Please do not use this agency. I am a single mum of three. I left my rented property 20 days ago and all that needed to be deducted from dilapidations deposit was some it's of furniture to be removed (council do three items taken for £40) and a general house clean (hundreds of local companies). I still have yet to receive even a proposal of what they are planning to deduct! MARLA guidelines say ten days is a reasonable time for this to be done and it is now double that. I have emailed multiple times, nobody even answers the telephone, I've been passed from one person to another and fobbed off with 'we are waiting for quotes from contractors ' yet I got quotes for both within an hour. It is a time of costly living in the UK and there is an economic crisis and the one trade which is booming -property- this agency cannot even get the telephone answered. Save yourself time and money by using another letting agent. I assume by the companies already low ratings from others that I am not the first to experience this sort of issue. Renting for 14 years and the longest I've had to wait with any other firm was four or five days. Unacceptable.

Firstly the below was written as and when it happened throughout the duration of my sale and purchase. I would highly NOT recommend Blundells Estate. They are so unprofessional it is unbelievable. Its got to the point that I actually contact the estate agents whos selling the house I'm buying for advice. All in all, IF we decide to move property again in the future we will 100% NOT be using Blundells. We found them slow, poor communicators, do not have good and competitive contacts within the industry, untrustworthy, unprofessional and abrupt Day 1 when they came to value property was fairly good to be fair. But since then nothing but disappointment. They recommend solicitors who sent initial costs which seemed competitive and under the impression that the sale will run smoother and quicker, only for 2 weeks later to say that was only too sell mine and they wanted a further £2,200 solicitor costs to buy a property (£3,700 in total). Luckily id got a separate quote for legal fees (From Hunter Estate Agents) which worked out £2k cheaper but cost me about 2 weeks time in selling the house. In my opinion Blundells should not recommending people that is not in the best interest for the people they are representing. I can only assume they get a financial kick back from recommending them. This is only my opinion tho. I asked to be kept updated and in the loop of what was being sent and done. This was asked numerous times on the phone and at least 4 times in emails. Didn't happen and I ended up giving up asking as I was banging my head against a wall. NOTE throughout this process Hunters Estate Have been amazing. They do not need to do this but the lady there is Helpful and wants the sale to go through asap for their client. Donna Lowe at Hunters is extremely helpful and would highly recommend Hunters through the experience I have had with them – NOTE I am not even paying Hunters and they are keeping me upto date on the progress of the sales. Blundells promised us it would be on the market by the Saturday. We chased on the afternoon asking as it wasn't on rightmove, were were told it would be up by the following day. Checked Monday Morning and it still wasn't up on Rightmove. Chased again and promised by close of play that day. Chased again on Tuesday….. Same thing happned. If finally went up on the Wednesday afternoon. 5 days after we were told it would go up; We were trying to move fast on another property which this delaying didn't help us move fast at all. Only reason we went with Blundells was because the property we initially wanted was up with them so thought it might help speed things up. That was a big mistake. We had an offer more than what I had to accepted but Blundells said I couldnt accept it because they had not sold their property? I don't know the legal ins and outs of this kind. But I have in writing from the person who offered initially that they had sold their property and did have funds available and ready to go.... Effectively Blundells lost me money on the sale of my house. The current buyer I was told by Blundells that they were chain free and good to go. therefore, accepted the lesser offer than previous, only for this to get held up because Blundells said (after i had accepted) that the buyer didn't have a mortgage in principle yet and they were having to go into Blundells office after the bank holiday to get one through Blundells - again delaying the entire process. Different people at Blundells tell different people different things. They had to communicate with the sellers Estate agents who I am buying off and didn't have the same story between them to tell them. 1 person told them my buyer was good to go with mortgage in principle etc (which stacks up with what they told me) the next person told them they didn't. This resulted in me having to be the middle man between them to try and get to the bottom of what was happening. Which is what the following section tries to explain. I got a call from Hunters estates regarding this asking if I could look into it myself as they were getting mixed messages regarding if a decision in principle had been given to my buyers or not. I called Blundells and spoke to them about the current situation. I explained to the lady at Blundells that I simply wanted an update and clarity on the current sale position and that it seemed mixed messages were going backwards and forwards. Straight away the response back I got was a fairly aggressive “are you calling me a liar”. I explained that I wasn't calling her a liar but someone somewhere is getting the wrong end of the stick with regards to the people buying my property. The response I got to this was a short and snappy, “so you are calling me liar”. At this point I got fairly aggressive myself and told her to “wind her neck in and listen to what words were actually coming out of my mouth.” Very Slow at progressing the sale. My solicitors got the memo of sale for the house im buying 2 weeks before blundells got around to do theirs. On the 19th June I emailed Blunddells asking for an update as id not heard anything since 5th June. I got a phone call within 10 minutes of my email I got a call giving me an update and that there were some documents waiting to be received from our buyer. My issue with this is why do I have to give Blundells a nudge for them to give me an update when ive asked numerous times to be kept in the loop. They obviously already new as it was literally 10 minutes from my chase up email. One of the reasons I sent the email was because Hunters Estate agent (who represent the people we are buying from) emailed me updating me of this already. We are currently about 7 weeks into the sale and ive now stopped communicating with Blundells and am just contacting Hunters Estate Agents for updates. A lady from Blundells did email me on the 10th July saying she was disappointing to hear im disillusioned with them and that she “I know that you had some frustrations as the beginning of your marketing with us but I thought that had been resolved”. Nothing has been resolved; just time has passed. It seems that if time passes then it can be swept under the carpet. Blundells started updating me on the progress of my sale, however, this is still coming between 3 and 5 days after I have already found out from the other Estate Agent. Not sure why they are 3 too 5 days behind everyone else. Still get the impression that they are not particularly interested in my sale. Issues with the solicitor trying to push through the sale. Blundells put on a Lady Called Gemma who did seem to be chasing the solicitors at both sides. Something that in my opinion should have been done from the beginning. But seemed to take until Gemma came on to my account get this process moving. Finally feel like they are doing what they should be doing which im getting happier with; however, it has taken 14 weeks for them to get to this point! Its gone back to them not seeming to take care or notice about what they are sending, obviously everything is very high level generic correspondence that they send out which is disappointing as doesn't take much to actually send a email that someone has written; especially when you are paying a considerable sum. An example of this was on the day of completion, I got a email from Blundells at 15.35 stating “Please discuss the arrangements for providing keys to the property with your legal representative. If the arrangement is for the purchaser to collect the keys from our branch on the day of completion” I had already dropped the keys off at Blundells at 12.30pm – some 2 hours before they sent the email. They simply don't talk between themselves and come across as extremely unprofessional.

Extortionate. Not explained and the marketing fee per month is a joke when I didn't didn't hear from Michele for over a month and still haven't.
Definitely 100% would never ever recommended Blundells Chesterfield. Poor service, extremely rude staff & certainly the snotty one I had to deal with. What agent could do to change your mind?
Replace the existing team, manage all processes, have internal sign off and train all staff members in tenant and property law. Care about their landlords. Be responsible. Be professional.

Landlords - please stay clear. Blundells' shocking advice has led to us losing thousands of pounds in unpaid rent, legal costs and damaged property after their agent Amy recommended two tenants who we now know have a string of debts, court orders and more recently police called to our property due to a dispute between them. They were very badly vetted by Blundells who did not care who moved in as long as they let the property. It took us 9 months to eventually see them legally evicted, and us realising it would have been cheaper and less stressful for us to have left it unlet for a whole year. Amy told us to accept the tenants without a deposit as she said they would pay it within a week of moving in. This was totally untrue. Her total lack of property law knowledge and her total irresponsibility included her sending us what she called a 'temporary tenancy agreement'. This does not exist. Blunders exposed us to one of the worst experiences any landlord could have. Prior to this rental they recommended other tenants who also damaged our property, told us we should pay for the work and get it from the deposit later. We were never compensated, making a mockery of Blundells' inventory work. I could go on, but please, if you are a landlord with, or considering Blundells, move elsewhere.

The vendor was deliberating over two offers and instead of Blundells contacting us to recommend we increased our offer they decided not to ring us and allowed another couple's offer to be accepted. After complaining to Blundells that they had lost us the house we loved they then tried to convince the vendor to swap and accept our offer - how professional????

I have had terrible experiances with Blundells.
I rented a house for £1000 per week, when we moved in the house was really dirty and i had to clean it all, except for an outside toilet as it was so disgusting i closed the door as i had no intentions of ever using it, during this time we had a flat roof leaking, which damaged the chairs to my dinning suite, they did repair the roof after about a month, over the last 6 months of the tenancy we started to get mould in 2 of the bathrooms, this was never sorted out, despite reporting it, the dishwasher broke and they sent people in to fix it , i took 3 days of work to meet the repair people, it was then condemned, but we never had a replacement,despite promises that we would.
Two months before leaving the property they wanted to start showing new tenants around which could be up to 4 couples a week, of which i agreed to show people around for them, i am sure saving them a lot of money, well so much for trying to help out,, i had people coming in in all sorts of weather and found myself, cleaning carpets after they had left, due to the carpets been cream.
On the day of our departure it was one of the wettest days of the year and i had removal men trudging through the house until late, my appointment for handover was the following day at 10am, i had done some cleaning in the morning, and the house was in a cleaner state than when i took it over, however i explained to the guy who was checking the house that due to the weather i would like some extended time to clean and hand the keys in later that day, He said he didnt have a problem with this but that i needed to notify the office, which i did straight away..
The day before however they had sent painters to paint the outside of the house which was very inconvenient as he was walking through the rooms opening windows, we cleaned for a further 3 hours 3 people in total and the house from the cooker to the floors, toilets, sinks all the kitchen cupboards were very clean, i did not however clean the outside toilet and told them this as we had never used it., the painter then asked for the keys, the office confirmed this was ok so i handed them over.
I had no response from blundells for nearly a month, with regard to my deposit of £1000, so i called them, they explained there was a some problem and they wanted to keep over £850 pound of my deposit, the cleaning was around £200 pounds so nobody had bother to check the house, had they told me that the extra cleaning wouldnt count, i would have left it as it was, they then added carpet cleaning on, even though i cleaned them with carpet shampoo before leaving, not forgetting i left the painters with the keys who were up on down the stairs in the pouring rain, they are not taking this into account.
Just another example of steep prices they quoted £!20 to remove and fill a nail that had been in the wall, we dont even remember putting there,
They never give me a copy of the inspection, i then asked them to send all my emails to the landlord as i feel they were making the matter worse, they were very reluctant to do this as many of the things in the letter made their services look bad, i dont think the landlord would know that they never did anything about the mould.
My daughter did put posters on the all that left marks with blu tac, but we covered the walls as they were old and stained in that room, anyway i didnt argue with that, she also painted a small wall a different colour no more than4 metres square, i offered to go and paint it back the same colour, but they wanted over £200 pound for that.
Again i complained and still i had no response for another month, until i called again, only to be told the landlord wanted more than the 300 pound i had agreed to pay, but again nobody had let me know. During a 2 and a half month period i received only one email to sort the matter out, and when you do call it is not often the phone is picked up, and even when you leave a message it is normal not to get a response.
I asked that, my dining suite be taken into consideration, and that we cleaned extra, and that i was good enough to show people around and put up with the mould and no dishwasher, they responded by saying that was not up for discussion as i had left,
The promised to pay the £130 pound into my account that was surplus, over 6 weeks ago , i have had nothing. The house is till empty i asked over a week ago to meet them up there to see where there dirt is, they have still not done anything about this.
I would never deal with this company again, and as i will be buying soon and i am on their mailing shots, looks like they have lost out there as i would never rent or buy a property form them, for such a large company they have been very unprofessional.
