn around but was disappointed unable to get hold of anyone in the office. Rebecca gave us incorrect information which resulted in is being rejected, no apology, she seems completely unable to do her job and seems to have no idea what she is doing. Making comments she cannot back up. Complete shambles.

Chose FH as believed they would go the extra mile in providing a service. I could not have been more wrong. Not sure what the competition is like but avoid FH at the moment. The only voice of reassurance is Michael Heyworth but he can't cover everything

After putting my home on the market with FH, it took them a few attempts to take the photos, but it was completed within 2 weeks. I wanted my home listed as a premium property on Rightmove, dispite this the property was not listed as such. Unknown I had 2 offer made, but I wasn't read to move an but they sold sign appeared. I when in to the office to talk to the manager explaining that I was not read to move and I had lost my job. I was told it was all in motion and I would be wise to sell, rent there property as it would mean I would not get a mortgage for 6 years if I miss a payment.
After going in with my partner to understand out options, I was told by another member of staff who told me nothing is in motion and it can be sorted.
We she when we asked the manager she made me feel as if I was wrong. She then shouted at my partner I don't need to speak to you!
She then back tracked when was said from earlyer that day
So we have taken it off the market
