They did not put up a To Let board. They did not advertise on the internet until 4 weeks after they had promised to, and then only put up a photo of the outside of the property, despite me chasing them many times and even providing photos myself. They did not make their terms and conditions clear until the tenant was about to move in, when they handed me a contract to sign, by which time it was too late to back out as I could not afford to leave the property empty for another month (it had already been empty for two months). In particular, there was a £1,200 charge if I wished to take over the tenant and manage the property myself at any point in the future, which is something I had always planned to do. The tenancy agreement had grammatical and spelling errors, ie very poor quality. During one month, they accidentally paid me twice, and invoices sometimes had the wrong dates - the invoice for the payment I received in January stated that the payment related to rent for March-April, when it should have been February-March. Again, poor quality. And finally, a lack of goodwill to me as a customer who had paid them a lot of money for doing very little. In October they arranged a gas safety certificate for the property, which cost £66. In November, my rental income had reduced by this amount, but the invoice stated the charge was for the rent guarantee scheme. Considering all the mistakes Goodchilds had made before, I foolishly assumed this was a typo, but not wanting to make a fuss I just let it slide. In January, I was then charged a further £66, the invoice stating it was for the gas certificate. When I challenged them about this I was told that the charge in November was indeed for the rent guarantee scheme - something which I had never intended to take out. I was informed that I should have put it in writing if I didn't want to pay for the rent guarantee scheme and that this was outlined in the contract I had signed 9 months previously, so they were unwilling to refund the money. Considering that I had been paying them £75 per month for 9 months, for basically doing nothing, I had hoped that they would have shown some goodwill and refunded the £66. They stated that they had done nothing wrong and it was entirely my fault for not reading the small print carefully enough. I admit this is true, but would it really have hurt them? I had already paid them £675, and then paid further £1,200 to take over the client, making a total £1,875 for finding a tenant and 'managing' my property for 9 months.


What agent could do to change your mind?

They could have shown me some goodwill and refunded the £66.

I can only 'ditto' the above - just had a shocling experience with Goodchilds who only provided me the contract information (despite asking numerous times) - again stumbled upon the £1200 clause to take over the tenant even though my wife was clearly told that we could take over the tenant at any time (carefully omitting the words 'but it will cost you a grand plus vat!!') They hardly ever return phone calls They hardly ever return emails They tell lies They are slow They are very shockingly poor at customer service They do not provide timely answers to questions They just hope that eventually you will get bored of complaining and just 'go away' DO NOT USE THESE FOOLS TO MARKET YOUR PROPERTY - I HAVE LEARNED THE HARD WAY!!

Absolute embarrassment to the industry *Dont listen to instructions from the client, takes 3 weeks to respond to an e-mail (after daily phone calls), is never in the office and it would seem that he is generally "the only personal that can help". Worst company and service ever!!!!! Left with a broken boiler for 3 months!
