The property I was living was from Contempo Letting and initially was not under their management, they told me that the owner herself manage the property so they cant take care. The property was terribly dirty when I entered. I had made a call to their Aberdeen office, they replied that they cant do anything and they gave me the number of the owner, who did not respond for 2 days. The shower panel was broken, bath mat was horrible. But after two weeks time the owner replaced them, by that time I had cleaned most part of the house. The cooker was too dirty and I could not clean, I had asked the owner to arrange some body to clean it, but she did not. After few months Contempo take over the management of the property. When I left the property, I had kept the property much cleaner than I had received it - but still they charged me more than £100 for cleaning the property, I know only the cooker was not clean and I did not received it in a clean condition. Secondly, they charged me for over staying in the property. I had left on 24th December and my tenancy period was upto 31st December. I had informed them the same earlier and they told me that my friend can return the keys to them later on, but they did not informed me that they will be closed from 24th December to 4th December. I have sent several mail to Ms. Sasha (Contempo Aberdeen) wit the phone number of my friend to know what to do with the key deposit, but only received automated mail that they are closed till 4th December. She informed me on 6th January that my friend can drop the key at the letter box. Accordingly, they returned the key on 7th Jan. Contempo has deducted over tenancy for 10 days without any reason. And a key making cost of £200. They had an additional key of the flat that they had used during the inspection of the flat when they got the management responsibility sometime in September, but did not understand why they need to prepare the new key set. Again, they did not change the keys to the main entry door of the the building (I have got that information from my friend who stays in the same building). So I believe that contempo is telling a lie just to grab few pounds from my deposit amount.

I am sorry that you feel you have been treated unfairly, however, having investigated the issues you raise, I do not uphold this complaint. Firstly, you are correct, at the beginning of the tenancy the property was not managed by Contempo Lettings. You were given the property owner’s contact details by us on the day you signed your tenancy and you were advised at that time that you should contact the owner with any issues. Unfortunately we cannot control the length of time a property owner takes to reply to their tenant nor how long they may take to effect a repair. You do mention that the repair you reported was rectified within two weeks, which is perfectly acceptable for a non urgent repair. Upon us taking over the management of the property I do not recall that there were any issues during your tenancy. You have mentioned that your were charged for over-staying your tenancy. This is correct, given your tenancy ended on 30/12/13 and we did not receive your keys until 09/01/14. As you know, you were advised (as were all our tenants) that we would be closed for the Christmas period between the 24th December and the 6th January. Our out of hours contact details were supplied on all of our ‘Out of Office’ auto-replies, so these could have been used to double check regarding the returning of your keys if you were in any way unsure. Our office also has a letterbox specifically for the return of keys when the office is closed, indeed many tenants used this service when leaving properties during our time of closure. You were advised on a number of occasions that, unless you returned your keys promptly you would be charged additional days rent (this is also stated in your tenancy agreement). Your friend called our office stating that the keys would be returned on the 6th January however he then failed to arrive. I notice that, according to Safe Deposit Scotland, who currently hold your deposit, you have accepted the deduction for the additional rent, so it does seem strange that you would state on an online forum that you do not believe this to be fair. As you know, we place all our deposits with Safe Deposit Scotland and you have been advised by myself personally and by my colleagues, Grant and Ryan that you must raise your dispute directly with them if you are unhappy with a deduction we have proposed. I notice that, despite leaving the property at the end of December, you are only now contacting Safe Deposit Scotland. With regards to the change of lock at the property – as we explained to you on a number of occasions, should we not receive keys in time to let the new tenant in for the start of their tenancy we would charge you for the changing of the lock. This was advised by email and voicemail on the 6th January and you were also reminded about our letterbox within the same email. You had a period of 4 clear days in which to return your keys to our office, however, again, you declined to do so. On the date the new tenant moved in we therefore had no choice but to change the lock so as to be able to provide the tenant with enough keys for their requirements and in order to prevent any security breach for the new tenant. Lastly – you mention the cleanliness of the property and again, you have been invited to submit your evidence to Safe Deposit Scotland who will independently review your case and will decide whether this deduction is fair or not, their decision being final. I would like to take this opportunity to invite you to come to the office to meet with me personally to further discuss the matter, should you remain unsatisfied with our actions. 23 Apr 2014Hi Alan, I'm sorry to see you feel my response above was 'bitchy.' I felt it was a fair representation of the Agency's side of the story. Not only did I thank the complainant for taking the time to share their experience but I also warmly invited the complainant to meet with me to discuss which I would of course have been happy to do. It's difficult sometimes being the 'middle man' as it is nearly impossible to keep everyone happy at all times. I don't agree with your personal attack however as I don't believe we have met and as such I don't believe you can comment upon me as a person without first knowing me. 8 Sept 2014With the help of the SafeDeposit Scotland, I am able to get back almost every penny claimed by the Contempo Lettings, Aberdeen. I am got back the entire amount M/s Contempo Letting hd claimed for the breakage in the flat and towards cleaning of the flat. But ofcourse, I could not get back the extra days rent as I had already agreed to pay it to them. I believe, if I had not then I would have get back that too!! I dnt know, now whether Mr. Judith from the Contempo Lettings will reply anything towards the charges they claimed for the change of lock or cleanliness of the property.

The customer service needs worked on greatly. All that I was looking for was an apology for wasting my time and improvements made on the advertisement. There was no remorse shown for the error by Contempo Lettings but instead a level of rudeness.

Kindly note that legally, letting agents need to publish information about their tenancy fees, government-approved redress schemes and client money protection schemes on their website and on third party websites (on which agents are listed). For properties to lease/rent in England, agents need to keep this information up to date and precise on allAgents or specify within the property description.
