I can't give this agency any star since they are very unprofessional. For another flat, they arranged a group viewing and whilst we were still in the flat ( literally within the first 5 minutes of arrival) they let the flat to another person. Complete waist of time and when I complain about it they said we get paid. They only care about getting paid without any responsibility. Very unprofessional.

Excellent!
I have rented a property though Andrew Louis and have been extremely pleased.
The service that I have received as a client has been superb from all members of staff that I have had the pleasure of dealing with, especially Andrea.
It was difficult for me to view properties due to my working schedule but luckily, it didn't bother Andrea.
She sacrificed her free time to show me properties outside of her working hours.
Once I found the right property, there were a few problems which I reported to Andrew Louis.
The company has shown transparency at all times and have committed to solving the repairs whilst maintaining a professional attitude and providing frequent updates.
The whole team is very friendly and it has been great being able to communicate with staff that speak different languages which for me, being from Spain, has made the process a lot easier.

Currently an owner/ resident at St Annes Court Liverpool I attended a meeting with other residents and the above. Andrew Louis " manage " our group of flats and charge us £6000, which includes £600 in accountancy fees. For this we get a company called SL Maintenance ltd, based in whiston who carry out most of if not all of the repairs, even though this work is put out to tender. I have tried to convince members of the committee that there are some strange practices going on , isn't it strange the same 2 man company get all the work. The standard of work is appalling. The latest in a long line of abysmal workmanship has happened recently. The windows have supposedly been resealed, my god it's as if a child has gone round with playdough ,has pressed it around the window, fingerprints and all.And we have had really cheap and nasty repairs being carried out, so I am in total agreement that AL is a shyster company employing tradesmen who belong to no trade association in order to maximise profit.Having taken photos of the window work I am under The Consumer Rights Act of 1st October, formerly The Supply of Goods and Services Act 1982 which says Goods and Services which we pay for can be expected to be undertaken with reasonable care and skill.I intend to inform Andrew Louis that unless the work is carried out by reputable tradesmen both Trading Standards and the Consumer Ombudsman will be getting involved . In a weeks time if no action is forthcoming I will get a tradesman out to look at the work, get his opinion, then remedy the problem . I can afford to get all the work done properly and I'll see you in court to reclaim the money from our account and give you so much bad publicity you won't get a job managing a corner shop.

Fortunately the owners of the property I rent eventually dumped Andrew Louis as their agents, but I hope my experiences with them can still be a warning to others
Andrew Louis would have to be the most incompetent bunch of work-shy cretins I have ever had the misfortune to deal with. Stu Francey (who I believe eventually either resigned or got sacked) never replied to e-mails, and was rarely contactable by phone. On those rare occasions he answered his phone, he seemed quite happy to tell lie after lie if it meant getting you to conclude the call quickly.
I had to wait weeks for vital documents to be returned, despite promises they would be with me shortly, and I eventually had to visit their office and raise a fuss before anything was done. Also, repair requests made to Andrew Louis were routinely ignored.
In summary, avoid Andrew Louis until you get some perverse pleasure out of having your time wasted.

i had a horrendous experience dealing with this letting agency. Communication was appalling through out! The staff attitude was patronizing and rude when dealing with me. Nobody is aware of what the other colleague has reported in the business, especially Christine who was an so called manger of the property i rented lack of communication to the point i had to email every email address i had for andrew louis just for someone to reply. The day i moved in the property i had no hot water the boiler wasnt working , this was reported and when this was reported i noticed previous tenents had already had done this it took them months to fix the boiler this problem was even reported by previous teanents and the problem wasnt fixed, the workman they sent out was like a comic sketch from the chuckle brothers they didnt have an clue what was doing and took them 7 visits to fix the problem, i had problem after problem including washing machine and fridge freezer, i took 7 separate times off work for problems to be resloved due to the awful workman these people use. The electric bill was high due to the boiler faults and also the heaters and the landlord sent the managment out for him to check if i was growing an cannabis farm in the property yet again pestered.. The landlord asked me to extend my teancy for insurance reasons which i did , 1 month after this i had an inspection and was informed the landlord was selling the property the agency then decided to photograph the whole apartment with all my property in and add to there website and agency without my persmission i was harrassed by every single side of the agency for inspections people to view the property etc , the landlord knew exactly what he was doing making me sign an longer teancy, if i knew he was selling i wouldnt of ever extended the tenancy . I wouldnt use this agency ever again and im shocked anyone does with the awful reviews that have been left.. only one person in whole agency that was professional was Lori rest if them are rude

As always, letting agents bend over backwards for you before your standing order is in place. After that it went downhill with Andrew Louis, and fast. Our property manager was at first responsive to our concerns regarding fixtures and fittings that needed repairing, 'forwarding them to the landlord'. We were lucky in that we only had to report 3 minor electrical repairs in 12 months, as not one of them was dealt with by Andrew Louis. Replies were not even expected by the end of the tenancy. It has also taken a long, drawn-out 6 weeks to finally get our deposit back after disputing charges on checkout that were eventually revoked due to determination on our part.
I'm now in a property with a different letting agent, much more responsive than Andrew Louis. My advice would be: even if it's a nice property, save yourself the hassle - don't let from Andrew Louis.

If you are thinking of renting a property, managed or not from Andrew Louis, I would advice that you think twice and take into account all the reviews that you read. I didn't. I rented a property from Andrew Louis which is also managed by them. and have experienced several difficulties when dealing with staff across different departments. Dont't get me wrong, Andrew Louis are not all bad, there are some positives from renting from them, for example, they don't as some landlords do, request regular checks on the property and they do leave you in peace.
As for the difficulties, of which I have encountered on several occasions: firstly, the inventory issued to me prior to moving in that was incorrect, it listed furniture and other items that were not in the property, and listed slight marks on walls where there were heavy marks and dents amongst others. This concerned me as I was worried these things would be taken into account when I moved out. I sent several emails to the member of staff dealing with this particular area, as everytime I telephoned it went to voicemail and my requests for a call back were never actioned. I even left messages with other member of staff as well as the voicemail. The email responses were short, blunt and unhelpful. Then when I requested a new, correct inventory to be drawn up, I recieved no further response at all via email or telephone whatsoever.
Further to this, it was a very similar situation when it came to maintaince and repairs. More often than not, it took far too long to recieve response from Andrew Louis and far too long for the repairs to be actioned. Having said this, on occasion, if the repairs needed where an immediate hazard the repairs did take place promtly. Do not let this reflect badly on the engineers themselves as more often than not, they were promt as to when they arranged to visit and were polite did the work quickly and professionally.
Overall my opinion of Andrew Louis is negative due to all the unnecassary time and trouble it has taken me to contact them for anything.

Terrible, just terrible. Andrew Louis gets the tenants in and let them get into arrears without chasing the arrears or doing ANYTHING about it. Second time they got tenants in Andrew Louis said the tenant was a friend of the company owners - so they have let him get into arrears as well without chasing the arrears. We never know who our property manager is as it keeps changing. They don't send rental statements when they are meant to - just avoid at all costs! We took them to the property ombudsman and we were awarded a small amount of compensation which Andrew Louis didn't pay. The property ombudsman even had to chase them to pay us compensation.

This was my first time renting a flat with Andrew Louis and definitely the last time. They never respond to emails. They never get back to you when you have left a voice mail. The person who deals with your property never answers her phone. The emergency line gets put through to Vicky Dunbar which then goes directly to her voice mail. Where is the good customer service. I can honestly say the only time I felt they were making a valid effort with me is when I was filling out application forms and giving my deposit.
If all estate agents are like this I will definitely not be using them again!

DO NOT RENT A PROPERTY FROM THESE PEOPLE! I moved into one of their properties in January, when viewing the apartment there was numerous damages to door frames, kitchen sink and general appearances issues which we were told would be sorted before we moved in. When getting the keys the problems where still visible and had no change since we had viewed it. Someone then came to fix the sink around April time, 3 months later, the tap was then placed on wrong and not at the correct angle. Since then the oven door had smashed so we could not use it because screws were missing from the beginning. 4 months it took to get a new oven after constantly ringing up everyday and getting told we would get a call back and never did, the problem was only acknowledged when i rang up to make a complaint about their company then asked why, then began to order an over, which i was told happened a few months prior. Now the same issue has happened with the bed, screws have been missing and it had finally caved in and broken, now sleeping on the floor for nearly 4 months and ringing up everyday they are still not ringing back and are incapable of letting us know what is going on. Their company is absolutely ridiculous and i would not recommend anyone renting or buying a property from them, Also the door frame from before we moved in has still not been fix or acknowledged. Also the intercom for the main building is unreliable and the camera has been broken since before we moved in.

What agent could do to change your mind?
Start conducting themselves with a scrap of business ethics and honesty.
A truly disgraceful company! I bought my flat from Andrew Louis and how I regret it having come to find I bought from an agent and indeed company that fed me lies and withheld the information I requested under the (false) claim they where legally obligated from preventing me from telling me; had they had a spec of transparency or honesty and I would never have gone through with my purchase. More fool me for being tricked I suppose, I will not be making this mistake again. The treatment I received from this company ha turned me against an entire profession!
I would never EVER give a penny of my money to this company. They embody everything the decent, hard working and hard saving population who dream of owning a home have come to hate in the profession.
The tirade of terrible reviews this company have received should have dissuaded me from perusing any sort of business with such a dishonest organisation. NEVER EVER AGAIN.

What agent could do to change your mind?
The agent should have reported this to Regenda Housing (the management company for Cableyard) to inform them of the lack of security to the building so at least other security measures could\'ve been put in place. Not just A4 notices in the carpark saying \'the gate will be fixed.... at some point... whenever\' or words to that effect.

This 'new' gate has been left open for over a week but AL failed to contact the management company for my building letting them know that security to my building would be compromised. Now we have graffiti all over the communal areas, the gate's still wide open, anyone can access my building and AL don't care. They're really good at asking for money though! ...no one can fault them on that count!

Now, the fire alarm in our building has been going off for hours and hours, it will probably be on all night, and Andrew Louis' "emergency" contact number goes straight to answer machine. Andrew louis are by far the worst, most disorganised companies i have ever come accross, and I would never recommend them to anyone.

This company are a shocking reflection on the industry and our experience matches the majority of others on this review site. Staff were discourteous, flippant and ignorant of the basics of customer / client relationships. I would advise all prospective and current customers and clients to seek the contact details of the owner of the property, as they are liable in the eyes of the law - not the agent (Andrew Louis) who is acting on their behalf. Seek redress (or threaten) County Court action which will name the owner not the agent on any County Court Judgement (CCJ). No owner will wish to have a CCJ awarded against them as it jeopardises future business lending integrity. A Court will award CCJs if they determine the owner or their representative have acted unreasonably or in a manner that could be construed as a breach of contract, and could be for as little as a couple of hundreds of pounds. Good luck and don't give up.
